Villa prices in Dubai have risen by 32.4% over the past year, with a 2.2% increase recorded in October, according to the latest ValuStrat report on the residential property market. The report highlights that villas in Jumeirah Islands are now priced at triple their 2021 values. Other areas experiencing significant growth include Palm Jumeirah (42.5%), Dubai Hills Estate (33.7%), and Emirates Hills (33.1%). Meanwhile, more modest gains were observed in Mudon (17.1%) and Jumeirah Village Triangle, with Mudon showing no change for the second month.
Apartment prices also continued their upward trend, growing by 1.7% in October and showing a 24.3% annual increase. The Greens led the way in apartment capital gains with a 32.4% rise, followed by Discovery Gardens (30.9%), Palm Jumeirah (29.9%), and The Views (28.4%). At the lower end, International City and Dubai Sports City recorded gains of 16.8% and 17.5%, respectively.
The ValuStrat Price Index (VPI) for October reached 193.8 points, a monthly increase of 1.9% and an annual growth of 28.3%. Villas climbed to 248.5 points, while apartments hit 158.1 points. This index measures changes in property capital and rental values, using January 2021 as a base of 100 points. Growth momentum appears to be tapering slightly, with apartment communities nearing their previous price peaks, according to the report.
Off-Plan and Secondary Sales Surge
Off-plan property registrations saw a sharp 13.1% monthly and 99.7% annual increase, making up nearly 75% of all home sales in October. Transactions for ready secondary homes also rose, with an 11.7% monthly and 30.1% annual boost.
Prime property sales remained robust, with 21 transactions involving homes priced above AED 30 million. These high-value deals were concentrated in premium locations such as Palm Jumeirah, Emirates Hills, Jumeirah Bay Island, Al Barari, Dubai Hills Estate, and District One.
