Dubai’s property market surges in uncertain global times

Dubai’s real estate market is thriving, driven by foreign investment and a focus on sustainability and lifestyle amenities.

Over the past six months, Dubai's real estate market has experienced exceptional growth, with foreign investment playing a pivotal role in this upward trend.

Yogesh Bulchandani, the Founder of Sunrise Capital, said that the market is expected to expand by 15% this year, buoyed by substantial investments from Europe and the UK.

This trend is drawing a line on Dubai’s enduring appeal in the global real estate market, offering strong returns for astute investors, especially in light of current global economic and political challenges.

Ramjee Iyer, Chairman and Managing Director of Acube Developments, echoed these sentiments, pointing to foreign investment as a key driver of Dubai's real estate boom.

With recent data from Deloitte showing a 55% increase in real estate investment in Dubai during the first half of the year, reaching nearly AED 412 billion, the impact has been significant. Primarily, foreign direct investors accounted for 42% of these investments.

Iyer also brought to the fore that foreign investors are particularly interested in high-value properties, often willing to pay a premium for prime locations and luxury features.

Both experts foresee a continued rise in property prices, fuelled by strong demand from both local and international buyers.

Iyer predicts that there will be substantial price increases in the luxury segment due to limited supply and high demand.

Innovation and sustainability at the forefront

Bulchandani further emphasised that several high-profile developments are nearing completion, likely to attract considerable interest from both investors and end-users.

He gave the spotlight to Dubai's ambition to become one of the smartest cities globally, as outlined in the Dubai Economic Agenda D33, as a major draw for investors.

The rise of smart home technologies has led to properties featuring advanced automation systems, smart infrastructure, and enhanced security measures. These innovations not only improve the quality of life but also significantly reduce energy consumption, promoting a more sustainable lifestyle.

Dubai's focus on sustainability is also a key factor in attracting investment. Iyer pointed to COP 28 as a catalyst for the development of eco-friendly communities and properties across the emirate.

Iyer also observed that Dubai's impressive strides in sustainable urban planning, energy-efficient building practices, and green living have sparked a surge in environmentally-conscious developments, drawing in eco-aware buyers and investors.

Balancing investment and lifestyle

While both Bulchandani and Iyer agree that Dubai remains a top choice for investors due to its high rental yields and potential for capital appreciation, they also stress the importance of catering to end-users.

More people are now buying homes for personal use, driven by lifestyle preferences, family needs, and the desire for long-term stability, Bulchandani noted. While Iyer concurred, pointing out that a growing number of individuals are choosing to settle in Dubai permanently.

Looking ahead, Iyer anticipates that property prices in Dubai will increase by 5% over the next six months, with average rental yields expected to rise by 3% in 2024, making property investment a lucrative opportunity. However, he also believes that mixed-use developments offer the best prospects, as people increasingly seek environments that provide a holistic lifestyle.

Bulchandani, on the other hand, remains optimistic about the luxury real estate market, which he believes is Dubai’s strong suit. High-end properties in areas like Palm Jumeirah, Emirates Hills, and Jumeirah Bay Island are expected to see sustained demand and price appreciation, along with popular communities like JVC and Dubai Marina.

Rental yields vs. capital appreciation

According to a market report from Cushman & Wakefield, , city-wide sales prices have been on the rise for 16 consecutive quarters, with a 21% year-on-year increase and a 53% jump since Q1 2020 (pre-COVID). Rents have also climbed for 14 consecutive quarters, up 19% year-on-year and 64% higher than Q1 2020.

Bulchandani noted that rental yield is becoming increasingly important for investors, often surpassing 10% in certain areas. Rental properties offer a reliable income stream, even during market downturns, providing a buffer against market fluctuations.

However, Iyer pointed out that investors are adopting a more balanced approach, focusing on both rental yields and capital appreciation to benefit from steady income while capitalising on long-term growth potential.

Off-plan properties remain attractive

Both leaders highlighted the ongoing appeal of off-plan properties, which often require a lower initial investment and offer attractive payment plans with the potential for significant capital appreciation.

In the second quarter, off-plan transactions more than doubled those in the secondary market, indicating higher investor interest in off-plan properties.

Commenting on the growing trend of bundling lifestyle amenities in residential projects, Iyer noted that such features have become essential in Dubai’s competitive market. These amenities enhance the living experience by offering facilities like swimming pools, gyms, parks, and recreational areas, making properties more attractive to both buyers and renters.

Bulchandani also added that residents are increasingly seeking communities that offer comprehensive lifestyles, including retail outlets, cafes, and childcare facilities, reducing the need for extensive travel for daily necessities. Health and wellness amenities, such as fitness centres, yoga studios, and running trails, are now major draws as more people strive for healthier lifestyles.

In summary, Dubai’s real estate market continues to flourish, driven by a combination of foreign investment, cutting-edge developments, and a strong emphasis on sustainability and lifestyle amenities. Both investors and end-users are crucial to maintaining the market's dynamic and evolving landscape.
