We know every developer in Dubai. What we can tell you is which one is right for you.

We have access to the full market. Every developer, every launch, every zone. Our job is to know each one well enough to match them to your specific situation, not to recommend the one paying the highest commission.

How we evaluate

What we look at before recommending
any developer.

We have access to the full Dubai market. Before recommending any developer for a specific client, we run every project through the same four-point assessment. The developer's marketing budget has no weight in that analysis.

01
Delivery track record
Have they delivered what they promised, on time, at the quality level shown in the brochure? We verify every completed project before recommending it. Delays and post-handover quality issues factor heavily into how we present each developer to a client.
02
Financial standing
Is the developer financially structured to complete the project? Escrow compliance, balance sheet health, and pipeline-to-capital ratios matter. These affect the risk profile we assign to each project recommendation.
03
Post-handover service
What happens after the keys? Snagging responsiveness, service charge transparency, and facility management quality determine the long-term client experience. We track this across every project in our client portfolio.
04
Fit with your profile
Not every developer is right for every investor. A family office seeking trophy assets and a first-time investor seeking yield need different products. We match the developer to the client objective. Not the other way around.

Ellington
Properties

"Design-led, privately held, handing over in Dubai since 2017. The developer we recommend most often."

Why M&M recommends Ellington
Ellington's record is public and dated. Its first launch, Belgravia in JVC, was delivered in 2017, followed by DT1 in Downtown in 2021, three JVC buildings in 2022, Berkeley Place in 2025, and Ellington House II and Arbor View in 2026. That handover history is the first thing we show a client, and each project can be checked on the DLD register before any payment. We recommend Ellington for its design. Every project is led by international architects and interior designers. We've never had a client with a serious post-handover complaint about an Ellington project. That is our own experience across the buildings we have sold.

Emaar
Properties

"Built the Burj Khalifa. More than 84,000 homes delivered since 2002, by Emaar Development's count."

Why M&M recommends Emaar
Emaar is listed on the Dubai Financial Market and publishes its results every half year. Emaar Development, its UAE homebuilding arm, reports more than 84,000 residential units delivered since 2002 and a sales backlog of AED 127.7 billion (H1 2026). Since May 2026 Dubai Holding has been its largest shareholder. When we recommend Emaar, most of the developer checks are already in the public record. What Emaar offers that boutique developers can't is scale. Secondary market depth, brand recognition that supports resale, and flagship locations that hold demand through market cycles. The trade-off is that entry pricing reflects that premium. We recommend Emaar for clients whose priority is capital preservation and liquidity over yield maximization.

Omniyat
Properties

"The developer of The Opus, One at Palm Jumeirah and ORLA. For clients where the property is a statement."

Why M&M recommends Omniyat
Omniyat operates in a different segment from the other developers on this list. Its buildings are limited-edition ultra-luxury projects, and its partners include Zaha Hadid Architects and Dorchester Collection. S&P puts its deliveries at about 3,200 units since it was founded in 2005. We recommend Omniyat for UHNWI clients where the property serves dual purposes: capital preservation and identity. The liquidity profile of an Omniyat asset at resale is different from a standard off-plan project. There's a smaller buyer pool, but the buyers who exist for a Dorchester-branded residence on Palm Jumeirah don't negotiate the same way as retail buyers do. M&M's own office is at The Opus. We live inside what Omniyat builds.

Beyond
Developments

"OMNIYAT's brand for the wider luxury real estate market, launched in September 2024."

Why M&M recommends Beyond
Beyond is the developer we watch most closely right now. The OMNIYAT Group launched it on 12 September 2024 for the wider luxury real estate market. It has not delivered a project of its own yet: the first completions are planned for 2027 in Dubai Maritime City, so the record to study is OMNIYAT's. Beyond named M&M a top performing partner agency in 2025, and we follow its launches closely. Its projects are in Dubai Maritime City, Business Bay, Palm Jumeirah, Dubai Islands, Ras Al Khaimah and City of Arabia. Its website also shows The Pad (2020) and The Sterling (2022) in Business Bay, both launched and completed by OMNIYAT before Beyond existed.

Sobha
Realty

"Design, construction, interiors and joinery kept in house. Sobha Hartland is the result."

Why M&M recommends Sobha
Sobha's business model is structurally different from most developers on this list. It is backward-integrated: design, engineering, construction, interiors, glazing, joinery and furniture manufacturing sit inside the group, which PNC Menon founded in Oman in 1976 and brought to Dubai in 2003. We recommend Sobha to clients whose priority is rental yield through a hold-to-let strategy, particularly in MBR City, where Hartland has established a genuine community with school infrastructure, retail, and the density of tenants that creates a functioning rental market.

"Established in Dubai in 2002. Its completed buildings include eleven in Dubai Marina and eight in Business Bay (Select Group)."

Why M&M recommends Select Group
Select Group's completed projects in Dubai Marina include Yacht Bay, The Torch, Bay Central, West Avenue, Marina Gate I and II and Jumeirah Living Marina Gate, and in May 2026 it completed Six Senses Residences The Palm. The company reports 10,000 units handed over since it was established in 2002. We recommend Select Group for yield-focused investors who want Dubai Marina at a price point below Emaar Beachfront or Palm Jumeirah, with a developer that has delivered repeatedly in that exact zone. Its Marina towers give buyers a long rental record to check before they commit.

"The developer of Palm Jumeirah and master developer of Dubai Islands, part of Dubai Holding since March 2024."

Why M&M recommends Nakheel
Nakheel has been part of Dubai Holding since March 2024, alongside Meraas and Dubai Properties. Its best-known project is Palm Jumeirah. It is also the developer of Palm Jebel Ali and the master developer of Dubai Islands. We look at Nakheel for clients who want a villa or a larger home in a waterfront master community, on Palm Jumeirah, Palm Jebel Ali or Dubai Islands. The trade-off is entry pricing.

What we look for

How we evaluate a developer before
recommending them.

Access to the full market means we see every launch, every brochure, every pitch. The question we ask ourselves before recommending any project is always the same: would we be comfortable recommending this to someone we care about?

What shapes our recommendation
→Delivery history across completed projects
We look at whether the developer has delivered completed projects on time and at the quality level promised in the SPA. A pattern of delays or quality gaps affects how prominently we present a developer to clients.
→Post-handover feedback from our own clients
We track how developers handle snagging, service charges, and post-handover requests across our entire portfolio. When a developer handles issues well, it builds confidence. When they don't, it's reflected in how we present them going forward.
→Financial structure and escrow compliance
UAE law requires off-plan funds to be held in escrow. We verify compliance and assess whether the developer's balance sheet supports their current pipeline before recommending any project to a client.
→Fit with the client's actual profile
The most important evaluation is whether this developer and this project fit this specific client. A developer with a strong track record in luxury product is not automatically right for a yield-focused investor. Matching is the job.

"A decade of working across this market means we know which floor plates to avoid in each building, which developers handle snagging well, and which launches are worth attending. That's not something a brochure tells you."
