Zone overview

A family suburb with a metro station.

Al Furjan is a Nakheel community of villas, townhouses and low to mid-rise apartment buildings on the Jebel Ali side of Dubai, between Sheikh Zayed Road and Sheikh Mohammed bin Zayed Road. Families rent the villas for the space and the schools within a short drive; professionals rent the flats because the Al Furjan metro station on the Route 2020 line has been open since 2021.

Its market has two halves. Flats sold at a median AED 1,352 per sq ft between January and September 2026, and villas and townhouses at a median AED 3.59M for three bedrooms and AED 3.87M for four (Dubai Land Department). Bayut named Al Furjan one of the most popular villa areas in Dubai in the first half of 2026.

A third product has arrived too. Of the 1,780 sales the DLD registered here this year, 484 were hotel apartments, most of them in Azizi's new buildings. They are a different investment from a standard flat, and we treat them separately.

“Al Furjan already has what many yield communities are still waiting for: a working metro station, and family tenants who renew.”
What changed in 2026

Al Furjan did not rise in 2026. Ready flats sold at a median AED 1,280 per sq ft in Q1 and AED 1,233 in Q3 (DLD, medians move with the mix of buildings). Sales peaked in Q2 with 736 registrations, then fell to 488 in Q3. In September 2026 the Etihad Rail passenger station at Al Yalayis opened nearby, with trains to Abu Dhabi.

Investor suitability

Right for you.
Not right for everyone.

Al Furjan is a strong recommendation for the right profile. It's also wrong for investors whose objective doesn't match what the zone delivers. Here is our honest read.

This zone fits you if
  • You want a one or two-bedroom flat at AED 1.1M to 1.7M within reach of the metro station
  • You want a family villa or townhouse for AED 3.2M to 4M; bought outright, or with at least AED 2M paid, it meets the Golden Visa property threshold
  • Your tenants are families who sign longer leases and renew
  • You plan to hold five years or more and want rent from a ready unit now
  • You work or do business around Jebel Ali, Expo City or Dubai Marina
This zone doesn't fit if
  • You want a waterfront or beach address
  • You are looking for a quick resale gain: ready-flat medians eased from Q1 to Q3 2026
  • You want a hotel apartment because the advertised return looks higher, without reading the operator contract
  • You want a fully urban setting with shops and restaurants at street level everywhere

M&M analysis

What we actually think about Al Furjan.

Al Furjan is one of the few mid-market communities where the transport story is already true. The metro station is open, the Etihad Rail station at Al Yalayis opened nearby in September 2026, and the villa streets give the area a settled, family feel. That is why flats here rent at a median AED 95 per sq ft a year.

The gross yield of 7.5–7.6% is above the Dubai apartment average of about 7% that Cavendish Maxwell reported for H1 2026. The reason is price: ready flats sold at a median AED 1,259 per sq ft between April and September, and many buildings are newly finished and let on fresh leases. It is gross, before service charges, vacancy and fees.

For family buyers, the villas are the better long-term asset. A three-bedroom at a median AED 3.59M is above the AED 2M Golden Visa threshold (if mortgaged, AED 2M must be paid) and sits in a community that Bayut ranked among the most popular for villas in H1 2026.

M&M position on Al Furjan
“Our pick for buyers who want rent and transport links at a mid-market price. Buy a ready flat near the metro or a villa for family tenants, and read any hotel-apartment offer with care.”

Frequently asked
Is there a metro station in Al Furjan?

Yes. Al Furjan station on the Route 2020 extension of the Red Line opened in 2021, with direct trains to Expo City and connections to the rest of the Red Line.

What do flats and villas cost in Al Furjan?

Between January and September 2026 the median one-bedroom flat sold for AED 1.15M and the median two-bedroom for AED 1.68M. Three-bedroom villas and townhouses sold at a median AED 3.59M and four-bedrooms at AED 3.87M (Dubai Land Department).

What gross yield do Al Furjan flats earn?

7.5 to 7.6% gross, measured on median Ejari rents registered July to September 2026 against median ready-flat prices April to September 2026. Service charges, vacancy and fees come off that.

What are the hotel apartments in Al Furjan?

484 of the 1,780 sales registered in 2026 were hotel apartments, mostly in Azizi buildings such as Azizi Jewel, Azizi Neila and Azizi Sikander. They are run by an operator under a contract that sets how the unit is let and used. Read that contract before comparing returns with a standard flat.

Does a villa in Al Furjan qualify for the Golden Visa?

The Dubai Land Department issues the Golden Visa, a permit for 10 years, for property bought for AED 2M or more, wholly owned in your name, in one or more properties. If the property is mortgaged, at least AED 2M of the price must already be paid. For an off-plan unit, confirm eligibility with DLD before you rely on it. Villa prices here clear the value test: nine in ten villa sales in 2026 were at AED 3.24M or more.

Al Furjan Investment Guide: Prices, Rental Yield, Off-Plan Projects

Al Furjan property investment guide

For investors assessing Al Furjan off-plan projects, the key facts are the area’s Route 2020 metro connection, its mid-market residential profile and the limited project detail currently listed in M&M Real Estate’s area guide. M&M advises international buyers on project selection, purchase structure and rental setup.

Al Furjan sits in Jebel Ali and suits investors weighing metro access and a family-oriented tenant base against each project’s price, payment terms and delivery risk.

Al Furjan prices and rental yield

M&M Real Estate’s Al Furjan location guide lists a gross studio yield. Treat this as an area-level reference rather than a forecast for a specific off-plan unit, since rent, vacancy, service charges and purchase costs affect an investor’s net result. Treat this as an area-level reference rather than a forecast for a specific off-plan unit, since rent, vacancy, service charges and purchase costs affect an investor’s net result.

For a specific unit, assess the purchase cost and rental assumptions together.

For an Al Furjan rental comparison, separate studio and one-bedroom evidence and distinguish gross rent from income after costs.

Al Furjan off-plan projects and property types

Azizi Riviera is an off-plan option, while the Nakheel townhouse entry is secondary-market stock. Keeping those categories distinct helps investors avoid treating a resale property as a new off-plan launch.

How to compare Al Furjan off-plan properties

How to compare Al Furjan off-plan properties

Start with the details that determine what you are buying and when your capital is committed. A project’s advertised launch price alone cannot show whether two units offer comparable value.

  • Unit and layout: Compare floor area, layout, outlook, specifications and included finishes for the exact studio or apartment configuration.
  • Location within Al Furjan: Assess the building’s route to Al Furjan Metro Station and the daily destinations that matter to likely tenants. M&M describes the community as metro-connected through Route 2020, but does not give project-level walking distances.
  • Payment schedule: Compare the amount due at each construction stage, any post-handover instalments and the total amount due before keys are handed over.
  • Delivery and construction: Review the stated handover date, construction milestones and the developer’s published progress information for the specific project and phase.
  • Full ownership cost: Include transaction charges, Oqood registration, service charges, furnishing and any payment obligations that continue after handover. Purchase mechanics, escrow, legal protections and cost categories are explained in M&M’s Dubai off-plan buyer’s guide.
  • Rental case: Base your assessment on comparable unit types and realistic rent assumptions. Allow for vacancy, service charges and competing supply before comparing potential net income.

How to assess a payment-plan share

Payment terms should be checked for the specific unit. Use the sale documents to establish the amount and timing due for each instalment.

Al Furjan is a metro-connected community in Jebel Ali, with direct access to the Route 2020 line. That connection is relevant to residents travelling across Dubai and to investors considering tenant demand. The area has a mid-market profile, a growing community feel and a strong family tenant base.

Map focus: Place Al Furjan within Jebel Ali and use the Route 2020 connection as the area-level transport reference. To build a shortlist, compare each plot’s position with Al Furjan Metro Station and the project’s own location plan.

Community and building amenities vary by development. Azizi Riviera includes community views. Compare project specifications for shared amenities, parking, retail and resident services.

M&M Real Estate provides investment advice for international buyers, connecting Al Furjan property selection with budget, ownership structure and intended holding period. Its advisers support clients from initial assessment through purchase and rental setup, with cross-border guidance for investors from the UK, Spain, Italy and the GCC.

Project analysis before selection

M&M assesses off-plan opportunities against developer track record, product specification, location fundamentals, market dynamics and resale liquidity. Its wider Dubai off-plan project service covers apartments, townhouses, villas and selected under-construction properties.

Purchase structure and process support

M&M’s buyer support covers escrow arrangements, RERA milestone approvals and Oqood registration through the Dubai Land Department. Its off-plan property advisory also includes project analysis and support through handover and beyond.

Before paying, use official Dubai channels to establish that the project and developer details match the sale documents, that the project has the required registration and escrow arrangements, and that construction progress corresponds with the stated milestones. Review the sale and purchase agreement, payment schedule, cancellation provisions and post-handover obligations as part of the same decision.

For context beyond Al Furjan, M&M’s Dubai investment location guides cover other residential zones. For the Al Furjan shortlist, keep attention on the particular building, unit, payment terms and rental assumptions.
