Arancia Yards
Why this project.
Why now.
Arancia is Phase 1 of The Yards, a multi-phase master community by Beyond Developments, the community-scale division of Omniyat Group, on Dubai's E311 growth corridor in City of Arabia. The entry case is simple: a 1-bedroom apartment opens at AED 1.0M, the identical price Laguna Residence launched at in 2024. Laguna buyers are now sitting on 25 to 40% unrealised gains (DLD transaction data; Bayut; PropertyFinder, Jun 2026), but Laguna had no developer of Omniyat's calibre behind it. Arancia does.
The market behind this case has turned. Dubai residential values grew 27.5% in 2024 (ValuStrat VPI 2024), and the Dubai Land Department recorded AED 761B across 226,000 transactions that year, 68% of it off-plan (DLD Annual Report 2024). In 2026 prices are falling: ValuStrat put values 3.1% lower year on year in August and 10.2% below their February level. City of Arabia has moved against that so far, with sales rising from 168 in the first quarter of 2026 to 1,813 in the third (DLD, Jan to Sep 2026), but a softer citywide market is the backdrop for any purchase made today.
The site sits on Sheikh Mohammed Bin Zayed Road (E311), Dubai's primary north-south arterial, minutes from Global Village and IMG Worlds of Adventure, together 10M+ combined annual visitors generating rental demand. The Metro Blue Line, 30km and 14 stations due on 9 September 2029, will not stop in City of Arabia. Its nearest announced stations are at Dubai Silicon Oasis and Academic City, so residents will still drive to reach it. The RTA finished the line's first tunnelling phase in July 2026 (RTA Dubai; The National, Jul 2026). We count it as an improvement to the wider area, not a station at the door.
Phase 1 is the first price list in the community. In older Dubai master communities such as Arabian Ranches and Town Square, later phases often launched at higher prices as roads, schools and retail arrived. That is precedent, not a promise, and in a falling market a later phase can launch at or below today's price. The release is small: 272 units across three buildings, 6 of them three-bedrooms (Beyond Developments pre-launch materials, 2026). On a 40/60 plan the buyer pays AED 400,000 before handover on a AED 1M unit. After handover the unit can be let: Global Property Guide put the average gross yield on Dubai apartments at 5.53% in Q2 2026, and the UAE does not tax an individual's rental income, though your home country may.

Reasons we
recommend this.
Arancia is the first price list in The Yards. In older Dubai master communities such as Arabian Ranches and Town Square, later phases often launched higher as roads, schools and retail arrived. That is precedent, not a promise: a later phase can launch flat or lower when the market softens, as it has in 2026.
Omniyat accounts for 37% of all Dubai transactions above USD 10M and reports completing every project launched since 2005: The Opus (Zaha Hadid), The Lana (Foster + Partners / Dorchester), Orla. Beyond inherits that delivery record and brand depth (Omniyat investor presentation 2024).
The 30km, 14-station Blue Line is due on 9 September 2029, and the RTA finished its first tunnelling phase in July 2026. It has no City of Arabia stop: the nearest announced stations are at Dubai Silicon Oasis and Academic City. Studies of Dubai's Red Line found the price premium sat with homes within walking distance of a station (CBRE 2023), so we do not count a transit premium for Arancia.
Just 40% (AED 400K on a AED 1M unit) falls due across construction, AED 100 to 200K less than the 50 to 60% peers demand, and the 60% balance coincides with handover, when UAE banks lend against the completed asset.
Phase 1 has 6 three-bedroom apartments across three buildings and 272 units, 2% of the release (Beyond Developments pre-launch materials, 2026). Families who want that layout should raise it with their advisor early.
Global Property Guide put the average gross yield on Dubai apartments at 5.53% in Q2 2026, based on asking prices and rents. Net yield will be lower after service charges and vacancy. The UAE does not tax an individual's rental income from property, but your home country may, so check how it treats Dubai rent before you count on it.
City of Arabia.
What we actually think.
City of Arabia occupies a strategic position on Sheikh Mohammed Bin Zayed Road (E311), Dubai's primary north-south arterial within the Dubailand belt. The Yards sits immediately adjacent to the corridor, giving residents direct road access to Global Village (7M+ annual visitors), IMG Worlds of Adventure, and established communities including Arabian Ranches and Motor City (Beyond Developments; Dubai Tourism Board, 2024).
The demand engine here is footfall. Global Village and IMG Worlds together draw 10M+ combined visitors a year, generating residential and rental demand along the E311 spine. The corridor is car-dependent today and will stay that way at the doorstep: the Metro Blue Line due on 9 September 2029 has no City of Arabia stop. Its 14 announced stations run from Creek, Dubai Festival City and Dubai Creek Harbour through Ras Al Khor and International City to Dubai Silicon Oasis and Academic City, with a second route via Centrepoint, Mirdif and Al Warqa. The nearest stations to The Yards will be Dubai Silicon Oasis and Academic City, reached by car (RTA Dubai; The National, Jul 2026).
Drive times are short and predictable under normal traffic: E311 itself in 2 minutes, IMG Worlds in 5, Global Village and Miracle Garden in 7, Arabian Ranches and Motor City in 10, Downtown Dubai and the Burj Khalifa in 20, and Dubai International Airport in 25 (Google Maps / Beyond Developments). This is a master-community location chosen for connectivity and the next leg of Dubai's outward expansion under the Dubai 2040 Urban Master Plan, not a finished-prestige address, and that is exactly why the entry basis is AED 1M rather than triple it.

Beyond Developments.
The track record matters.
Arancia is built by Beyond Developments, the community-scale division of Omniyat Group, and the investment case rests on that lineage. Founded in 2005 by Mahdi Amjad, Omniyat has spent two decades defining Dubai's ultra-luxury segment, partnering with Zaha Hadid Architects, Foster + Partners and Benoy, and hospitality brands including the Dorchester Collection, to deliver residences in the AED 5M to 100M+ tier. The firm commands 37% of all Dubai transactions above USD 10M (Omniyat investor presentation, 2024).
The portfolio is the credential: The Opus in Business Bay, designed in its entirety by Zaha Hadid; The Lana, the first Dorchester Collection hotel in the Middle East, by Foster + Partners; and ORLA on Palm Jumeirah, which set some of the highest per-square-foot prices ever recorded there. In 2024 Omniyat listed a USD 500M green sukuk on NASDAQ Dubai, confirming institutional-grade balance-sheet credibility (Omniyat press release, NASDAQ Dubai Green Sukuk listing, 2024).
Beyond was launched in September 2024 to scale that DNA, taking Omniyat's design rigour, material quality and placemaking philosophy from bespoke single-building ultra-luxury into masterplanned communities. As Mahdi Amjad framed it, the price point changes; the credibility does not (Gulf Business). In its first full year Beyond's The Mural won Luxury Residential Project of the Year at the 2025 Pillars of Real Estate Awards, and Beyond itself was Highly Commended as Rising Developer. For an Arancia buyer that means two things: a group that reports completing every project it has launched since 2005, and a recognised Beyond address, which can help when you come to resell.

Buy at the Phase 1 entry, if you can hold. Arancia brings a credible developer, an investor-efficient payment structure and a first-phase price list together in one release. The 1BR opens at AED 1.0M, identical to Laguna's 2024 launch, with Omniyat's delivery record behind it. The nearest Metro stations will be on the Blue Line at Dubai Silicon Oasis and Academic City from September 2029, a drive away rather than at the door. Later phases may be priced higher, as they often were in older master communities, but that is not a given in a market that is falling in 2026.
The numbers rest on stated assumptions. On a 40/60 plan the buyer pays AED 400K plus the 4% DLD fee before handover on a AED 1M unit, and the remaining AED 600K at handover, in cash or with a mortgage. If prices rose 5% a year for five years the unit would be worth about AED 1.28M; at 8% a year, about AED 1.47M. Those growth rates are assumptions, not a forecast, and prices can also fall. Rent comes on top after handover: Global Property Guide put the average gross yield on Dubai apartments at 5.53% in Q2 2026, and the UAE does not tax an individual's rental income, though your home country may. Build and financing risks apply.
The release is small: 272 units, 6 of them three-bedrooms (developer inventory). The 8 June 2026 launch event has passed and Phase 1 has been released, with the EOI fully refundable before SPA. The next step is to ask your advisor for current availability and pricing, then register for unit, floor and view selection.
