Bay Estate
Why this project.
Why now.
Nakheel opened expressions of interest for Bay Estate on 25 September 2026: 357 townhouses and villas set around two swimmable lagoons on Dubai Islands, off the Deira coast, with 60 villa plots alongside. Verda, the first collection, holds every house type. Nakheel has no public price list or project page yet, so every price and size here comes from its sales material to registered brokers. Treat each one as indicative, confirmed at SPA.
The case in one line: a home on the coast, priced per foot like Emaar's inland lagoon communities. Across the release the average works out at about AED 1,870 per sq ft of net sellable area. The Oasis registered AED 1,912 to 2,168 on its 2026 launches, and Palm Jebel Ali frond villas resell at 2,283 to 2,976.
It is also a house for about the price of an apartment on the same islands. The three-bedroom townhouse averages AED 5.9M, about AED 400,000 more than the median three-bedroom apartment on Dubai Islands over the last twelve months (AED 5.50M), and it comes with a garden of its own and lagoons and a beach club inside the community.
Two facts cut the other way, and we put them next to the good ones. Per sq ft, Bay Estate costs 11% to 39% more than 2026 resales at Bay Villas, Nakheel's earlier project on the same islands, which hands over three to four years sooner. And the market has cooled: ValuStrat puts Dubai values 10.2% below February 2026, with villas 1.7% lower than a year earlier.
The trade, stated plainly: you commit 60% of the price plus the 4% DLD fee by April 2029, and the last 40% at handover, estimated for January 2031. In return you hold a house on Dubai Islands with lagoons, a beach club and a marina planned inside the community, bought at an inland price per foot. The risk is time and price: a four-year build in a cooler market, beside an older neighbour that costs less.

Reasons we
recommend this.
About AED 1,870 per sq ft blended, indicative, level with The Oasis launches (1,912 to 2,168) and more than AED 400 below the cheapest Palm Jebel Ali frond resale.
The three-bedroom townhouse averages AED 5.9M, about AED 400,000 more than the median three-bedroom apartment on Dubai Islands, with a garden of its own.
Two swimmable lagoons, a marina and a waterfront promenade, and a beach club with a pool, a private gym, dining and a children's area, per Nakheel.
Nakheel puts the airport 18 minutes away and DIFC and Downtown 28. At weekday peak we would allow 30 to 45 minutes.
Bay Villas' first two phases sold out within hours in February 2024, Bay Grove Residences has sold out, and Palm Jebel Ali's 2023 villas sold out at launch.
20% this October, 40% in six instalments to April 2029, and the last 40% at handover. Nothing falls due for about 21 months before the keys.
Dubai Islands.
What we actually think.
Dubai Islands covers 18.6 sq km off Deira: five islands with about 57 km of coastline and 21 km of beach. Bay Estate is a private community of houses on the islands, and Nakheel says it will have "a dedicated connection to the mainland". That link has no published route or date yet, and Nakheel has not published where on the islands Bay Estate sits. Trade press calls it Island E; Nakheel's own posts do not.
Parts of the islands are already open: three hotels with about 1,570 rooms (RIU, Centara Mirage and Park Regis), the Souk Al Marfa waterfront market, trading since 2021, Nakheel's marina with 248 wet berths, and a Blue Flag beach. About 3,400 homes sold on the islands between January and August 2026, worth AED 12.4bn, and apartments have a twelve-month median of AED 2,749 per sq ft, up 11.9%.
Nakheel puts the airport 18 minutes from Bay Estate, J1 Beach 20, DIFC, Downtown and Burj Al Arab 28, and Palm Jumeirah 32. At weekday peak we would allow 30 to 45 minutes to DIFC or Downtown. The Al Khaleej Street Tunnel was 80% built in May and is due in Q4 2026; the Bur Dubai bridge has no opening date yet.

Nakheel.
The track record matters.
Nakheel is part of Dubai Holding and is the developer behind Palm Jumeirah, Palm Jebel Ali and Dubai Islands itself. On the islands it is delivering Bay Villas, with handover from 2027, and has awarded the main contract for Bay Grove Residences, which Dubai Holding reported as sold out in September 2026.
Nakheel's island homes draw deep demand on day one. In February 2024 hundreds of buyers queued overnight for Bay Villas, and Nakheel sold all the houses on offer in the first two phases within hours (Bloomberg, via Fortune). Its 2023 Palm Jebel Ali frond villas also sold out at launch.
The land register shows how those buyers have done since, and the answer is modest and uneven by type. Most mid-2026 Bay Villas townhouse resales are 5% to 10% above the 2024 price; garden villas are flat to 10% up, with one resale 11% below its seller's price; and Palm Jebel Ali's 2026 resale price per foot is roughly where it started. We would choose a Bay Estate home for how you will live in it, and plan to hold.

We recommend
this case. With
caveats you
should read.
Bay Estate is a strong fit for some buyers and the wrong one for others. The case is strong: a house on Dubai Islands, with lagoons, a beach club and a marina planned inside the community, from the master developer of the islands, at a price per foot level with Emaar's inland lagoon launches.
The discipline is price and time. Bay Villas next door costs less per foot and hands over sooner, the market has cooled through 2026, and the keys are estimated for January 2031, with 40% owed at handover. Every figure is indicative until the SPA. Buy only if the purchase still works for you at line A, and let the other lines be the reward.
Allocation follows the time a complete EOI is lodged and paid, with a refundable AED 100,000 deposit through a registered broker. The right next step is a shortlist by type and budget, then a call, then an EOI only if the home and the numbers work for you.
