Everly Place
Why this project.
Why now.
Everly Place has now launched: 209 residences from AED 2.05M for a one bedroom, on a 20/50/30 payment plan, with handover expected in Q4 2030. Floor plans and full unit pricing are available from your advisor. This case sets out how to think about the opportunity properly, so you can move, or pass, with conviction.
The thesis is simple. You are not being asked to buy another Ellington apartment. You are being asked to secure a design-led product inside a major masterplan — Meydan Horizon, Meydan Group's crystal-lagoon waterfront district in MBR City — before that district is fully matured and fully priced by the wider market. Central, water-led land in a strong developer's hands, bought while the place is still forming, is the whole case.
MBR City is genuinely Downtown-adjacent: roughly fifteen minutes to Downtown Dubai and about twenty-three to the airport, per Meydan Horizon public materials. There is only so much central Dubai land left to master-plan, and a growing share of buyers and tenants now prioritise the water-led, wellness lifestyle this district is organised around. Within any single masterplan, true lagoon-edge positions are finite — a scarce, defensible attribute that supports both rental appeal and resale desirability.
Ellington is a boutique, design-first developer building a family of addresses across Meydan Horizon — Claydon House, Riverton House, The Highgrove and Belgrove Residences among them. We do not read those as price benchmarks; we read them as evidence of conviction and design intent in the district. A strong developer repeatedly committing to one place is a meaningful signal.
Early-stage upside is real, but it is earned — through patience and the right unit, not anything bought early. So the honest action here is not to reserve on hype. It is to understand the project now and register for the shortlist: when Ellington publishes pricing, floor plans and availability, the best-positioned units move quickly, and the assessment runs the moment the data exists.

Reasons we
recommend this.
MBR City is genuinely Downtown-adjacent — there is only so much central Dubai land left to master-plan, which gives a forming district like Meydan Horizon a structural advantage over far-edge alternatives.
Each delivered community makes the wider district more proven and more liveable. You are entering a corridor that is steadily compounding its own credibility.
Water-led, wellness lifestyles are exactly what a growing share of buyers and tenants now prioritise. Everly Place is positioned on the water, where that demand concentrates.
A strong, design-led developer repeatedly committing to one district is a meaningful signal of conviction — Ellington is placing multiple bets across Meydan Horizon, not a one-off.
The community is still forming — lagoons unfilled, promenades unopened. Entry today is into the formation story rather than the finished, fully-priced article.
In an early district, the right developer and the right unit matter more than the lowest headline price. The best-positioned product is rarely the cheapest.
Meydan Horizon.
What we actually think.
MBR City is one of Dubai's most central growth corridors — Downtown-adjacent land that, in many pockets, the market is only beginning to price as such. From Meydan Horizon, Downtown Dubai is roughly fifteen minutes and Dubai International Airport about twenty-three, with Business Bay, DIFC and the Meydan racecourse close at hand (Downtown and DXB times per Meydan Horizon public materials; other times approximate under normal traffic).
Meydan Horizon itself is Meydan Group's master-planned waterfront district: a major mixed-use development organised around crystal lagoons and a continuous waterfront promenade, with residential plots for mid- to high-rise towers, ground-floor retail, a sizeable central park, schools and planned metro connectivity — designed for a future community of tens of thousands of residents. A district built around lagoons, beaches and a promenade can create genuine place attachment, the quality that separates a destination from a dormitory.
On masterplan scale, public materials vary: references run from figures around 21.5 million to 39 million sq ft, reflecting different measures of overall area versus development plot area. We have deliberately not anchored this case to one contested figure — final scale is to be confirmed against official master-developer documentation.
One honest note on designation: marketing positions Everly Place on the Meydan Horizon Crystal Lagoon, but the official DLD / community designation and exact lagoon frontage are to be confirmed against the launch pack. That does not affect the location's central, Downtown-adjacent fundamentals — it simply belongs on the record.
Ellington Properties.
The track record matters.
Ellington Properties is a boutique, design-first developer known for considered architecture, high-quality finishing and amenity-rich, lifestyle-led communities (developer characterisation from public information and market reporting, June 2026). Its launches often attract strong buyer attention — demand led by the brand's design positioning and genuine end-user appeal rather than by being the cheapest option in the market.
That matters because, in an early-stage masterplan, the developer narrows the two biggest uncertainties: whether the building gets built well, and whether people will actually want to live there. A recognised, design-led name materially de-risks both — and quality product tends to attract a stronger tenant profile and a deeper pool of future buyers, which is precisely what supports liquidity on exit.
Ellington is not making a solitary bet here. It is building a cluster of addresses across Meydan Horizon — Claydon House and Riverton House already released, with The Highgrove and Belgrove Residences in the district. We do not read these as price benchmarks; a later launch in a maturing district will often price differently. We read them as evidence of conviction and design intent, and as a way to understand where Everly Place sits within the developer's wider story in the district.

We recommend
this case. With
caveats you
should read.
Everly Place is an excellent fit for some investors and the wrong fit for others, and naming both is the point. The case is genuinely attractive: a design-led Ellington product, on the water, inside a central, Downtown-adjacent masterplan that is still early enough to offer a formation story but not so far out that you are betting on an unproven edge.
But it is capital-growth-led, not day-one income, and the community is still forming — so the discipline matters more than the enthusiasm. Pricing is assessed on release, not assumed; as a later launch in a maturing area it may price above earlier ones, and we test the actual number against position, stack and view the day it is published. The best opportunity in a launch is rarely every unit — it is the small number of units where view, layout, price and exit strategy align.
The honest action now is to understand the project and register for the shortlist, so that when Ellington releases pricing, floor plans and availability, you receive the best-positioned units and the completed assessment before allocation opens — and reserve only if the numbers and the unit genuinely make sense.
