Jumeirah Lake
Towers
Marina-side rents at a lower price per foot.
Jumeirah Lake Towers is a district of residential and office towers set around landscaped lakes, across Sheikh Zayed Road from Dubai Marina. It sits inside the DMCC Free Zone, so many people work in the towers next to the ones they live in, and Red Line metro stations run along its edge. Mornings start with a walk around the water and a coffee at the foot of the tower.
The numbers explain why investors keep coming back. Ready flats sold at a median AED 1,432 per sq ft between January and September 2026, against AED 1,863 in Dubai Marina, while median rents per square foot are close to the Marina's. A studio sold for a median AED 825K and a one-bedroom for AED 1.28M.
JLT is mostly resale, with a growing layer of new towers: 29% of 2026 sales were off-plan, led by branded and developer-led launches on the remaining plots.
JLT prices were broadly flat to slightly lower in 2026. The median ready flat sold for AED 1,468 per sq ft in Q1 and AED 1,414 in Q3, and registrations fell from 675 in Q1 to 456 in Q3 (DLD). Across Dubai, ValuStrat's August index was 3.1% lower year on year and Cavendish Maxwell's average price 1.7% lower.

Not right for everyone.
Jumeirah Lake Towers is a strong recommendation for the right profile. It's also wrong for investors whose objective doesn't match what the zone delivers. Here is our honest read.
- Rental income is your priority and you want a gross yield above the Dubai average on a ready flat
- Your budget is AED 750K to 1.5M for a studio or one-bedroom
- Your tenant is a DMCC or Marina-area professional who wants to walk to the metro
- You are happy to buy a completed tower with a track record and do the building checks
- You want an easy resale later: 1,584 registrations in nine months shows a deep market
- You want a beach or sea view from home; JLT looks over lakes and towers
- You want brand-new finishes at resale prices; new towers here sell at a median AED 2,217 per sq ft
- You want price growth ahead of the market; this is an income district
- You will not check service charges and building maintenance before buying
Off-plan launches
selling in JLT.
The busiest projects in 2026 were new launches, priced well above ready JLT stock. Compare each one with a ready flat in a good resale tower before you choose; we can show you both side by side.
What is being built,
and when.
What we actually think about JLT.
JLT is where we send income buyers who want Marina-area tenants at a lower entry price. The 7.2–7.3% gross yield is above Dubai's typical range for one clear reason: ready flats here trade at about AED 1,400 per sq ft while median rents, at about AED 101 per sq ft a year, sit close to Dubai Marina's AED 106. The yield is measured on Ejari contracts in the same towers that sold.
That higher gross yield comes with older stock. Towers vary widely in maintenance, lifts, parking and service charges, and the weaker buildings are where vacancy and repair costs eat the return. We check the service charge history and the building's condition before we recommend any unit here.
The new launches are a separate decision. Off-plan flats sold at a median AED 2,217 per sq ft, far above ready stock, so you are paying for new finishes and a payment plan. That can make sense for a buyer who wants a new building in a proven location, but it is a different investment from a ready JLT flat bought for income.
Why is the rental yield in JLT higher than in Dubai Marina?
Because ready flats cost less per square foot while rents are similar. In 2026 ready JLT flats sold at about AED 1,400 per sq ft and rented at about AED 101 per sq ft a year, giving 7.2–7.3% gross. Older towers and higher upkeep in some buildings are part of why prices are lower, so net returns vary by building.
How much does a flat in JLT cost?
DLD medians for January to September 2026: studio AED 825K, one-bedroom AED 1.28M, two-bedroom AED 2.41M and three-bedroom AED 2.76M. One in ten flats sold for AED 733K or less.
Is JLT a freehold area for foreign buyers?
Yes. Foreign buyers can own JLT apartments freehold, registered with the Dubai Land Department. The district sits within the DMCC Free Zone, which also brings a large working population next door.
Should I buy off-plan or ready in JLT?
For income, ready usually wins here: ready flats sold at a median AED 1,432 per sq ft in 2026 against AED 2,217 for off-plan. Off-plan suits a buyer who wants a new building and a payment plan and accepts paying more per square foot.
How is JLT connected?
Red Line metro stations run along the Sheikh Zayed Road side, the Dubai Tram stops at the district, and Dubai Marina and JBR are across the road. Dubai's first Etihad Rail passenger station, at Al Yalayis near Jumeirah Golf Estates, opened on 30 September 2026.
