Sobha
Hartland
One developer, one community, close to the centre.
Sobha Hartland is Sobha Realty's community in Mohammed Bin Rashid City, along the canal off Al Khail Road, a short drive south of Business Bay and Downtown. Sobha puts Sobha Hartland at 8 million square feet, wrapped in a 22-hectare green belt, with two international schools and kindergartens inside the community. Sobha Hartland II, next to it, is where the newest towers are rising.
Because one developer built most of it, the community has a consistent finish, landscaping and management, and that is what tenants and resale buyers pay for here. Between January and September 2026 the Dubai Land Department registered 1,749 sales across Sobha Hartland I and II, worth AED 4.47bn, and 58% were off-plan.
Prices eased through 2026. The median flat price fell from AED 2,410 per sq ft in the first quarter to 2,105 in the third, partly because fewer new Hartland II towers were registered, and quarterly sales fell from 814 to 448 (DLD, Jan to Sep 2026). On finished flats, which compare like with like more closely, the median went from AED 2,089 to 1,963 per sq ft, about 6% lower (our calculation). Citywide, ValuStrat put values 3.1% lower year on year in August 2026.

Not right for everyone.
MBR City / Sobha Hartland is a strong recommendation for the right profile. It's also wrong for investors whose objective doesn't match what the zone delivers. Here is our honest read.
- You want about 6% gross from a finished flat in a well-run community
- Your budget is AED 1.3M to 3.6M: the median one-bedroom sold for AED 1.68M, the two-bedroom for AED 2.60M and the three-bedroom for AED 3.56M
- Your tenants are families or professionals who want schools and green space close to the centre
- You hold for five to ten years and value build quality over the lowest price
- You want the lowest entry in Dubai: one flat in ten sold below AED 1.28M here, and JVC or Arjan start much lower
- You want the beach or a marina
- You prefer to spread your risk across several developers
- You plan to sell an off-plan flat within one or two years
Sobha towers that
changed hands in 2026.
Prices are Dubai Land Department medians for each project between January and September 2026. Finished towers rent from the day of transfer; the Hartland II towers are still being built.
What is being built,
and when.
What we actually think about Sobha Hartland.
Sobha Hartland is the community we suggest to investors who think in five to ten year horizons. Finished flats earn about 6% gross on DLD and Ejari data, the community has its schools and green space in place, and Sobha builds and finishes the towers itself.
Be careful with the gap between new and finished. Skyvue registered at a median AED 2,995 per sq ft in 2026, while Crest Grande, largely finished, registered at AED 1,954 and Sobha Creek Vistas at AED 1,877. Some of that is newer design and views; much of it is launch pricing. For income, the finished towers give more rent per dirham today.
The limitation is concentration. Almost everything here is Sobha, so the quality of your asset is tied to one developer and one community management. Sobha's record in Dubai makes that a risk we are comfortable with, provided you know you are taking it.
What rental yield does Sobha Hartland make?
About 6.0% to 6.2% gross for finished flats: the median Ejari rent registered between July and September 2026 in the same buildings as the sales, divided by the median ready-flat sale price between April and September 2026. It is before service charges, fees and empty months.
How much does a flat in Sobha Hartland cost?
Median prices between January and September 2026 were AED 1.68M for a one-bedroom, AED 2.60M for a two-bedroom and AED 3.56M for a three-bedroom across Sobha Hartland I and II, according to the Dubai Land Department.
What is the difference between Sobha Hartland I and II?
Sobha Hartland I is the established community, with finished towers, schools and the green belt. Sobha Hartland II is next to it and is where the newest towers, such as Skyvue and Skyscape, are being built.
Did prices fall in 2026?
Moderately. The median finished flat went from AED 2,089 per sq ft in the first quarter to AED 1,963 in the third, about 6% lower (our calculation), in line with the wider Dubai market.
Is there a metro?
Not yet. The Gold Line, approved in April 2026 and planned to open on 9 September 2032, includes stations at Mohammed Bin Rashid City and Mohammed bin Rashid Gardens.
