Wellness Real Estate in Dubai, read from the sales register.
The UAE's wellness economy grew faster than any of 145 countries from 2019 to 2024, and in June 2026 Dubai created a Longevity Authority. We read the Dubai Land Department register for 39,244 home sales. As a group, Dubai's wellness homes have held their value with their neighbours or better. Developers already charge more at launch for operated wellness brands, so buy the operation you can verify.

Recovery, clean air and a clinic, a lift ride from home.
Dubai's longevity-first towers put the spa, the recovery suite and in some cases the clinic inside the building. From June to September daily highs average about 40°C, so the wellness floor becomes everyday infrastructure, and from October to April the city moves outdoors. Here is what their developers specify.

Treatment and recovery rooms
Private rooms for massage and therapist-led treatments, on the wellness floor.

Every figure with its source and the day we read it.
GWI will publish a revised method in its 2026 Global Wellness Economy Monitor, launched 10 to 13 November 2026. We will refresh every GWI figure then and mark what changed. Until then, each card shows the date of its source.
Worldwide, wellness real estate grew 23% in 2025 while construction as a whole grew 3%. In the UAE and Saudi Arabia it is already more than 12% of all construction. A buyer is choosing inside a category the two largest Gulf markets have made mainstream.
Global Wellness Institute, data preview, 12 May 2026. 2030 is GWI's forecast, about 15% a year from 2025. GWI rebased this series in May 2026, so it cannot be compared with earlier editions.
As a group, wellness homes in Dubai have held their value with their neighbours or better.
No independent study had measured a wellness premium in Dubai, so we measured it. The Index reads the Dubai Land Department register for 106 projects and sets each wellness-led scheme against comparable buildings launched near it in the same period. Comparators were chosen before their prices were read.
Median annualised change between two registered sales of the same home. Most resales were assignments before handover, so they show how the market priced each plan. The two 95% confidence ranges overlap (5.6 to 9.5 and 4.8 to 8.9), so the result means wellness homes kept pace with their neighbours or did better. Three buildings make up about 95% of the developer-run pairs.
Homes that resold gained a median 8.3% a year in price, before fees, against 6.4% for the buildings around them.
9 buildings (537 annualised pairs) against 17 comparators (1,316)
As a group they launched about 8% below matched comparators, so their first buyers got the wellness programme without paying extra for it.
8 buildings, after size and bedroom controls
Each launched above its own comparators, so developers already charge for the operation. Resale buyers will test that premium when the next operated towers hand over in 2028 and 2029, so check the operation on paper before you pay it.
3 buildings; launch and list prices; brand and operator cannot be separated
Buy wellness where the price is set by the market around it, and pay a launch premium only for an operation you can check on paper. The eight questions below are that check.

33 projects, most handing over from 2027 to 2030.
We counted every residential project in the UAE whose main pitch is wellness or longevity and checked each one against press, developer and certification records. There are 33: 27 in Dubai, 5 in Abu Dhabi and 1 in Sharjah. Only three have handed over homes, so a buyer today still picks the floor, the view and the payment schedule.

Eight questions to ask before you buy.
GWI warns against "wellwashing": wellness on the brochure with no continuous operation behind it. These are the eight questions an investor puts to the developer before buying, and the full checklist is in the 2026 Investor Report. Tick each one the developer has answered for the building you are considering.
An M&M advisor puts these questions to the developer for every building on your shortlist.
Source: Well washing: GWI blog, 28 May 2024. Checklist: M&M, drafted 16 Oct 2026 from GWI's definition of wellness real estate and Dubai's service-charge and licensing rules.
A named operator on a signed contract is what keeps the programme running after handover.
What to ask for · The operator agreement, or a developer letter naming the operator and the term.
A programme with its own line in the budget has the money to stay open after handover.
What to ask for · The approved budget in Mollak, the Land Department's service-charge system, or the developer's projection in AED per sq ft.
Outdoor air in the Gulf carries desert dust, so indoor air is the wellness feature a resident feels every day.
What to ask for · The written MEP specification, with the MERV or HEPA grade.
Filtered and purified water is easy to promise and easy to check once it is written down.
What to ask for · The written specification for water treatment.
A registration can be checked in a public directory in a minute.
What to ask for · The IWBI or Fitwel directory entry, with its status and date.
Medicine in Dubai is licensed by the DHA, and longevity care is now licensed by the Dubai Longevity Authority.
What to ask for · The provider's licence number.
Common area is protected from being leased out or converted without the owners' approval.
What to ask for · The jointly owned property declaration (Law 6 of 2019).
It is the fairest way to compare a 50-home tower with a 500-home one.
What to ask for · Amenity area divided by the number of homes, from the developer's figures.
Start with the operator and the budget. Those two answers tell you whether the wellness will still run in 2030.
What investors ask us most.
What is wellness real estate?
The Global Wellness Institute defines it as built environments designed, built and operated to support the health of the people who live in them and of the community around them. In practice that means filtered air and water, light set for sleep, recovery and fitness space inside the building, and parks and trails outside the door.
Do wellness homes in Dubai sell for more?
GWI estimates a 10 to 25% premium for wellness homes worldwide. In Dubai, the M&M Wellness Index found that, as a group, developer-run wellness schemes gained a median 8.3% a year on resale before fees, against 6.4% for comparable buildings, and theme-led schemes launched about 8% below their comparators. Operated hotel-branded towers launched 15% to 34% above their own comparators.
Is wellness real estate in Dubai a good investment in 2026?
Demand is strong: the UAE's wellness economy grew faster than any of 145 countries from 2019 to 2024, and Dubai now licenses longevity care through its own authority. Dubai prices corrected about 10% from February and held flat from July to September (ValuStrat Price Index, September 2026), so a buyer enters at a lower price with room to negotiate. The building's operation decides the rest, which is why an M&M advisor puts the eight questions on this page to the developer.
What does the Dubai Longevity Authority do?
Dubai Law No. 17 of 2026 created it in June 2026 to license and supervise longevity clinics, research and trials. Its strategy, approved on 27 September 2026, targets growth of about 31% a year and more than AED 35 billion of economic contribution over the next decade. For a buyer, it means longevity care in Dubai now has its own regulator.
Are any homes in the UAE WELL certified?
On 19 October 2026 no residential building in the UAE held WELL Certification at any level (IWBI WELL directory, all 2,957 UAE records). Two wellness projects hold a WELL precertification, a design-stage status. A buyer who asks for the directory entry and reads its status knows exactly what has been certified.
How do I tell a real wellness building from marketing?
Put eight questions to the developer: who operates the wellness floor and on what contract, whether it sits in the service-charge budget, the air and water specifications, the WELL or Fitwel registration, who is licensed to run any clinic, whether the space is common area, and how much wellness space there is per home. A building that answers all eight is running the wellness it sells.
Build a wellness shortlist on the register's evidence.
Bring the building you are considering. We read the Land Department register every week, set your shortlist against its comparators and put the eight questions to each developer on your behalf.
