Ellington Properties Track Record: Handovers, Pipeline and How to Check a Project
Reviewed by Juan Mejia · 12 October 2026
For buyers searching for ellington properties reviews, the checkable record runs from the Belgravia handover in 2017 to handovers announced in May 2026 for Ellington House II and Arbor View. Dubai Land Department (DLD) register data dated 1 October 2026 lists 26 active projects under entities named Ellington, with 7,316 units; a separate pipeline example is Everly Place, launched in June 2026 with 209 residences. To check a specific project before paying, look up its DLD project number and escrow details, then make sure the handover date appears in the sale and purchase agreement (SPA). Ellington’s Belgravia page, its May 2026 handover announcement, the DLD project register and Everly Place’s launch coverage document those milestones.

Ellington handovers: a dated timeline
The timeline below separates the first completed development from later handover announcements. A developer’s announcement is useful evidence of its stated handover activity, but it is not a substitute for checking the status of an individual project in the DLD register.
- 2015 launch, 2017 delivery: Belgravia was Ellington’s first launch, with delivery recorded in 2017 on the developer’s Belgravia project page.
- November 2019: Ellington announced the start of handovers at Eaton Place in its handover notice.
- January 2021: The developer announced handovers at DT1 in its DT1 update.
- 2022: Ellington announced handovers at Belgravia III, comprising 260 units, in its Belgravia III notice; Harrington House, comprising 92 units, in its Harrington House update; and Belgravia Heights, comprising 155 units, in its Belgravia Heights notice.
- 2025: The developer announced delivery of Berkeley Place, which contains 127 apartments, in its project update.
- May 2026: Ellington announced that handovers had commenced at Ellington House II and Arbor View in its announcement.
These milestones show a sequence of announced handovers, not a guarantee about the timing or status of every development. For a particular purchase, confirm the registered project and contractual terms rather than relying on a portfolio summary.
What the DLD register says about the active pipeline
DLD records are grouped by registered developer entity, so the total depends on which entities a search includes. In the register dated 1 October 2026, entities named Ellington accounted for 43 projects: 17 finished projects with 2,955 units and 26 active projects with 7,316 units. When joint-venture entities matched by contact email are included, the count becomes 54 projects: 21 finished with 3,552 units and 33 active with 9,805 units. These figures come from the DLD project register.
Read the two totals as different search scopes, not as competing estimates of one identical portfolio. A broad search for “Ellington” can also return Wellington, which is a different developer, so check the registered legal entity and project number before attributing a result. The register is also not a complete list of every announced opportunity: pending launches may not yet appear.
Everly Place provides one example of the newer launch pipeline. It was announced in June 2026 as a 209-residence development, but a launch announcement alone does not establish that construction is under way or that a particular stage has been reached. Check the project’s current DLD status for that information.

How to check an Ellington project before booking
- Match the project to its DLD registration. Ask the agent or developer for the project number and search it in DLD Project Status online or through Dubai REST. Check that the registered project name and developer entity match your paperwork. Avoid relying on a name-only search.
- Review the status and progress fields. DLD Project Status shows the project status, percentage complete, planned completion, unit count and escrow account. Treat a planned completion date as a plan, not a promise. The date that matters to your purchase should also be set out in the SPA.
- Confirm the escrow account. Compare the escrow bank and account information shown for the registered project with the payment instructions you receive. If details differ or are unclear, pause and verify them through the appropriate official channel before transferring funds.
- Read the SPA payment and handover terms. Check the instalment triggers, the written handover date, and what the contract says about changes or delays. Project pages may not publish handover dates, so do not assume a marketing page or verbal estimate replaces the agreement.
- Understand what a status label means. A cancelled registration can sometimes reflect an administrative process, so inspect the project record and unit count rather than drawing a conclusion from the label alone.
DLD’s Dubai REST and project-status services are the practical starting point. The figures in the register describe registered projects, not a judgement on any project’s delivery experience or future performance.

One payment example: Everly Place on a 20/50/30 plan
The following is a worked illustration, not a separate price forecast. M&M Real Estate’s Everly Place case lists a one-bedroom residence at AED 2,050,000 on a 20/50/30 payment plan. The DLD initial-sale registration service sets out the 4% registration charge; the calculation below also includes the AED 20 fee used in this example.
- Booking instalment: AED 2,050,000 × 20% = AED 410,000.
- DLD charge: AED 2,050,000 × 4% = AED 82,000.
- Booking cash total: AED 410,000 + AED 82,000 + AED 20 = AED 492,020.
- Construction instalments: AED 2,050,000 × 50% = AED 1,025,000.
- Cash paid before keys: AED 492,020 + AED 1,025,000 = AED 1,517,020.
- Handover instalment: AED 2,050,000 × 30% = AED 615,000.
For context, the Central Bank mortgage rules permit a maximum loan-to-value of 60% in the assumed case of a non-national buying a second or subsequent property valued below AED 5 million. On an assumed valuation of AED 2,050,000, the ceiling would be AED 2,050,000 × 60% = AED 1,230,000. This is a regulatory maximum, not a lending offer or guarantee of approval; a lender assesses the buyer and property separately. See the DLD initial-sale registration information and the Central Bank mortgage-loan rules when checking the applicable requirements.
This example covers only the listed amounts and payment stages. Confirm the current price, plan, fees and lender terms before relying on any calculation. For the stated plan and expected Q4 2030 handover, see the Everly Place investment case.
Why institutional is no longer optional. The developers we recommend in 2026, the criteria each clears, and what the cost-stack math means for the rest of the market.

Online comments and sales material can help you form questions, but neither proves a project’s registration, construction status, escrow arrangements or contractual handover date. For buyers comparing developers, use the same checks for each project rather than treating a search result or informal rating as a verdict. Ellington is privately held; its current company profile lists Robert D. Booth, Joseph Thomas and CEO Elie Naaman as co-founders. I did not find a public debt or credit rating in the reviewed material, which should not be read as evidence for or against a particular project.
For additional context on the off-plan purchase process, read M&M Real Estate’s Dubai off-plan guide. Before booking, confirm the project number, escrow bank and SPA handover date. If you would like to discuss those checks, contact M&M Real Estate.
