Imtiaz Developments: Handovers, Pipeline and Payment Plans

Reviewed by Juan Mejia · 30 October 2026

Imtiaz Developments has announced handovers from Westwood in Q4 2023 to Beach Walk on Dubai Islands in March 2026. Its published pipeline lists Pearl House 4 for Q4 2027, Sea Cliff for Q1 2028, RAW District for Q1 2029 and The Symphony for Q2 2029, according to Imtiaz’s project information.

Readers searching for Imtiaz Dubai reviews can compare those announcements with the Dubai Land Department (DLD) project register. As at 1 October 2026, it listed 10 finished Imtiaz-registered projects with 1,291 units and 34 active projects with 8,660 units.

For Pearl House II, Imtiaz publishes a 20/40/40 payment plan: 20% on booking, 40% during construction and 40% on completion. The buyer also budgets the DLD fee, which is 4% of the purchase price.

Imtiaz’s announced handovers run from 2023 to 2026

Imtiaz’s project announcements record completions across several Dubai neighbourhoods. These dates are developer announcements; check the DLD register for the status of a specific registered project.

  • Imtiaz lists Westwood as handed over in Q4 2023.
  • Imtiaz’s published handover timeline lists Westwood Grande in Q4 2024 and Westwood Grande II in Q2 2025. The developer’s project information is available on its official site.
  • Imtiaz announced the handover of Pearl House, a 190-apartment project in Jumeirah Village Circle, in July 2025. Its handover announcement attributes the timing claim to the developer.
  • Imtiaz lists Pearl House II as handed over in October 2025. Its project updates are published on the developer’s website.
  • Imtiaz announced Hyde Walk’s handover in December 2025 and described it as its fifth handover that year. The company’s Hyde Walk announcement gives the project details.
  • Imtiaz announced Beach Walk’s handover on Dubai Islands in March 2026. The developer describes the project as having 80 residences and calls it the first residential handover on the islands in its announcement.

This record gives an investor named buildings and dates to check. For a specific purchase, search the registered project name in the DLD register and compare its status with the developer’s announcement.

The DLD register and Imtiaz’s delivery figures use different measures

Imtiaz’s July 2026 release reports more than 5,000 homes delivered and more than 50 active projects. The DLD register, counted by developer entity name on 1 October 2026, showed 44 projects: 10 finished projects with 1,291 units and 34 active projects with 8,660 units. It showed no cancelled projects in that register cut.

The figures count different things. Imtiaz reports homes it says it has delivered; the DLD register groups registered projects under entities named Imtiaz and records units by project status. A buyer comparing the totals should first identify the exact building and its registered entity.

The DLD’s Real Estate Project Status register shows a project’s status, completion percentage, planned completion date, unit count and escrow account details. Escrow is the project account used to hold off-plan buyer payments. The register does not include projects awaiting launch, so a project’s absence there can mean it has not yet been registered.

Imtiaz’s published pipeline extends to Q2 2029

Imtiaz lists four projects with future planned completion dates: Pearl House 4 in Q4 2027, Sea Cliff in Q1 2028, RAW District in Q1 2029 and The Symphony in Q2 2029. These dates are plans published by the developer, so use them to map expected payment timing and check the DLD register for updates as construction progresses.

The developer’s The Symphony project page describes 290 homes and 84 offices. For each project under consideration, compare the stated completion date with its registered DLD status, then ask the developer to confirm the current construction schedule and payment dates.

A 20/40/40 plan separates booking, construction and completion payments

Imtiaz’s Pearl House II plan assigns 20% of the price to booking, 40% to construction instalments and the remaining 40% to completion. The final instalment is due when the unit completes, so the buyer needs a funding plan for that stage as well as the earlier payments.

For an illustrative AED 1,000,000 purchase, the cash calculation is:

  • Booking: AED 1,000,000 × 20% = AED 200,000.
  • DLD fee: AED 1,000,000 × 4% = AED 40,000. Add the AED 20 initial-sale registration service fee listed by the DLD registration service.
  • Cash at booking: AED 200,000 + AED 40,000 + AED 20 = AED 240,020.
  • Construction instalments: AED 1,000,000 × 40% = AED 400,000. Cash paid before completion is AED 240,020 + AED 400,000 = AED 640,020.
  • Completion instalment: AED 1,000,000 × 40% = AED 400,000.

For investment property, Central Bank of the UAE rules allow a mortgage of up to 60% of the property value. On a valuation of AED 1,000,000, that is a maximum loan of AED 600,000, so a loan could cover the AED 400,000 completion instalment if the valuation holds and the bank approves it. The buyer still needs to fund the earlier instalments and fees.

Check the registered project and payment dates before booking

Start with the exact project name and confirm that it matches the DLD entry. Compare the registered completion date and completion percentage with the developer’s latest schedule, then review the escrow details and the payment dates in the sale documents.

For an off-plan purchase, also set out the cash due at booking, across construction and at completion. M&M’s off-plan evaluation guide sets out further checks for comparing projects. The Dubai off-plan buying guide explains the purchase process.
