Select Group is a Dubai-headquartered developer established in September 2002 by British entrepreneur Rahail Aslam, with completed Dubai projects including Yacht Bay, The Torch, Bay Central, Marina Gate and 15 Northside. Its current pipeline includes Six Senses Residences Dubai Marina and Artistry One and Two, with handovers planned for 2029. Buyers comparing Select Group reviews can check a project’s registration, progress and escrow account through Dubai Land Department (DLD) Project Status or Dubai REST before paying.

Who is Select Group?
Select Group describes itself as one of the GCC’s largest privately owned developers. Its corporate website, checked on 1 October 2026, reports more than 10,000 homes and 24.7 million sq ft delivered across its portfolio. Those are company-wide figures, so they should not be read as Dubai-only totals or as a count from the DLD register.
The group was founded in Dubai in September 2002 by British entrepreneur Rahail Aslam, according to its corporate timeline. Israr Liaqat has served as Group CEO since October 2024, according to the company’s CEO profile.

How the DLD register adds context
A DLD register search using Select as a complete word in the developer entity name returned 21 project records as of 1 October 2026. Of these, 15 were marked finished, covering 7,593 units, and five were active, covering 1,374 units. The search method matters: matching the letters “select” inside unrelated company names can produce results that do not belong in a Select Group count.
A broader check matched related companies by contact email for Bay Central, The Point and West Avenue. On that basis, the register showed 27 projects, including 20 finished projects with 9,414 units, as of 1 October 2026. These are two different ways of grouping developer registrations, so the results should not be added together or treated as identical to the company’s own delivery figures. Both counts are based on the DLD project register.
DLD Project Status, available online and through Dubai REST, displays a project’s registration status, completion percentage, planned completion date, unit count and escrow account. Pending launches do not appear there, so an absence from the register is not proof that a launch is invalid or approved. Check the exact project and developer entity shown in the sale documents against the official record before transferring funds.
Why institutional is no longer optional. The developers we recommend in 2026, the criteria each clears, and what the cost-stack math means for the rest of the market.

As shown on Select Group’s project pages checked on 1 October 2026, Six Senses Residences Dubai Marina was 30% complete, with handover planned for 2029 and a 40/60 payment plan. The same project pages list Artistry One and Artistry Two for handover in 2029, with a 50/50 plan. These dates and percentages describe published plans; they are not guarantees. Buyers should confirm the latest position with the developer and DLD before making a decision.
The 50/50 plan for Artistry One and Two is listed as 20% initially, followed by three instalments of 10% each, then 50% at handover. Select Group’s published project details are the source for these plans; check the sale agreement for the schedule that applies to the specific unit.
For a wider explanation of project checks and off-plan purchase steps, read our guide to evaluating an off-plan property investment in Dubai and the Dubai off-plan buying guide.

What a 40/60 plan means for cash flow
A payment plan divides the purchase price into instalments, but it does not remove the need to budget for registration costs or arrange funds for handover. The following is one illustration using a 40/60 plan and a hypothetical purchase price of AED 3,000,000. DLD’s initial-sale registration information and the Central Bank’s mortgage rules provide the fee and lending references for the calculation.
- Before handover, 40% of AED 3,000,000 is AED 1,200,000.
- DLD’s 4% registration fee is AED 120,000, and the additional AED 20 charge brings the amount due before handover to AED 1,200,000 + AED 120,000 + AED 20 = AED 1,320,020.
- The remaining 60% at handover is AED 1,800,000.
- Under the Central Bank’s 60% loan-to-value cap for an investment property, a bank valuation of AED 3,000,000 gives a maximum loan of AED 1,800,000. If the bank values the unit at AED 2,800,000 instead, the maximum falls to AED 1,680,000, leaving the buyer to provide AED 120,000 more in cash.
- For comparison within this same illustration, a 50/50 plan would leave AED 1,500,000 due at handover, below the same AED 1,800,000 loan cap.
This illustration is not a loan offer. A bank’s valuation and lending decision can differ, so arrange finance early and allow for a possible gap between the loan available and the amount due. See DLD’s initial-sale registration information and the Central Bank’s mortgage loan regulations for the relevant rules.
What buyers should verify before paying
- Confirm the project’s exact name and registered developer entity in DLD Project Status or Dubai REST.
- Review the listed completion percentage, planned date, unit information and escrow account, then compare these details with the sale documents.
- Check the payment schedule in the contract and budget for registration costs as well as instalments.
- Ask the lender how it will assess the property and what cash contribution may be needed at handover.
As of 1 October 2026, we did not find a publicly available Select Group debt figure or credit rating in the material reviewed. Treat that as a limit to the information we could verify, not as evidence that the company has no debt. For advice on a specific project or payment plan, contact M&M Real Estate.
