Sobha Realty Track Record: Deliveries, Ratings and How to Check a Project
Reviewed by Juan Mejia · 12 October 2026
If you are looking for “sobha reviews Dubai”, the most useful public checks are the company’s sukuk disclosures, agency credit ratings and Dubai Land Department (DLD) project register. Before paying, match the project’s DLD registration number and escrow bank to the details in your sale documents.

What public records say about Sobha Realty
This is important context for investors: Sobha Realty shares are not publicly listed.
That is separate from its debt disclosures. Sobha Realty’s inaugural sukuk announcement describes a USD 750 million green sukuk, with a 7.125% coupon and a 2030 maturity, listed in London and on Nasdaq Dubai. Sobha Limited, an Indian company, is a separate listed business, not the same entity as Sobha Realty.
Credit ratings provide another public reference point, but they assess credit risk rather than a specific home, building or handover date. In a company release from September 2024, Sobha Realty reported an S&P rating of BB with a stable outlook.
Deliveries and sales: what the figures show
Sobha Realty announced that it planned to hand over 6,819 units in Dubai during 2026, with an estimated sales value of about AED 21.6 billion, in its 2026 delivery announcement. These are announced plans, not confirmation that every unit has been completed or handed over.
The company reported AED 30 billion in sales for 2025 in its 2025 results release. Sales and handovers measure different things, so neither figure should be treated as a cumulative count of completed homes. Sobha Realty does not publish an official cumulative delivered-unit total.
DLD records offer a project-level view. Its register showed 49 project entries under entities named Sobha on 1 October 2026: 20 finished projects with 8,023 units, 27 active projects with 31,036 units, and two cancelled registrations representing one unit in total, according to the DLD project status register. Sobha One appears twice in the register. Treat cancelled entries carefully, since a cancelled registration can be administrative and does not, by itself, explain the circumstances of a project.

How to check a Sobha project with DLD
Use DLD’s Real Estate Project Status service online or through Dubai REST. Search by project name or registration details, then review the recorded status, percentage complete, planned completion date, unit count and escrow account. The register may not show a project that has not yet been listed as a launch, so an absent result is not enough to establish its status.
Before making a payment, compare the result with the documents you have been given. Check that the project number and escrow bank in the sale and purchase agreement (SPA) match the DLD record. Ask for the payment schedule and handover date in the SPA, rather than relying on a verbal explanation or a marketing summary.
Project pages do not publish an official payment-plan split for Sobha developments. Request the current plan in writing and check when each instalment falls due, what triggers it, and whether any final payment is due at handover. DLD’s Dubai REST and project-status services are useful checks, but they do not replace reviewing the signed contract and your ability to fund each instalment.
Why institutional is no longer optional. The developers we recommend in 2026, the criteria each clears, and what the cost-stack math means for the rest of the market.

Illustrative example only, not a Sobha offer. Assume a property price of AED 2,000,000. Using the DLD initial-sale registration fee and the DLD sale-registration information, the example includes a 4% DLD fee and AED 20 administration charge. The mortgage point is subject to lender approval and the Central Bank of the UAE’s mortgage rules.
- 60/40 schedule: AED 2,000,000 × 60% = AED 1,200,000 before keys. Add the AED 80,000 DLD fee and AED 20 charge: AED 1,200,000 + AED 80,000 + AED 20 = AED 1,280,020 before keys. The 40% balance is AED 800,000 at handover. If the valuation supports it and the lender approves a 60% loan of AED 1,200,000, that loan could cover the handover balance.
- 80/20 schedule: AED 2,000,000 × 80% = AED 1,600,000 before keys. Add AED 80,000 and AED 20: AED 1,600,000 + AED 80,000 + AED 20 = AED 1,680,020 before keys. The remaining 20%, or AED 400,000, is due at handover.
The comparison shows why the instalment pattern matters as much as the headline price. It does not account for other costs, and mortgage availability depends on the property valuation, lender assessment and the buyer’s circumstances.

Put project checks in context
Public records can help establish a developer’s corporate and financing context and a project’s registered status. They cannot determine whether a particular apartment suits your budget, preferred location or plans for ownership. For a local-area perspective, see our guides to Sobha Hartland and MBR City.
For project-specific context, read our coverage of Sobha Central. If you are comparing developers, apply the same checks to each rather than treating a comparison as a verdict; our developer comparison guide can help structure that review. For the purchase process, see the Dubai off-plan buying guide.
Make the next step a documented one
Before reserving a home, obtain the SPA, payment schedule, handover date and project registration details. Verify the project and escrow information with DLD, then check that your financing plan can meet the instalments when they fall due.
