The UAE Golden Visa is a 10-year renewable residency permit that grants investors full rights to live, work, and conduct business in the UAE without requiring a local sponsor. For property investors, the entry point is AED 2 million (approximately USD 545,000 / GBP 420,000).

2026 brought two significant changes: off-plan properties from approved developers are now accepted (previously only completed properties qualified), and Golden Visa holders now receive consular assistance services abroad, including emergency travel documents and crisis evacuation coordination.

The fundamental requirement is property ownership valued at AED 2 million or more, registered with the Dubai Land Department. Key details:

The AED 2 million threshold can be met through a single property or by combining multiple properties under the same owner. Both freehold and off-plan properties now qualify (as of 2026), provided off-plan purchases are from DLD-approved developers. The property must be registered in the investor's name (not a company). Mortgaged properties qualify as long as the total property value meets the AED 2 million minimum.

Off-plan acceptance

This is the most significant change. Previously, only completed properties with a title deed qualified. Now, off-plan properties registered via Oqood (DLD's off-plan system) from approved developers are accepted. This opens up a much wider range of investment options, including properties at lower price points during construction phases.

Consular assistance abroad

Golden Visa holders now receive access to UAE consular services while travelling abroad. This includes 24/7 emergency assistance, electronic return documents for lost or damaged passports, crisis evacuation coordination, and a dedicated global hotline. This benefit places Golden Visa holders on par with Emirati nationals when seeking assistance overseas.

Step-by-step process

Step 1: Purchase property (Week 1-4)

Select and purchase property meeting the AED 2 million threshold. For ready property, complete the DLD transfer and receive your title deed. For off-plan, complete Oqood registration. Engage a lawyer to review the SPA before signing.

Step 2: Gather documentation (Week 2-4)

You will need: passport copies with at least 6 months validity, title deed or Oqood certificate, proof of property value (DLD valuation), UAE health insurance, passport-sized photographs, and a completed application form.

Step 3: Medical examination (Week 4-5)

Complete a medical fitness test at an ICA-approved health centre. This includes blood tests and chest X-ray. Results typically take 2-3 business days.

Step 4: Submit application (Week 5-6)

Submit via the ICA (Federal Authority for Identity, Citizenship, Customs and Port Security) website or app, or through a typing centre. Alternatively, the Dubai Land Department offers a streamlined Golden Visa application for property investors directly at their service centres.

Step 5: Visa stamping (Week 6-8)

Once approved, complete the Emirates ID registration and visa stamping. The entire process from property purchase to visa-in-hand typically takes 35-60 days, depending on application volume.

The Golden Visa through property makes particular sense for investors already planning to allocate capital to Dubai real estate (the visa is a bonus, not the driver), professionals seeking a base in a zero-income-tax jurisdiction, families wanting access to UAE schools and healthcare, business owners looking to establish a regional hub, and retirees seeking a warm-climate base with world-class infrastructure.

It makes less sense if the AED 2 million threshold stretches your budget beyond comfortable allocation, if you have no other reason to spend time in the UAE, or if you are primarily motivated by the visa rather than the investment fundamentals.

Common questions

Can I rent out my Golden Visa property?

Yes. There is no requirement to occupy the property. Many Golden Visa investors rent their units and visit periodically. You must enter the UAE at least once every six months to maintain residency.

What happens if property value drops below AED 2M?

The qualification is based on purchase price, not current market value. Once the visa is issued, market fluctuations do not affect your residency status.

Can I sell the property and keep the visa?

You must maintain property ownership of AED 2 million or more for the duration of the visa. You can sell and purchase replacement property, but you should not have a gap in qualified ownership.
