For a studio vs one-bedroom investment in Dubai, the stronger choice depends on the rent a specific unit can achieve after costs. In Arjan, flats have a 7.3% gross yield, based on Ejari rents from July to September. That is an area-level figure, so it does not identify a higher-yielding unit type.

Studios cost less to buy in the area examples
The prices give a useful entry-cost comparison; the yields describe the wider area, not separate studio and one-bedroom returns.
| Area | Studio median sale price | One-bedroom median sale price | Area gross yield |
|---|---|---|---|
| Arjan | AED 719K | AED 1.18M | 7.3% for flats |
| Dubai Studio City | AED 564K | AED 1.03M | 7.3-7.5% for ready flats |
| Jumeirah Lake Towers | AED 825K | AED 1.28M | 7.2-7.3% for ready flats |
In Arjan, median sale prices cover January to September; the flat yield uses Ejari rents from July to September. Dubai Studio City’s median sale prices also cover January to September. Jumeirah Lake Towers has median sale prices and ready-flat yields for January to September.
These figures show a lower purchase price for studios in Dubai Studio City and Jumeirah Lake Towers. They do not show which layout earns more after service charges, maintenance, furnishing, management, vacancy and financing costs.
Choose the layout that fits your rental plan
A studio can suit a lower entry budget
A studio apartment ties up less capital in the examples above. It can fit an investor who wants a lower purchase price and expects demand from tenants who value a compact home near work, transport or local services.
Compare the usable layout, storage, natural light and building facilities. A low asking price alone does not show whether a tenant will choose that unit over similar homes nearby.
A one-bedroom can offer more living space
A one-bedroom apartment gives tenants a separate sleeping area. That can suit a professional, a couple or a tenant who wants more room to live and work at home. The larger layout may also suit future personal use.
Its higher purchase price needs to be matched by achievable rent and tenant demand. Compare the rent premium with the added capital and ongoing costs.
Tenant turnover changes the work behind the income
With long-term leasing, each change of tenant can mean a vacancy period, cleaning, repairs and new letting costs. Short-term letting brings more frequent guest changes, furnishing needs and day-to-day management. The rental approach affects both cash flow and the time spent operating the property.
Location shapes tenant appeal
Compare similar buildings in the same community before comparing layouts across Dubai. Arjan is largely an apartment district with many studios and one-bedrooms. Dubai Studio City’s market is also dominated by these smaller flats. Jumeirah Lake Towers has residential towers alongside Red Line metro stations. These differences affect the tenant profile a unit can serve.

Compare net rental return, not only gross yield
Gross yield compares annual rent with the purchase price before costs. Net rental return accounts for the costs of owning and letting the unit. Use the same calculation for each option:
Net yield before finance costs = (rent collected minus recurring property costs) divided by total acquisition cost.
For cash flow after financing, subtract loan costs from the rent left after operating expenses.
Include service charges, maintenance, furnishing, letting and management costs, vacancy, transaction costs and any finance costs that apply. Service charges and building condition vary, so compare the actual unit and tower costs in each shortlist.
Make the comparison fair
Use units with similar condition, floor, outlook, layout and building facilities. Compare rent for similar homes in the same community, how long they take to let, periods without a tenant and the competing rental supply. A headline asking rent does not show the rent collected after vacancy or the costs of finding the next tenant.
For a shorter holding period, purchase and exit costs have more influence on the result. With a longer holding period, rental income and recurring costs have more time to shape total performance. Consider resale appeal alongside cash flow, including layout, building condition and the size of the likely buyer pool.
Foreign capital is hesitating. The 3.9 million people inside the UAE have not. The asymmetry that defines 2026, and what it tells you to do about it.

An off-plan studio or one-bedroom produces no rental income before handover. Compare the full payment schedule with the date you expect to start letting, and include the cash needed for furnishing, service charges and rental setup after completion.
Review the floor plan, total purchase price, payment terms, expected tenant demand and comparable completed homes together. A payment plan changes when capital is due; it does not establish future rent or capital appreciation.

Why investors work with M&M
M&M is a Dubai property advisory with wealth advisors in Dubai, London and Breda. Its work brings market analysis, legal and tax structuring, access to developer allocations, and support through purchase and rental setup into one advisory process.
The same advisor can support the decision from the first discussion through to keys and rental setup. For a studio versus one-bedroom comparison, that means weighing entry cost, tenant demand, building expenses and the investor’s ownership plan together.

Compare the units before choosing
Bring your budget, preferred holding period and rental plan to the discussion. M&M can help you compare shortlisted studios and one-bedrooms by location, entry cost, achievable rent, ownership costs and purchase structure.

Which unit type is better for a first-time investor?
A first-time investor can start with the studio if its lower entry cost fits the budget, then test whether a one-bedroom’s rent premium covers its extra cost.
How does tenant turnover affect income?
Model vacancy and changeover costs separately for each letting plan before comparing net income.
How should location influence the choice?
Start with areas where the expected tenant can reach work, transport and daily services. Compare rents and vacancy for similar studios and one-bedrooms within the same community and building type.
What should I compare when considering an off-plan studio or one-bedroom?
Ask the developer to confirm the handover date and the instalments due before and at handover in writing.
How do service charges and maintenance affect the comparison?
Request the service-charge schedule for each shortlisted unit and use it in your annual cost estimate.
Which unit offers more flexibility for future personal use?
Test the floor plan against how you would use the unit, including privacy for overnight guests and space for daily routines.
Should I choose the unit with the higher gross yield?
Use gross yield as an initial comparison, then account for vacancy, service charges, maintenance, furnishing, management and finance costs. M&M’s area guides report yields for flats across each area, so compare the expected rent and costs of the specific units.
