Overview

Al Jubail Island is a low-density villa island between Yas and Saadiyat, laid out as villages around mangroves and waterways, with Jubail Mangrove Park on its edge. It has been connected to the E12 highway by bridge since May 2022, and more than 1,000 homes have been handed over across its six villages (LEAD Development, Sep 2026). Abu Dhabi's transaction register (ADX) recorded 207 sales worth AED 2.61bn between January and 2 October 2026, 58% of them off-plan. Three-bedroom homes sold at a median AED 3.80M and four-bedrooms at AED 6.35M, while Ain Al Maha Village, the busiest project, traded at a median AED 4.20M. ADREC's H1 2026 averages put villas and townhouses at about AED 2,250 per sq ft. Registered villa rents in the latest quarter ran at about AED 289K a year for a 3-bed and AED 389K for a 4-bed; ADX publishes no yield for the island yet, and renewals have been capped at 0% since 2 June 2026. On 29 September 2026 LEAD Development launched RIMAS, 167 villas of four to six bedrooms, without a published price. Jubail is not on the original official list of investment areas: it is sold to all nationalities by the developer, so confirm the title type, freehold or long lease, with the developer and ADREC before buying.

Between January and 2 October 2026 ADX recorded a median AED 3.80M for three-bedroom homes and AED 6.35M for four-bedrooms, across villas, townhouses and off-plan and resale deals. Ain Al Maha Village sold at a median AED 4.20M, Phase 2 at AED 6.0M and Phase 3 at AED 9.0M.

What rent does a Jubail villa fetch?

ADX's registered contracts for the latest quarter show about AED 289K a year for a 3-bed villa, AED 389K for a 4-bed and AED 523K for a 5-bed. ADX publishes no yield for the island, so we do not quote one.

Did Al Jubail Island prices rise?

Knight Frank reported average transaction prices up about 40% in the year to June 2026, the strongest of any district. That is a change in average price on a small market that includes mansion deals, so it reflects the mix of homes sold as much as values.

Can foreigners buy on Al Jubail Island?

The developer sells Jubail to all nationalities and ADREC records the sales, but Jubail is not on the original official list of nine investment areas. Confirm the title type, freehold or long lease, with the developer and ADREC on DARI before buying.
