City of
Arabia
A long-stalled Dubailand plot, now selling by the thousand.
City of Arabia sits in Dubailand on Sheikh Mohammed Bin Zayed Road (E311), the north-south highway that links the inland communities, close to Global Village and IMG Worlds of Adventure. Today it is almost entirely off-plan: 98% of the 2,711 sales registered from January to September 2026 were purchases from developers.
Two developers drive it. Azizi is building Azizi Milan, a large cluster of apartment buildings that took most of the volume in 2026, with medians of AED 580K to AED 610K in its busiest buildings. Beyond Developments, the community-scale brand of Omniyat Group, launched The Yards, whose first phase Arancia is our active investment case.
The buyer here is buying a future neighbourhood at an early price. The median flat sold at AED 1,708 per sq ft in 2026, about 17% above JVC (AED 1,457) and 8% above Arjan (AED 1,585) on the same DLD basis (our calculation), for homes that hand over in the next few years in a district without a metro station or an established retail centre yet.
City of Arabia moved against the citywide slowdown. Sales rose from 168 in the first quarter of 2026 to 730 in the second and 1,813 in the third, driven by Azizi Milan and Arancia launches, and the median flat price per sq ft edged up from AED 1,652 to AED 1,714 (DLD, Jan to Sep 2026). Across Dubai, ValuStrat put values 3.1% lower year on year in August 2026, and Cavendish Maxwell put the average price 1.7% lower.

Not right for everyone.
City of Arabia is a strong recommendation for the right profile. It's also wrong for investors whose objective doesn't match what the zone delivers. Here is our honest read.
- You want an off-plan studio or one-bedroom between AED 580K and AED 1.2M and can wait for handover
- You prefer a long developer payment plan, such as the 40/60 plan on Arancia, over a mortgage
- Your horizon is five years or more, long enough for the surrounding plots to be built and occupied
- You want a family-sized apartment in a smaller first phase rather than in a large tower cluster
- You need rent soon: almost nothing here is finished, and there are too few leases to measure a yield
- Your tenant needs a metro: there is no station in City of Arabia today
- You want to resell before completion in a district where several thousand similar off-plan flats were sold in one year
- You want a villa or townhouse: City of Arabia is an apartment market
Where the 2026
sales went.
Arancia at The Yards is our active investment case. Prices are DLD medians for January to September 2026 unless stated.

What we actually think about City of Arabia.
City of Arabia is an early-stage bet on the E311 corridor filling in. The location is central to Dubailand, between the established villa communities and the attractions along the highway, and prices per sq ft sit about 8 to 17% above older apartment districts such as Arjan and JVC (our calculation). What you do not get yet is a finished neighbourhood, a metro station or a track record of rents.
The volume is concentrated. Azizi Milan towers made up more than half of 2026 sales (our calculation from DLD), mostly studios at about AED 590K. When they complete, owners will compete for the same small-unit tenants. That is why our case here is Arancia: a smaller first phase of 272 homes from an Omniyat brand, with one-bedrooms from AED 1.0M and a 40/60 plan that leaves 60% to pay at handover.
We cannot quote a yield for City of Arabia, because only 25 ready flats sold and 14 leases were registered in the period. For income assumptions, the Dubai apartment average of 5.53% gross (Global Property Guide, Q2 2026) is a more honest starting point than any projection.
Where is City of Arabia?
In Dubailand, on Sheikh Mohammed Bin Zayed Road (E311), close to Global Village and IMG Worlds of Adventure. The Dubai Land Department records most of it as the City of Arabia area, with one Azizi Milan phase registered under Wadi Al Safa 4.
How much is a studio in City of Arabia?
The median studio sold for AED 590K from January to September 2026, the median one-bedroom for AED 1.11M and the median two-bedroom for AED 2.21M, according to DLD data. One flat in ten sold for under AED 578K.
Is there a metro station in City of Arabia?
No. The area is reached by road today. The Blue Line due in 2029 and the Gold Line due in 2032 do not list a City of Arabia stop in their official announcements, so we do not count on one.
What yield can I expect?
There is not enough finished stock to measure one: 25 ready flats sold and 14 leases were registered in the period. The Dubai apartment average was 5.53% gross in Q2 2026 according to Global Property Guide. Net yield will be lower after service charges and vacancy.
Why is Arancia our investment case here?
It is a small first phase of 272 homes from Beyond, the community brand of Omniyat Group, with one-bedrooms from AED 1.0M and a 40/60 payment plan. The full reasoning, risks included, is in the case.
