Zone overview

The family suburb that trades every week.

Dubai Hills Estate is Emaar's master-planned suburb off Al Khail Road: a golf course through the middle, Dubai Hills Mall at the edge, and parks threaded between apartment blocks and villa streets. Mornings are the school run and a coffee by the park; evenings are a terrace over the fairways.

It is one of the deepest markets in Dubai outside the tower districts. Between January and September 2026 the Dubai Land Department registered 1,760 sales worth AED 7.08bn in Dubai Hills Estate (excluding Eden Hills and other MBR City projects), half of them off-plan. Flats sold at a median AED 2,378 per sq ft. The median one-bedroom went for AED 1.72M and the median two-bedroom for AED 2.67M.

The top end is deeper than most buyers expect. Knight Frank counted 51 sales above US$10m in Dubai Hills Estate in the first half of 2026, the most of any Dubai community.

“Dubai Hills Estate sells to families who want parks, schools and a mall nearby. The yield is close to the city average; the reason to own here is the number of buyers when you sell.”
What changed in 2026

Dubai Hills followed the city down in 2026. The median flat price fell from AED 2,432 per sq ft in Q1 to AED 2,276 in Q3, and ready flats from AED 2,419 to AED 2,184 (DLD medians, which move with the mix of buildings sold). Sales in Dubai Hills Estate (excluding Eden Hills and other MBR City projects) dropped from 891 in Q1 to 383 in Q2 and 486 in Q3. ValuStrat's August 2026 index puts Dubai Hills Estate villas 6.8% below a year earlier, against 1.7% for Dubai villas overall.

Investor suitability

Right for you.
Not right for everyone.

Dubai Hills Estate is a strong recommendation for the right profile. It's also wrong for investors whose objective doesn't match what the zone delivers. Here is our honest read.

This zone fits you if
  • You are buying a one- or two-bedroom flat for AED 1.5M to 2.7M and want tenants who chose the area for its parks, schools and mall
  • You want a two-bedroom or larger above AED 2M, which also meets the Golden Visa property threshold (for an off-plan unit, confirm eligibility with DLD first)
  • You plan to hold for five years or more and value resale depth: 1,760 sales in nine months (Dubai Hills Estate excl. Eden Hills and other MBR City projects, DLD Jan to Sep 2026)
  • You want an Emaar villa or townhouse at around AED 4.6M or more: one in ten villa and townhouse sales here was at or below that figure
  • You may live in it later, so the home has to work for a family as well as for a tenant
This zone doesn't fit if
  • You want a gross yield above 7%: ready flats here return 5.9% gross
  • Your budget is below AED 1.45M, where the bottom tenth of flat sales here starts
  • You need to sell at a profit within two years: medians eased through 2026
  • You want a beach or waterfront address

M&M analysis

What we actually think about Dubai Hills.

Dubai Hills is one of the deepest suburban apartment markets in the city, and the price reflects it. Ready flats here sold at a median AED 2,297 per sq ft, against AED 2,464 in Downtown Dubai over the same months on the same DLD basis. You are paying close to city-centre prices for a green suburb with schools.

The 5.9% gross yield on ready flats is in line with Dubai's apartment average (Global Property Guide puts it at 5.53% for Q2 2026, on asking prices). Service charges vary by building and were not part of our data pull, so we check them unit by unit before we quote you a net figure. Villas yield less: 4.5–4.7% gross on registered villa rents, a little below the citywide villa average of about 5% that Cavendish Maxwell reported for H1 2026.

What we would buy: a ready one- or two-bedroom in a completed building near the park or the mall, priced at or below the Q3 ready median of AED 2,184 per sq ft. Off-plan here sells at about 5% above ready stock (AED 2,416 against AED 2,297 per sq ft; our calculation), so you pay for the payment plan and wait for the keys.

M&M position on Dubai Hills Estate
“Buy Dubai Hills for resale depth and a family tenant base, and accept a gross yield near 6%. Ready stock bought at or below the Q3 2026 median is the better entry than off-plan at a premium.”
M&M Advisory
Frequently asked
How much does an apartment in Dubai Hills Estate cost in 2026?

Between January and September 2026 the median one-bedroom sold for AED 1.72M, the median two-bedroom for AED 2.67M and the median three-bedroom for AED 4.42M (Dubai Land Department). The bottom tenth of flat sales started at AED 1.45M.

What rental yield can I expect in Dubai Hills?

Ready flats returned 5.9% gross: the median Ejari rent registered July to September 2026 divided by the median ready-flat sale price April to September 2026. Villas and townhouses returned 4.5 to 4.7% gross (3-bed 4.6%, 4-bed 4.7%), measured the same way on villa leases and ready villa sales with the same bedroom count. Service charges, vacancy and letting fees come off these figures.

Did Dubai Hills prices fall in 2026?

Yes, moderately. The median ready-flat price fell from AED 2,419 per sq ft in Q1 to AED 2,184 in Q3 (DLD). ValuStrat's August 2026 index puts Dubai Hills Estate villas 6.8% lower year on year.

Can a purchase here support a Golden Visa?

The Dubai Land Department issues the Golden Visa, a permit for 10 years, for property bought for AED 2M or more, wholly owned in your name, in one or more properties. If the property is mortgaged, at least AED 2M of the price must already be paid. For an off-plan unit, confirm eligibility with DLD before you rely on it. The median two-bedroom here, AED 2.67M, is above that line.

Villa or apartment in Dubai Hills?

Villas start higher: one in ten villa and townhouse sales was AED 4.64M or less, and three-bedroom villas sold at a median AED 4.9M. They yield less, 4.5 to 4.7% gross against 5.9% for ready flats, and they fell more in 2026: 6.8% year on year by ValuStrat's August index. Apartments are the better income holding; villas are the better home.

Dubai Hills Estate Investment Guide: Prices, Rental Yield, Off-Plan Projects

The Investment Case for Dubai Hills Estate

The Investment Case for Dubai Hills Estate

A professional Dubai hills estate investment provides exposure to a centrally located masterplan that balances high-density residential apartments with low-density luxury villa clusters. According to Dubai Land Department data for the first half of 2024, Dubai Hills Estate consistently ranks among the top five communities for total transaction volume. The development is a joint venture between Emaar Properties and Meraas, situated along the Al Khail Road corridor, which provides transit times of 15 minutes to Downtown Dubai and 20 minutes to Dubai Marina.

The core value driver is the integrated infrastructure. The community contains an 18-hole championship golf course, the 1.9 million square foot Dubai Hills Mall, and a 180,000 square metre central park. These amenities support high occupancy rates by attracting long-term tenants, primarily professional families and executive expatriates who prioritise proximity to the King’s College Hospital London and top-tier schools like GEMS World Academy.

Rental Yields and Capital Appreciation

Investors in Dubai Hills Estate typically target two distinct outcomes based on the asset class selected. Apartments in the community are currently delivering average gross rental yields of approximately 8.1% as per market data from the third quarter of 2024. In contrast, villa and townhouse segments focus on capital preservation and growth, with price appreciation in these clusters frequently exceeding the wider Dubai market average due to limited supply of large family homes in green belts.

Dubai Land Department figures for 2023-2024 indicate that certain sub-communities, such as Sidra and Maple, have seen significant value increases as they reached full maturity. Future growth is projected to be driven by the completion of the Dubai Metro Blue Line extension, which is planned to enhance connectivity to the area.

Net ROI Calculation

  • Purchase Price: AED 1,600,000
  • Annual Gross Rent: AED 135,000 (Based on current DLD registered contracts)
  • Service Charges: AED 18,200 (Calculated at AED 22 per sq. ft for an 827 sq. ft unit)
  • Management Fees: AED 6,750 (Standard 5% management fee)
  • Annual Net Income: AED 135,000 - AED 18,200 - AED 6,750 = AED 110,050
  • Net Rental Yield: (110,050 / 1,600,000) x 100 = 6.87%

This calculation excludes the initial 4% Dubai Land Department transfer fee and agency commissions, which are treated as capital costs. Realised returns vary based on the specific building quality and proximity to the Dubai Hills Park.

Dubai Hills Estate Off-Plan Projects and Strategy

The off-plan market in Dubai Hills Estate remains active with new launches from Emaar Properties, such as Rosehill and various premium clusters. Investing in Dubai hills estate off plan projects allows for staged payments, typically following a 80-20 or 90-10 structure, where the final instalment is paid upon completion.

M&M Real Estate provides clients with access to these developments before they reach the general public. This allows for the selection of specific units with the highest potential for resale value, such as those with unobstructed golf course views or those situated on corner plots. Current price per square foot for new launches typically sits between AED 2,100 and AED 2,600, reflecting the premium commanded by new construction with modern energy-efficient specifications.

Strategic Advantages of Off-Plan

  • Entry Pricing: Purchasing during the launch phase often captures the initial valuation before the secondary market adds a premium upon handover.
  • Payment Flexibility: Payments are linked to construction milestones, reducing the immediate capital requirement.
  • Modern Standards: Newer buildings incorporate updated building codes and amenities that attract higher-tier tenants compared to older stock.
Service Charges and Maintenance

Service Charges and Maintenance

Understanding Dubai hills estate service charges is a requirement for accurate financial modelling. These fees cover the upkeep of common areas, 24-hour security, gym maintenance, and landscaping. For the 2024 period, service charges for apartments generally range from AED 16 to AED 24 per square foot. Villas typically operate on a plot-size basis or a lower square footage rate, often ranging from AED 3 to AED 6 per square foot, as the owner is responsible for internal and private garden maintenance.

Official figures are audited and approved by RERA (Real Estate Regulatory Agency). Investors should verify the specific Mollak certificate for any property to confirm the exact historical and current charge rates before finalising a purchase.

Frequently asked

Is Dubai Hills Estate a freehold area?

Yes. Dubai Hills Estate is a designated freehold zone. This allows international investors of all nationalities to own property with 100% ownership rights, which are registered with the Dubai Land Department.

What is the average Dubai hills estate roi?

Gross rental returns for apartments typically range between 7% and 8.5%. For villas and townhouses, the yield is lower, usually 4.5% to 6%, but these assets often show higher levels of capital appreciation due to the scarcity of land within the masterplan.

How do prices compare to Downtown Dubai?

Dubai Hills Estate often provides a more competitive price per square foot than Downtown Dubai while offering significantly more green space. As of late 2024, the price per square foot in Dubai Hills for premium apartments is approximately 20-30% lower than prime Downtown units, despite similar build quality from Emaar.

Are there any hidden costs when buying?

The standard costs include a 4% DLD fee, a 2% agency fee, and approximately AED 5,000 in administrative and trustee fees. When purchasing off-plan, the agency fee is often waived as it is covered by the developer.
