Zone overview

Your own beach, five minutes from the Marina.

Emaar Beachfront is a cluster of Emaar towers on a reclaimed strip of Dubai Harbour, between Dubai Marina and Palm Jumeirah. Residents share a private beach, the towers face the open sea or the Marina skyline, and the Marina's restaurants are a short drive away. Mornings start with a swim before the city wakes up.

It is one developer's community, with towers with recognisable names such as Beach Vista, Sunrise Bay, Marina Vista, Grand Bleu, Beach Mansion and Palace Beach Residence. Most towers are now complete, and only 28% of the 279 sales registered between January and September 2026 were off-plan.

Prices are high for the coast. Ready flats sold at a median AED 3,329 per sq ft, above Palm Jumeirah's ready-flat median of AED 2,653 and well above Dubai Marina's AED 1,863, and a typical one-bedroom for AED 2.55M.

“Emaar Beachfront lets you own a flat on a private beach with one developer behind every tower.”
What changed in 2026

Prices at Emaar Beachfront eased through 2026. The median ready flat fell from AED 3,425 per sq ft in Q1 to AED 3,179 in Q3, and sales dropped from 123 in Q1 to 78 in each of Q2 and Q3 (DLD). Across Dubai, ValuStrat's August index was 3.1% lower year on year and 10.2% below February.

Investor suitability

Right for you.
Not right for everyone.

Emaar Beachfront is a strong recommendation for the right profile. It's also wrong for investors whose objective doesn't match what the zone delivers. Here is our honest read.

This zone fits you if
  • You want a beach home with a budget of AED 2.2M to 4.5M for one or two bedrooms
  • You want to use the flat part of the year and let it the rest of the time
  • You prefer a completed tower from a single, large developer with a managed community
  • You hold five years or more and value the address over the yield
  • You want a property above the AED 2M Golden Visa threshold; for an off-plan unit, confirm eligibility with DLD first
This zone doesn't fit if
  • Your budget is under AED 2.2M
  • You need a gross yield above 5%; completed flats here return about 4.8%
  • You want a villa or a garden; the community is all apartments
  • You need to sell quickly; sales fell to 78 a quarter after Q1 2026

M&M analysis

What we actually think about Emaar Beachfront.

At Emaar Beachfront you can buy a completed flat with a private beach from a single developer, and that is the reason to buy. The 4.8% gross yield is measured on Ejari contracts in these towers. It is below the city average, as expected for beachfront stock above AED 3,000 per sq ft, so the case rests on use, resale appeal and long-term value.

This year gives buyers more room to negotiate. Ready prices eased from AED 3,425 to AED 3,179 per sq ft between Q1 and Q3, and fewer buyers are competing for each unit. We prefer completed towers here: off-plan units sold at a median AED 4,627 per sq ft, well above ready flats in the next tower.

In our experience open sea and Palm views are easier to resell than units facing another tower at close range.

M&M position on Emaar Beachfront
“A good buy for a beach home you will use and let, held five years or more. Buy a completed unit with an open view while prices are softer, and leave the higher-priced off-plan towers to buyers who want a specific new launch.”
M&M Advisory
Frequently asked
How much does an apartment at Emaar Beachfront cost?

DLD medians for January to September 2026: one-bedroom AED 2.55M, two-bedroom AED 4.5M and three-bedroom AED 7.53M. One in ten flats sold for AED 2.23M or less.

What is the rental yield at Emaar Beachfront?

About 4.8% gross: the median Ejari rent registered July to September 2026 divided by the median ready-flat price from April to September 2026, in the same towers. Net yield is lower after service charges and management.

Is Emaar Beachfront part of Dubai Harbour?

Yes. DLD registers the Emaar Beachfront towers under the area name Dubai Harbour. Our Dubai Harbour guide adds other harbour projects such as W Residences, DAMAC Bay and Sobha Seahaven, so its figures include these towers and should not be added to these.

Do residents have beach access?

Yes. The towers share a private beach for residents of the community.

Does a flat here qualify for the Golden Visa?

The Dubai Land Department issues the Golden Visa, a permit for 10 years, for property bought for AED 2M or more, wholly owned in your name, in one or more properties. If the property is mortgaged, at least AED 2M of the price must already be paid. For an off-plan unit, confirm eligibility with DLD before you rely on it. Almost every flat here is above that value; Bayview is the main off-plan tower where that check applies.

Emaar Beachfront Investment Guide: Prices, Rental Yield, Off-Plan Projects

Emaar Beachfront, Dubai

Emaar Beachfront ROI depends on the unit’s purchase price, achievable rent and building costs. A sound assessment starts with current availability and unit-level evidence rather than a headline return.

M&M Real Estate presents Emaar Beachfront as a master community in Dubai and invites investors to request a project briefing covering current availability, pricing and portfolio fit. Speak with an M&M advisor to review the options currently on the market.

Emaar Beachfront prices and investment potential

Emaar Beachfront prices and investment potential

How much are apartments on Emaar Beachfront? Use the Emaar Beachfront project page to request current pricing and availability, then compare each unit against its likely rent and ongoing costs.

That comparison matters because two units in the same community can have different investment profiles. Purchase price, floor, view, layout, furnishing, condition and building-specific charges all affect the calculation. Bedroom count alone does not show whether the asking price is supported by achievable rent.

Is Emaar Beachfront overpriced? That can only be judged against a specific unit’s current asking price and comparable achieved rents. M&M’s published project information does not provide the price and project-specific return figures needed to make a community-wide verdict.

For a useful comparison, request the unit’s full price and payment schedule, then match it with rental evidence for similar units. Keep asking rents separate from achieved rents, and make sure each comparison reflects a similar view, condition, furnishing level and leasing strategy. Review M&M’s Emaar Beachfront project information and request a current briefing.

How to calculate Emaar Beachfront ROI

Gross rental yield is annual rent divided by the purchase price, multiplied by 100. Net rental yield deducts the costs of earning that rent. Total return combines rental income with any change in the property’s value over the holding period, after applicable costs.

Gross rental yield

Use achieved annual rent and the unit’s purchase price to calculate a first-pass yield. This is a screening measure because it leaves out operating expenses and transaction costs.

Net rental yield

Deduct service charges, management fees, maintenance, furnishing, vacancy and transaction costs from rental income. Divide the resulting net income by the full acquisition cost to compare units on a more practical basis.

Total return

Assess rental income separately from capital appreciation. A change in value is an estimate until a sale establishes the result, while rental yield measures income from letting the property.

Evidence for the rent assumption

Use comparable achieved rents for similar units and a clearly stated rental period. Asking rents and promotional projections show expectations, while completed leases provide a stronger basis for an income estimate.

For a like-for-like comparison, record the purchase price, floor, view, layout, condition, furnishing, service charges and leasing plan for each option. This gives an investor a clear line from the proposed price to gross yield, net yield and total return.

Choosing a unit, view and rental strategy

Choosing a unit, view and rental strategy

Compare units by their full features and costs, not by size alone. A higher floor or a particular view may appeal to a different tenant, while layout, natural light, furnishing and condition influence how a unit presents for rent. Test those features against achieved rents for genuinely comparable properties before building a yield estimate.

Long-term leasing or short-term rentals

Long-term leasing usually gives an investor a clearer lease period and a more straightforward way to plan occupancy. Short-term rentals can bring different nightly rates, but income depends on occupancy and seasonality and requires active management, furnishing and applicable permissions.

Compare both strategies using the same unit and the same cost categories. Include expected vacancy, management fees, maintenance and furnishing, and assess short-term income after operating expenses. A higher advertised nightly rate does not establish a higher net return.

Ready property or Emaar Beachfront off-plan

A ready property can be assessed using its present condition, current building charges and available rental evidence. An off-plan property requires a cash-flow review across the payment schedule, construction period and handover, followed by an estimate of rent based on comparable completed units.

Keep projected off-plan income separate from observed results for completed homes. Review the payment plan alongside the intended holding period and the amount due at each stage, then compare the eventual unit specification with the properties used for rent estimates.

Location checks for Emaar Beachfront and Dubai

M&M describes Emaar Beachfront as a master community in Dubai. For an investment review, use the map to locate the exact tower and unit, then assess access, the immediate surroundings and the amenities relevant to the likely tenant. Confirm that the location details you compare relate to the specific property being considered.

Map and area review

A practical map review connects the unit’s exact position with its access routes, nearby daily services and the features that matter to the intended renter. For a beach-oriented purchase, check the access and facilities associated with the particular building. M&M’s project briefing can help connect the available unit details with the community-level overview.

Foreign-buyer ownership

For an Emaar Beachfront purchase, review the ownership arrangement attached to the specific unit and the title documentation as part of the acquisition process.

Local reviews and buyer feedback

Local reviews and buyer feedback

Use Emaar Beachfront reviews to understand the resident experience, then keep those comments separate from evidence of rental performance. Feedback about access, maintenance, building management or day-to-day living can help frame questions for a viewing and project briefing.

For investment decisions, look for feedback tied to the relevant building and unit type, and compare it with achieved rental evidence and building costs. The advisory team can discuss current availability and pricing in an Emaar Beachfront briefing.

M&M has a dedicated Emaar Beachfront master community page and an advisory team available for a full project briefing. The team can discuss current availability, pricing and how the community fits an investor’s portfolio.

Ask for the unit details and rental assumptions behind each comparison.

Frequently asked questions for investors

Frequently asked questions for investors

How much are apartments on Emaar Beachfront?

Prices vary by unit, so compare a written quote with the total acquisition cost before estimating yield.

Which property in Dubai offers the best return on investment?

There is no single property that offers the best ROI for every investor. Compare net rental yield, total acquisition costs, rental evidence and holding period for each shortlisted unit.

How is Emaar Beachfront as an investment location?

Assess it at building level: a site visit can help you judge access, condition and facilities for your intended tenant.

Which apartment size or property type should I compare for rental yield?

Compare units with similar layouts, condition, furnishing, floor and view, then include their purchase prices and building costs. This makes the yield comparison more useful than comparing bedroom counts alone.

How do views, tower and unit condition affect achievable rent?

These features can shape tenant appeal and the rent a unit can achieve. Compare properties with similar views, tower characteristics and condition, using achieved rents rather than relying only on advertised asking prices.

How should I compare long-term leasing with holiday-home rentals?

Compare expected net income after vacancy, occupancy, management, maintenance, furnishing and applicable permissions. Long-term and short-term strategies have different operating requirements, so compare them using the same unit and cost basis.

What costs should I include when estimating net returns?

Keep one-off acquisition costs separate from recurring operating expenses in your worksheet, then subtract both before calculating net yield.

What should I compare when choosing a ready or off-plan unit?

For a ready property, review its condition, building charges and comparable achieved rents. For off-plan property, assess the payment schedule and handover cash flow, and keep projected rent separate from results achieved by completed units.
