Beachfront living with a fully built resale market.

Jumeirah Beach Residence is the row of residential towers between Dubai Marina and the open beach. You step out of the lobby onto The Walk, with its cafes and shops, and the sand is a few minutes on foot. The Dubai Tram stops at the district, and the Marina promenade is right behind it.

Every sale here is a resale. Of the 303 sales registered between January and September 2026, none were off-plan. The median one-bedroom sold for AED 1.77M and the median three-bedroom for AED 2.8M. Per square foot, ready flats sold at a median AED 1,592, below Dubai Marina's AED 1,863.

The tenant pool is broad: families who want the beach, couples working in Media City or the Marina, and holiday guests where the building allows short stays.

What changed in 2026

JBR was one of the weaker apartment markets in 2026. ValuStrat's August index put JBR apartments 16.9% below a year earlier, the second steepest apartment decline it tracks. On DLD data the median flat fell from AED 1,741 per sq ft in Q1 to AED 1,514 in Q2 and AED 1,551 in Q3, with roughly 100 sales a quarter.

What we actually think about JBR.

JBR gives you the beach, the tram and a deep tenant pool at a lower price per square foot than the Marina behind it. After this year's fall, a buyer with a long horizon is paying less than buyers did in 2025. We would rather buy here after a correction than before one.

The yield figure needs care. Ejari does not record JBR contracts by building, so our 6.7–6.8% gross is measured with rents from the whole Marsa Dubai land area, which also covers Dubai Marina, Emaar Beachfront and Dubai Harbour. The real rent on a JBR flat can sit above or below that average, so we check the actual rent on the unit before quoting a number to a client.

The risks are building age, service charges and noise near The Walk. In our experience sea-facing units on higher floors are easier to resell than low floors over the busiest stretch.

Can I buy off-plan in JBR?

No new off-plan sold here in 2026: all 303 registrations were resales. If you want a payment plan by the sea, look at Dubai Harbour or Emaar Beachfront.

Does a JBR flat qualify for the Golden Visa?

The Dubai Land Department grants the 10-year Golden Visa for property with a purchase value of AED 2M or more, in one or more properties. If the property is mortgaged, at least AED 2M of the price must already be paid. For an off-plan unit, confirm eligibility with DLD before you rely on it. Many two- and three-bedroom flats here are above that value; the median two-bedroom sold for AED 2.29M in 2026.
