City
Abu Dhabi's mid-market freehold address.
Masdar City is a low-rise district on the Abu Dhabi mainland beside Zayed International Airport, built around shaded streets, the Khalifa University campus and a business free zone. For a foreign buyer the first fact that matters is ownership: Masdar City is one of the nine named investment areas on the official UAE government list, so foreigners can buy freehold here, while most of the Khalifa City district around it is not open to them.
It is also one of the few places in Abu Dhabi where an investor can still buy a new flat for under AED 1M. Royal Park by Reportage, the most traded project in the district this year, sold at a median AED 716K between January and 2 October 2026 on Abu Dhabi's transaction register (ADX). At the other end, Taraf and Masdar's Fay Gardens villas sold at a median AED 5.65M.
The data is thinner than for Yas, Saadiyat or Reem. ADX files Masdar inside its Khalifa City district, and no source publishes a Masdar-only price index, rent series or achieved yield. What we can show are project-level sales, which tell you clearly where buyers are putting money.
Sales value hit a new high in 2026. The ADX district that contains Masdar, Khalifa City, registered 793 sales worth AED 3.81bn between January and 2 October, the highest yearly value in ADX's series back to 2019 and against AED 2.05bn in all of 2025; about 620 of those sales were in eight Masdar projects (our calculation from ADX project rows). Cushman & Wakefield named Masdar among the areas where Q2 2026 launches concentrated. Citywide, ADREC's repeat-sales index put Abu Dhabi apartment values 20% higher year on year to June 2026, while Cushman & Wakefield saw average prices ease 1% quarter on quarter in Q2, the first cooling after a long run.

Masdar City is a strong recommendation for the right profile. It's also wrong for investors whose objective doesn't match what the zone delivers. Here is our honest read.
- You have AED 700K to 1.6M and want a new freehold flat in Abu Dhabi from a developer with sales on record here
- You can hold through construction: the main projects hand over between late 2027 and 2030 (developer and portal schedules)
- Your tenants are likely to be airport, university or free-zone staff who want to live close to work
- You want a family villa on the mainland and Fay Gardens' AED 5.65M median fits your budget; it clears the AED 2M Golden Visa value test, and for an off-plan unit at least AED 2M must already be paid
- You are comfortable judging a project on its own sales record because no area-wide index exists yet
- You need a published rental yield before you buy: no achieved yield for Masdar alone exists in the 2026 data
- You want a beach or marina on your doorstep
- You need the AED 2M Golden Visa from one flat: the most traded flats here sold well below that
- You plan to sell within a year or two, before handover, in a district with this many launches

What we actually think about Masdar City.
Masdar is one of the lowest-priced freehold entries in Abu Dhabi that we can support with transaction data. Royal Park and The Gate, both by Reportage, sold at medians of AED 716K and AED 700K this year, well below what a flat costs on Saadiyat or in Al Maryah's branded towers. The tenant base is real: Zayed International Airport's Terminal A opened next door in November 2023, and the Khalifa University campus sits inside the district.
The caution is supply and evidence. Five developers are active, with Fay Hills alone planned at more than 1,000 villas and townhouses, and ADREC counts 3,955 units in the wider Khalifa City district pipeline to 2030. Bayut's listings imply a 7.63% gross return on apartments, but that is asking rent over asking price, and listings run ahead of signed contracts. Until Masdar flats hand over in numbers, nobody can show you an achieved yield, and we would not buy on a promised one.
Abu Dhabi froze rent renewals at 0% from 2 June 2026, so whatever rent a flat lets for first is the rent it is likely to keep for a while. Price the first lease carefully.
Can foreigners buy freehold in Masdar City?
Yes. Masdar City is one of the nine named investment areas on the official UAE government list under Abu Dhabi Law No. 19 of 2005, as amended in 2019. Sales are registered on DARI, which charges a 2% registration fee on the sale price.
What does a flat in Masdar City cost in 2026?
On ADX, Royal Park by Reportage sold at a median AED 716K and The Gate at AED 700K between January and 2 October 2026. Burtville's Bab Al Qasr Resort Residence 19 sold at a median AED 1.54M and Bab Al Qasr Garden Residence 66 at AED 1.90M.
What rental yield can I expect in Masdar City?
No achieved yield for Masdar alone is published. Bayut's H1 2026 report shows 7.63% gross for apartments, but that divides asking rents by asking prices, which usually overstates what landlords achieve. Since 2 June 2026 Abu Dhabi rent renewals are capped at 0%, so the first lease you sign matters more than usual.
Does buying in Masdar City qualify for a Golden Visa?
Abu Dhabi grants the Golden Visa for property worth AED 2M or more. If it is mortgaged, AED 2M of equity must be held; for off-plan, at least AED 2M must already be paid. Confirm with ADREC before you rely on it. Most Masdar flats sell below AED 2M; a Fay Gardens villa, or two units together, can reach it.
Is Masdar City the same as Khalifa City?
No. They are neighbours, and ADX files Masdar's sales inside its Khalifa City district, but Masdar City is a named freehold investment area while most of Khalifa City is not. About 620 of the 793 sales (our calculation from ADX project rows) ADX recorded in Khalifa City in 2026 were in Masdar projects.
