For most purchases, prepare valid identification, proof of address, evidence of how you are funding the purchase, and the documents for the specific property and payment method. A UAE visa and Emirates ID are not universal requirements for foreign buyers. For an off-plan purchase, keep the reservation paperwork, Sale and Purchase Agreement (SPA) and project payment instructions together.

Quick checklist: Gather buyer identification and address details first, prepare a clear source-of-funds trail, then add the documents that apply to your purchase: off-plan SPA, resale Form F and developer NOC, mortgage paperwork, company records or a Power of Attorney (POA).

Use this page as a working checklist. Print it or save the page as a PDF, then mark each item as you collect it.

Stage 1: Prepare identity and residency documents

Start with one identity file for every purchaser named on the transaction. Requirements differ for residents, non-residents and joint buyers, so keep each person’s paperwork separate and make sure names match across documents.

  • Passport: Prepare a clear copy of the identification page for each buyer. Keep the original available for in-person identity checks.
  • Emirates ID and UAE visa: Include these if the buyer is a UAE resident. A non-resident buyer can prepare passport identification instead.
  • Proof of address: Keep a recent bank statement, utility bill or other official correspondence showing the buyer’s current residential address. A bank or compliance team may request it as part of KYC.
  • Joint purchasers: Collect a separate identity and address file for each co-buyer, and agree how the buyers’ names will appear in the transaction documents.

Practical tip: Check spelling, surname order and transliteration against the passport before signing. If a document uses a different name format, prepare supporting paperwork that explains the difference.

Stage 2: Build a source-of-funds file

Source of funds for a Dubai property purchase means showing where the purchase money came from and how it will reach the seller or project account. Banks and property transaction teams use KYC and anti-money laundering (AML) checks to understand the buyer and the payment path.

  • Bank statements: Keep statements that show the funds available for the purchase and, where relevant, the account from which the transfer will be made.
  • Evidence of the original source: Depending on how the money was obtained, useful records can include payslips or employment income documents, an investment sale statement, a property sale contract, inheritance paperwork or a gift record.
  • Payment trail: Save bank transfer confirmations and payment receipts. Keep the buyer name, beneficiary details and payment reference consistent with the purchase paperwork.
  • Purchase documents: Keep the signed SPA and payment schedule with the funds file. For British investors, M&M’s UK investor guide covers capital transfers.

When you transfer money to Dubai for a property purchase, use the payment details issued for that transaction and retain evidence of each transfer.

Practical tip: Put the bank statement, source document, signed purchase agreement and transfer receipt in one folder. This makes the origin and route of the funds easier to explain if a bank or transaction team requests supporting records.

Stage 3: Match the paperwork to the property type

Stage 3: Match the paperwork to the property type

For an off-plan property

Keep the reservation form, SPA, payment schedule and buyer identification together. Read the SPA for the project and phase name, unit details, payment instructions and escrow account, then use those details consistently when arranging payments.

Use a project’s name or registration number to review it in DLD Project Status or Dubai REST; M&M’s Emaar project information explains this process. Match the project or phase to the reservation documents, and compare the escrow account shown in DLD with the SPA.

For a ready property resale

Prepare the signed Memorandum of Understanding (MOU), commonly recorded using Form F, alongside the seller’s existing Title deed and the buyer’s identification. The seller’s deed documents the seller’s ownership; the buyer’s Title deed is issued after the transfer is registered.

A developer’s No Objection Certificate (NOC) is used in resale transfer procedures where the property or developer process requires one. The seller typically arranges the property-transfer NOC. It is different from a letter from an employer or visa sponsor, which does not replace the developer’s NOC.

Stage 4: Add lender documents if you are using a mortgage

Mortgage buyers need the identity and property documents above, plus the lender’s application and financial evidence. There is no single salary figure that applies to every buyer: a lender assesses income, existing commitments, deposit, property and loan application under its own criteria.

  • Mortgage pre-approval: Keep the lender’s pre-approval or initial offer with the purchase file.
  • Income evidence: The lender may request employment or business income records, payslips, salary confirmation or tax documents, depending on the buyer’s circumstances.
  • Financial position: Prepare bank statements and information about existing loans or other regular debt payments if requested.
  • Property and loan papers: Keep the valuation, final mortgage offer and any lender documents needed for registration or payment alongside the SPA or Form F.

A bank may request more evidence than a cash purchase because it assesses both the borrower and the property. Request the lender’s document list early, before scheduling a transfer or making an international payment.

Stage 5: Prepare for transfer and registration

Before the transfer appointment, organise the signed transaction agreement, buyer and seller identification, property documents and payment records. For a resale, include the developer NOC where required. A mortgage transaction can also require lender instructions or mortgage registration documents.

The Dubai Land Department (DLD) registers the ownership transfer. The Registration Trustee office handles the transfer appointment, and the buyer receives the new Title deed after registration. The seller’s Title deed, Form F and buyer’s final Title deed serve different purposes, so file each under its correct stage.

Before initiating a transfer, request the current transaction checklist from the developer, lender or Registration Trustee office handling the purchase. This is especially useful when the deal involves a mortgage, an off-plan project or more than one buyer.

Stage 6: Add company or representative documents where relevant

Stage 6: Add company or representative documents where relevant

If a company is buying

A company purchase requires the company’s identity and authority to buy, in addition to the authorised signatory’s identification. The transaction team may request corporate registration documents, a current trade licence, constitutional documents, a board resolution, ownership details and evidence identifying the authorised signatory.

Prepare the records that show who can sign for the company and who ultimately owns or controls it. Cross-border investors can find M&M’s Italy investor guide, which describes advisory support from structuring through acquisition.

If someone is acting under a POA

Prepare the POA and identification for both the buyer and representative. The POA needs to authorise the relevant property transaction and meet the notarisation, legalisation and translation requirements that apply to the document and its use in Dubai.

Do not leave POA preparation until the transfer date. Share the document with the transaction team early so its scope and format can be assessed before the buyer relies on it for signing or registration.

If documents were issued outside the UAE

Keep originals and clear digital copies available. Arrange certified Arabic translation or document attestation when the receiving authority or transaction team requires it, and resolve any inconsistent names before signing.

FAQs: Dubai property purchase documents

FAQs: Dubai property purchase documents

What documents do foreign buyers need to purchase property in Dubai?

Foreign buyers can prepare passport identification, proof of address and evidence of the source and payment path of their funds. Add the property agreement and any mortgage, company or POA documents that apply to the purchase; a UAE visa or Emirates ID is not a universal requirement.

What is the minimum salary to buy a house in Dubai?

There is no single minimum salary for every Dubai property purchase. A mortgage lender assesses the buyer’s income, existing commitments, deposit and application, while a cash buyer is assessed through the transaction’s identity and source-of-funds checks.

How do I register as a first-time home buyer in Dubai?

There is no separate first-time-buyer registration step in this checklist. The ownership transfer is registered with the DLD through the applicable transaction process, using the buyer’s identification and the documents for the property and payment method.

What paperwork is required to buy an off-plan property?

Prepare buyer identification, the reservation paperwork, signed SPA, payment schedule and source-of-funds records. Follow the project’s payment instructions, and keep the SPA and escrow account details together with each payment receipt.

What extra documents are needed when buying with a mortgage?

Mortgage buyers typically add pre-approval or lender application papers, income and bank records, information about existing debt, and the property valuation and final loan documents. The lender sets its own checklist for the buyer and the selected property.

Can someone buy property in Dubai on my behalf using a POA?

A representative can act under a POA that authorises the relevant property transaction and is accepted for the required signing or registration step. Prepare the buyer’s and representative’s identification as well, and arrange any required notarisation, legalisation or translation before the transaction.

What documents are needed when a company buys property?

Along with the property and payment documents, prepare company registration and authority records, ownership details and identification for the authorised signatory. The transaction team may request additional corporate documents based on the company’s jurisdiction and structure.

When are the MOU, NOC and Title deed used?

Use Form F to record the resale terms, obtain the developer NOC when the process calls for it, and retain each Title deed for its own ownership stage.
