Dubai Real Estate Shows Strong Growth in Prices, Sales, and Rentals

Dubai’s real estate market continued its upward trajectory into 2025, building on a remarkable 2024 with consistent growth in property prices and transaction volumes. The ValuStrat Price Index (VPI) recorded 204.2 points at the start of the year - a 1.7% monthly climb and a substantial 27% gain year-over-year. Villas stood at 264.2 points, while apartments reached 165 points, both based on a January 2021 baseline of 100 points.

Though villa price growth moderated to a 2% monthly increase, they still posted a notable 31.2% rise compared to the previous year. Communities like Jumeirah Islands, Palm Jumeirah, Emirates Hills, and Dubai Hills Estate led the pack in annual growth.

Apartments followed closely with a 1.4% monthly price increase and 23.1% annual growth. The strongest performers included The Greens, Palm Jumeirah, The Views, Town Square, and Dubailand Residence Complex. Apartment values in Palm Jumeirah, The Greens, and Jumeirah Beach Residence have now exceeded their previous highs from 2014.

Off-Plan Properties Continue to Dominate

Demand for off-plan properties remained strong. While Oqood registrations dipped 13.5% month-on-month in January, they showed a 37.9% rise compared to the same period last year. Off-plan transactions made up 69.1% of all home sales that month.

Dubailand Residence Complex stood out, setting a new record for the highest number of off-plan homes sold in a single month. Emaar South, Damac Hills 2, Jumeirah Village Circle, and Business Bay also ranked among the top locations for off-plan sales.

In contrast, secondary-home transactions saw a slight 5.1% monthly decrease but were still 7% higher year-over-year. Jumeirah Village Circle, Business Bay, Dubai Marina, Downtown Dubai, and Jumeirah Lake Towers remained the most sought-after areas for ready homes.

Buyer Preferences and Top Locations

The start of 2025 brought a 23% annual jump in overall property transactions, totalling 14,238 deals, with a 24% boost in value, reaching $12.09 billion.

According to Property Finder, buyer preferences leaned heavily towards smaller units, with 31% searching for one-bedroom apartments, 37% for two-bedrooms, and 15% for studios. Among those in the market for villas or townhouses, 37% preferred three-bedroom units, while half looked for properties with four or more bedrooms.

Dubai Marina, Jumeirah Village Circle, Downtown Dubai, Business Bay, and Palm Jumeirah were the top picks for apartment buyers. For villas and townhouses, Dubai Hills Estate, Palm Jumeirah, Dubailand, Al Furjan, and Damac Hills 2 emerged as preferred choices.

Shifts in Rental Demand

Rental patterns reflected varied preferences. Around 59% of tenants seeking apartments opted for furnished spaces, while 39% leaned toward unfurnished options. In contrast, villa and townhouse renters showed a near-even split, with 52% preferring furnished units and 48% choosing unfurnished ones.

For apartment rentals, one-bedroom units were the most popular (33.4%), closely followed by two-bedrooms (33%) and studios (21%). The leading areas for apartment rentals included Jumeirah Village Circle, Dubai Marina, Downtown Dubai, Business Bay, and Deira.

When it came to villas and townhouses, 42% of tenants sought three-bedroom options, while 35% searched for four or more bedrooms. Jumeirah, Dubai Hills Estate, Damac Hills 2, Al Barsha, and Al Furjan topped the list of sought-after communities for these property types.

Dubai’s real estate market continues to show resilience and adaptability, offering opportunities for investors, homeowners, and renters across a wide range of preferences and budgets.
