When we assess Dubai rental yield, gross figures are only a starting point. A useful estimate tests the rent an owner can achieve, the time the property is occupied and the costs that come out before income is retained.
- Gross yield compares rent with cost. It does not show how much rental income the owner keeps.
- Net yield needs a clear denominator. State whether the calculation uses the purchase price or the total acquisition cost.
- Use realistic rent and occupancy. Asking prices and full-year occupancy can make a projection look stronger than the income collected.
- Check the building’s costs. Service charges, cooling, management and routine maintenance all affect net rental yield.
- Compare like with like. Match property type, condition and letting strategy before weighing one yield against another.
- Keep rental yield separate from total return. Rent and a change in property value are different parts of an investment assessment. Our Dubai real estate investment guide considers the wider decision.
Gross yield is a quick comparison, not take-home income
Gross rental yield is annual rent divided by the property’s purchase price, multiplied by one hundred to express the result as a percentage. It is a quick way to compare rental income with a property’s cost, not a forecast of cash received after expenses.
Net rental yield subtracts operating costs from rent before dividing by a stated cost basis. That gives a clearer view of recurring income, provided the calculation explains whether the denominator is the purchase price or the total acquisition cost.
Those denominators answer different questions. A purchase-price yield compares rent with the agreed price of the home; an all-in calculation also accounts for acquisition expenses, so the same rent can produce a lower percentage.
Yield measures rental income relative to cost. Total return may also include a change in the property’s value, but expected appreciation should not be used to make weak rental income appear stronger.
We set out the difference between headline figures and rental returns in our guide to Dubai property rentals and yields.

Estimate rent and occupancy realistically
There is no single useful average rental income for Dubai without specifying the property type, size, location and occupancy. Rental income in dirhams is an amount; yield is a percentage comparing that income with the property’s cost.
Build the income estimate from achieved rents for comparable homes. Match bedroom count, condition, furnishing, building and lease terms, because a broad neighbourhood average may not reflect the unit you are assessing.
Advertised rent can differ from achieved rent.
Allow for vacancy and tenant turnover by estimating the periods when rent is actually collected. A gap between tenancies reduces annual income even if the advertised rent stays unchanged, so a full-year assumption can overstate the likely occupancy rate.
As an illustration of why area context should accompany a rent estimate, M&M’s Dubai Marina guide gives a location-specific view of the market.
Dubai Marina is a useful prompt to look beyond an area label and compare the individual building and unit. Our Dubai Marina property guide provides a more focused starting point for that comparison.
Separate regular running costs from major repairs
Subtract recurring ownership expenses because they reduce the rent retained in an ordinary year. Depending on the arrangement, include service charges, landlord-paid property management fees, insurance and routine maintenance.
Service charges are specific to the building and property. Compare building-level records for the home under consideration; nearby properties may carry different costs.
Cooling needs its own line in the estimate. District cooling and chiller fees can be billed differently across buildings and tenancies, so establish which charges the landlord pays and which fall to the tenant under the lease.
| Cost type | How to treat it | Why it belongs in the assessment |
|---|---|---|
| Service charges | Use the building’s actual records. | They reduce rental income retained by the owner. |
| Management, insurance and routine maintenance | Include landlord-paid recurring expenses. | They form part of the normal operating burden. |
| Cooling | Separate district cooling or chiller fees and assign responsibility under the tenancy terms. | Billing and responsibility can differ between properties. |
| Major repairs and replacements | Keep them separate from routine costs and allow for a contingency. | A typical-year estimate should not imply that large repairs never occur. |
Separating ordinary running costs from irregular repairs makes the estimate easier to interpret. It also stops a one-off replacement from being mistaken for a normal annual expense, while keeping the risk of future work visible.
Foreign capital is hesitating. The 3.9 million people inside the UAE have not. The asymmetry that defines 2026, and what it tells you to do about it.

The JVC investment guide gives this net-yield example using estimated rent, annual expenses and total capital outlay:
- Estimated annual rent: AED 72,000.
- Annual expenses: AED 13,200.
- Calculate net yield on total capital outlay: (AED 72,000 - AED 13,200) ÷ AED 889,000 × 100 = 6.61%.
The two net figures use the same rent and costs but answer different questions. Label the denominator every time: acquisition costs belong in an all-in comparison, while a purchase-price yield should be presented as a purchase-price yield.
Keep mortgage interest and loan fees out of unleveraged property yield. Assess borrowing separately against the investor’s cash invested when calculating cash-on-cash return, so financing does not blur the property’s operating performance.

Compare areas, homes and rental strategies on the same basis
Compare like with like: match property type, bedroom count, condition and rental period. A studio and a family home can attract different rents and carry different operating costs, so a headline percentage on its own does not make them equivalent investments.
Tenant demand and access to employment or transport belong in the assessment alongside yield. A high percentage may not compensate for weaker occupancy or a less liquid resale market.
For an area example, M&M’s Jumeirah Village Circle guide describes demand from mid-income professionals alongside accessible entry-level investments.
That profile gives an investor context for investigating a specific home, not a substitute for checking its achieved rent and costs. Our comparison of areas for investment in Dubai can help frame neighbourhood differences, while our JVC investment guide focuses on that community.
Compare a long-term rental with a short-term rental on income after vacancy, management, cleaning, furnishing and other strategy-specific costs. Higher potential nightly rates alone do not establish a better net return.
Off-plan property needs a different rent timeline because the home cannot earn rental income before it is ready to let. Our off-plan guide and Dubai off-plan property information offer context for considering that route alongside completed homes.
Stress-test the result before relying on it
Recalculate the estimate using lower achievable rent, a longer vacancy and higher operating costs. If modest changes make the result unacceptable, the original projection rests on fragile assumptions.
Assess building quality, likely repair needs and resale liquidity alongside yield. A higher headline percentage can come with greater operating or exit risk, so inspect the condition and costs of the specific property rather than relying on a community-level comparison.
Keep expected rent separate from any possible change in property value. A hoped-for capital gain is a different investment assumption and should not conceal weak rental economics.
Update the estimate when tenancy, costs or property condition change. For project and developer due diligence, our developer reviews and wider investor resources sit alongside the property-level analysis.
Some investors also weigh residency plans as part of their wider ownership decision, separate from rental yield. Our Dubai Golden Visa guide covers that consideration.

A rental-yield figure is a useful starting point when the calculation makes its assumptions clear. Test achievable rent and occupancy, subtract the recurring costs, allow for larger repairs separately and state whether the denominator is the purchase price or total acquisition cost.
That is how we move from a headline gross figure to a more considered view of the property’s rental economics. No noise, just the real assumptions behind the return.
Should furniture and renovation spending be included when comparing a property’s total acquisition cost?
Include essential fit-out or renovation spending in the all-in comparison when the property needs that work before it can be let. Keep future furniture replacement in a separate capital-planning allowance rather than mixing it with routine running costs.
Does a vacant Dubai property still incur service charges?
Yes, vacancy does not by itself remove the owner’s service-charge obligation. These charges relate to the property and building, rather than whether a tenant currently occupies the home.
How should rent-free incentives be treated when estimating annual rental income?
Deduct the rent waived during an incentive period from the rent expected to be collected in that period. Use the cash income the lease produces, rather than applying the headline rent to time when no rent is due.
How often should I update a rental-yield estimate after buying a property?
At the end of each completed accounting year, reconcile the estimate with rent received and invoices paid. Use the next lease renewal to refresh the forward-looking rent assumptions.
Should rental income from parking or storage be included in a property’s yield?
Include it when the income is contractually tied to the property and you can estimate its collection on the same basis as rent. Keep separate ancillary income visible in your workings so it does not obscure the home’s rental performance.
Can I calculate rental yield before an off-plan home is ready?
You can model a projected yield, but it depends on assumptions about when the home becomes available and starts earning rent. Keep that forecast distinct from an in-place yield based on a completed letting.
What is a good rental yield in Dubai?
There is no single yield that is good for every Dubai property. Judge it by the net income after costs and vacancy, compared with the property’s total cost and the risks you are willing to accept.
