Dubai property advice for Dutch investors

Dubai has published gross-yield benchmarks for ready flats in specific districts, while M&M’s Dutch investor guide explains the cross-border buying and tax questions. Compare matched properties and net costs rather than relying on a citywide claim.

Dubai has clear ready-flat benchmarks; compare Amsterdam property by property

For ready flats, the Dubai Creek Harbour guide reports a 5.4% gross yield, based on data through September 2026. Its Downtown Dubai guide reports gross yields of 5.2-5.3% for ready flats, using data for January to September 2026.

These are gross figures for particular Dubai districts and ready homes. They do not show net income after service charges, maintenance, vacancy, management, finance and tax. M&M’s available material does not give a comparable Amsterdam yield, so it cannot support a claim that one city earns more across the board.

For context, Savills reported that prime rental values in Dubai increased by 23.5% over 2024. Savills’ figure describes past prime-market rental values; rent for a specific home depends on its location, condition and tenant demand.

Decision pointDubaiAmsterdam
Rental returnUse district- and building-level evidence. M&M reports gross benchmarks for ready flats in Creek Harbour and Downtown Dubai.Build the comparison from the specific home’s achievable rent, vacancy and running costs.
Purchase routeChoose between ready property and off-plan property, with the latter using a developer payment plan tied to construction stages.Assess the specific property, purchase costs, financing and expected rental strategy before comparing it with a Dubai unit.
Tax planningConsider Dubai ownership costs alongside the buyer’s tax residence and reporting obligations. For Dutch tax residents, include Dutch reporting and tax treatment for property held at home or abroad.
Currency and financeA buyer funding an AED purchase from another currency should model payment timing and currency exposure.Compare the property’s income and costs with the investor’s euro income, savings and borrowing position.
Best fitInvestors seeking Dubai ready or off-plan options, project analysis and advice on ownership structure.Investors prioritising a Dutch-market asset and local oversight, once the individual property’s numbers support the purchase.

Compare equivalent homes: the same property type, rental approach, condition and likely tenant profile. A ready apartment and an off-plan purchase have different income timing and funding needs.

Compare net rental yield after the costs that reduce income

Gross rental yield is annual rent divided by the property price. Net rental yield accounts for the costs of earning and keeping that rent. Comparing a Dubai gross yield with an Amsterdam net figure gives a misleading result.

For each shortlisted home, calculate expected rent and deduct the costs that apply to that property and ownership structure:

  • Vacancy, letting and property-management costs.
  • Service charges, maintenance and insurance.
  • Finance costs, purchase and sale charges, and applicable taxes.

Use the same calculation for both cities. District-level context for a Dubai home comes from M&M’s Creek Harbour guide and Downtown Dubai guide; an advisor can help compare a selected unit with its costs and rental plan.

Dutch tax residency stays part of a Dubai purchase

Dutch tax residency stays part of a Dubai purchase

Owning property in Dubai does not by itself settle a Dutch resident’s reporting or tax position. M&M’s Dutch investor guide covers Box 3, rental income, capital transfers, ownership structures, transfer tax, capital gains, inheritance tax and CRS reporting. It advises Dutch investors to consult a qualified Dutch tax adviser.

When comparing Amsterdam with Dubai, separate taxes and charges linked to the property from obligations linked to the owner’s tax residence. Include applicable purchase costs and recurring charges in both city calculations. This is general information, not tax or legal advice.

For eligible property investors, the Dubai Land Department issues a 10-year Golden Visa.

Dubai’s buying process gives off-plan and ready homes different timelines

M&M’s Dutch investor guide describes a five-step process covering advisory, legal setup, capital transfer, purchase and compliance. It states that a buyer does not need UAE residency or a local partner to purchase.

For off-plan property, the developer’s payment plan ties instalments to construction milestones. This affects when rent can start and when purchase funds are due.

Mortgage eligibility and terms depend on the buyer, lender and property. An off-plan payment plan sets out scheduled instalments, while a mortgage depends on the lender’s assessment. Buyers with income or savings in another currency should compare each payment date with their available funds and currency exposure.

Amsterdam and Dubai purchase budgets should include transaction costs, any applicable financing charges and recurring ownership costs. Ask for a full cost schedule for the individual property before comparing its expected net income.

Resale prospects depend on the building and the buyer pool

Market liquidity varies by property type, location, condition and price. A city average cannot show how quickly a specific apartment may rent or resell. For Dubai, compare recent registered sales in the same building and look at the likely buyer and tenant for that unit.

For Downtown Dubai, compare a home with recent registered sales in its tower. Its Creek Harbour guide covers ready flats as well as off-plan projects, giving investors a way to assess different income start dates and resale contexts within the district.

Amsterdam resale value should be assessed against comparable homes and the intended buyer or tenant. Keep the same property type and location basis when comparing exit prospects between the cities.

When Dubai or Amsterdam fits the investment plan

When Dubai or Amsterdam fits the investment plan

Dubai fits an investor seeking off-plan or ready opportunities

Dubai is the practical fit when the investor wants to assess developer, location, payment structure, ownership and rental plan together. M&M curates off-plan properties in Dubai and publishes investment cases that examine projects, locations and investment structures.

Amsterdam fits an investor prioritising a Dutch-market asset

Amsterdam can fit an investment plan centred on Dutch property and local oversight. The decision still depends on the selected home’s purchase costs, achievable rent, recurring charges, Dutch tax treatment and resale market. M&M’s role is Dubai property advice, with its Dutch guide supporting cross-border planning for investors considering Dubai.

Frequently asked
Does Dubai property earn more than Amsterdam property?

A district-level gross yield cannot show which city produces the higher net return for a specific investor.

How do I compare net rental returns after costs and taxes?

Start with expected annual rent, then deduct vacancy, service charges, maintenance, management, financing, transaction costs and applicable taxes. Use the same method for each property so gross yield and net rental yield are not mixed.

What should a Dutch tax resident consider when buying in Dubai?

Dutch tax residency can affect reporting and tax treatment for property held abroad. M&M’s Dutch investor guide covers Box 3, rental income, ownership structures, capital transfers and other cross-border topics.

Can a non-resident buy off-plan property in Dubai?

M&M’s Dutch investor guide states that UAE residency and a local partner are not required to purchase. For an off-plan sale, the SPA is followed by Oqood registration within 90 days, with instalments paid to the project escrow account.

How should I compare mortgage affordability and currency risk?

Compare lender eligibility and terms with the developer’s payment schedule, then map each payment against income and savings currency. A buyer funding AED payments from another currency should include exchange exposure in the purchase plan.
