Compare income and purchase costs across both cities
A headline rental yield is only one part of the decision. Compare the same type of property, the same cost basis and the tax position that applies to the investor.
| Investment factor | London | Dubai | What to compare |
|---|---|---|---|
| Gross rental yield | Compare asking rents and prices for similar properties. | Compare asking rents and prices for similar properties. | Gross yield excludes vacancy, running costs, financing and tax. |
| Entry costs | Stamp Duty Land Tax depends on the property and the buyer’s circumstances. | Include applicable transfer charges and initial payments. | Compare the full amount due at purchase, including taxes, fees and any required initial payment. |
| Ongoing property costs | Council tax exposure depends on occupancy and letting arrangements. Owners also budget for management and maintenance. | Service charges, management, maintenance and periods without a tenant affect net income. | Use costs for the specific property, not a citywide assumption. |
| Tax on rental income | Tax treatment depends on the investor’s circumstances. | A UK resident should assess applicable home-country tax rules. | Home-country tax residence can shape the result more than the property’s location. |
| Ownership and property choice | Property may be freehold or leasehold, with rights set by the title and lease. | Foreign buyers can own freehold property in Palm Jumeirah, with title registered through the DLD. | Review the title, contract, building costs and resale terms for the chosen property. |
Compare net income after all property costs
London’s higher gross yield does not automatically mean higher cash flow. A net yield calculation deducts vacancy, management, maintenance, service charges or council tax where applicable, financing costs and tax from rent, then compares the result with the full purchase cost.
For a UK resident, local tax treatment is only one part of the calculation. Home-country rules can also affect the result. An investor’s tax adviser can map rental income, sale proceeds and reporting obligations before a purchase.

For a UK buyer, M&M’s guide to investing in Dubai from the United Kingdom covers tax, capital transfers, ownership structures, the Golden Visa and the buying process.

Entry cost and holding cost work differently in each city
Include applicable transfer charges and the initial payment when calculating Dubai’s purchase cost. London’s Stamp Duty Land Tax depends on the buyer and property, so the purchase costs need to be calculated for the specific transaction.
Ongoing costs also differ in kind. London investors account for council tax exposure, management and maintenance. Dubai investors account for building service charges, management, maintenance and vacancy. A buyer can compare these fairly by requesting the relevant annual costs for each shortlisted property.

For income, start with rent that a specific unit can support, then subtract its operating costs and the buyer’s tax. A city-level comparison does not replace a property-level net yield assessment.
For capital appreciation, compare recent transactions, competing supply, tenant demand and resale options in the selected area. Citywide averages cannot tell an investor what a particular building or unit will achieve. M&M’s recommendations draw on transaction trends, developer history, rental yields and comparable market rates.
For wealth preservation, consider ownership structure, liquidity needs, currency exposure and the time available to hold the asset. Rent and sale proceeds in Dubai are in AED; London rents and sale proceeds are in GBP. Converting either to another home currency can change the investor’s realised return.

Foreign ownership, mortgages and residency need separate checks
Ownership rights depend on the property’s title and local rules. In Palm Jumeirah, M&M presents freehold properties for buyers of any nationality, with title registered through the DLD. London buyers may encounter freehold and leasehold titles, each with different rights and obligations.
Mortgage financing also needs a like-for-like comparison. Lenders assess the borrower, property, deposit, income and currency of the loan. Compare the full repayment cost and the effect of a currency change on rent and sale proceeds before selecting a market.
Dubai property ownership may also relate to residency eligibility through a separate process. For information on the property route, see M&M’s Dubai Golden Visa guidance.
For an off-plan purchase, compare the developer, payment schedule, escrow arrangements, registration, handover terms and buyer protections. Use M&M’s Dubai off-plan buying guide to understand these steps.
Which market fits each investor?
London may fit an investor prioritising gross yield
Calculate net income after the property’s costs, financing and the investor’s tax.
Dubai may fit an investor prioritising Dubai exposure
Dubai offers ready and off-plan property options. The buyer still needs a unit-level view of service charges, vacancy, payment timing and resale demand.
For Dubai, M&M offers project-level analysis, direct developer access and guidance through handover.

Is it good to buy real estate in Dubai?
Dubai can suit an investor whose budget, time horizon and ownership goals fit the selected property. Compare its net income, purchase costs, developer or building details and resale options before deciding.
Do London or Dubai properties earn more rent?
Neither city’s gross yield alone determines what an investor keeps; compare the net figure for the property you are considering.
How do net rental returns compare after costs and tax?
A fair comparison deducts operating costs, vacancy, financing and tax from rent in both cities. An investor’s tax position belongs in both calculations.
Can foreign buyers own property in Dubai and London?
Check the title and any lease terms before committing, because they define the rights attached to the property.
How should I compare mortgages in the two cities?
Compare the lender’s eligibility rules, deposit, interest rate, fees, repayment terms and loan currency for the specific buyer and property. Include currency exposure when rent or sale proceeds will be converted into another currency.
What due diligence should I complete before buying?
Review the title, contract, total purchase costs, building or developer information, payment schedule, service charges, rental evidence and likely resale market. For off-plan property, include escrow arrangements, registration and handover terms.
Can Dubai property support residency eligibility?
Dubai has a property-linked residency route with requirements separate from investment performance. Check the current eligibility criteria before including residency in an investment plan.
