Dubai investment advice for Italian buyers
Dubai gross yield and Milan rent and price movements are different measures, so they do not provide a like-for-like yield comparison. For a Dubai vs Milan property investment decision, compare income after costs and personal tax, then assess each property’s resale prospects.

Dubai has a clear gross-yield benchmark; net income needs a property-level comparison
Gross rental yield is annual rent divided by the property price before costs. Use gross yield as a starting point for estimating income, not as a net return after service charges, management, vacancy, finance and tax.
Savills reported that Milan rents increased 3.0% over the course of 2023 and stood 14.6% above pre-pandemic levels. Those figures measure rent movement, not rental yield. A Milan yield comparison also needs the property’s purchase price and expected rent.
For an investor comparing Milan rental yield vs Dubai, use matched properties and calculate the same costs in both cities. M&M’s guide to investing in Dubai from Italy sets out the Dubai side of that decision.
| Decision point | Dubai | Milan |
|---|---|---|
| Rental income | Calculate gross yield from annual rent and purchase price for each property, then account for costs before comparing net income. | Savills reports that Milan rents increased 3.0% over the course of 2023. |
| Market movement | Compare yields and rents by area and property type. Dubai Marina, Jumeirah Village Circle and Business Bay serve different tenant and property markets. | Savills reports that prices increased by 0.9% over the course of 2023. Transaction volumes fell by 15.2% in 2023, but low supply supported pricing Savills. |
| Purchase costs | Estimate transaction charges and recurring costs for the specific property. | Build a property-specific estimate for purchase taxes, notary costs, any agency fee and recurring building costs. The totals vary with the transaction and buyer. |
| Rental and capital gains tax | The UAE levies no personal income tax on rent or property capital gains. The buyer’s home country may still tax the income or gain. | Italian tax treatment depends on the buyer’s tax residency, ownership structure and letting arrangement. A tax adviser can model the position before purchase. |
| Property choice | M&M covers ready property, area selection and off-plan projects with developer payment plans. | A Milan investment needs its own local property and income assessment. |
Use actual rent, purchase price and recurring costs for each shortlisted property to compare net income.
Net return depends on costs, taxes and the buyer’s holding plan
Calculate net rental return by subtracting vacancy, service charges, property management, maintenance, financing costs and tax from collected rent, then dividing by the full acquisition cost. Service charges are annual fees for a building’s shared areas and services. Add sale costs and a realistic resale assumption separately, so projected capital appreciation does not hide weak rental income.
For a useful Dubai and Milan comparison, model both properties with the same assumptions:
- Use rent the property could earn today, then include a vacancy allowance and management costs.
- Add purchase costs, annual charges, financing and the investor’s tax position.
- Test lower rent, higher finance costs and a slower resale alongside the base case.
- Compare the net income and sale proceeds in the buyer’s home currency.
Dubai rent is paid in AED, while Milan rent is paid in EUR. A buyer whose spending is in GBP or another currency should include conversion exposure in the return calculation.

Dubai suits buyers comparing area-led rentals with off-plan payment plans
Dubai offers established rental areas and new projects bought before construction finishes, known as off-plan property. A payment plan can spread payments across construction milestones. It changes when capital is paid, so compare each instalment schedule with the buyer’s cash flow and intended holding period.
M&M’s area guides compare Dubai locations including Dubai Marina, Jumeirah Village Circle, Business Bay and Arjan. Its guides describe different tenant profiles and property types, which helps an investor narrow the search before choosing a unit.
A project to compare is M&M’s Lunaya investment case; assess it against a Milan property using similar size, condition, expected rent and total purchase cost.
Dubai can suit an investor seeking a structured off-plan purchase or a choice of established rental areas. Milan can suit an investor whose property oversight, tenant focus and investment activity are centred in Italy. M&M advises on the Dubai acquisition side of that choice.

Include purchase charges alongside the deposit from the start. Running costs also include the building’s service charges, property management and any vacancy between tenants.
Foreign buyers can own freehold property, meaning they own the title outright, in designated Dubai areas. Location selection comes first: M&M’s Dubai area guides help compare locations, property types and rental markets before a buyer selects a project or ready unit.

Italian tax residency can change the net result
The UAE levies no personal income tax on rental income or property capital gains. An Italy-based investor may still have tax obligations in their home country, so the comparison turns on tax residency, ownership structure and how the property is let or sold. A tax adviser can model the Italian position before purchase.
For Milan, include Italian property and rental tax in the net-return calculation. For Dubai, include any tax that applies in the buyer’s country of tax residency. This is general information, not tax or legal advice.

Is Dubai better than Milan for rental yield?
A like-for-like answer requires net yields for specific properties, not citywide rent-growth figures.
Is Milan real estate expensive?
Compare asking prices for specific Milan and Dubai properties with similar location, size, condition and expected rent.
How do Milan and Dubai compare for net rental income after expenses?
Compare collected rent after vacancy, service charges, management, maintenance, finance and tax, then divide by the full purchase cost. Use a property-specific calculation in both cities.
What additional costs should foreign buyers budget for in each city?
For each city, request a written cost breakdown for the specific purchase, including transaction charges and recurring ownership costs.
How do rental demand and tenant profiles differ?
In Dubai Marina, demand includes professionals and expatriates; Jumeirah Village Circle draws mid-income professionals, according to M&M’s area guides. A Milan comparison needs the target district, tenant type, rent and vacancy assumptions for the property being considered.
How easy is it to sell an investment property in either city?
Before committing, check recent completed sales for the same property type and price band in the target district.
Does buying Dubai property qualify an investor for residency?
Check the current criteria against the title deed and ownership structure before relying on a property-based visa route.
Should I choose Dubai off-plan or a ready property?
Off-plan can suit a buyer whose cash flow and timeline fit the developer’s payment plan. A ready property gives the buyer an existing unit to assess for rent and running costs; M&M advises on both Dubai routes through its property and investment case services.
