For UK buyers considering wellness homes abroad, the UK is the world’s fastest-growing national wellness real estate market, at 29% a year, according to GWI on 17 Jun 2025. Dubai gives British buyers a separate option to assess, with communities that have health-focused design credentials, outdoor routes and property-based residency routes for buyers who meet the conditions.

Start with how you plan to use the home

Decide whether the property is for relocation, retirement, holidays or rental. Each use needs a different balance of access, privacy, healthcare, local services and management.

Write down the features that would improve your everyday routine. These may include a private garden, a walking route, a gym, low noise or access to a clinic. A long amenity list has little value if the facilities do not suit your needs or you cannot use them regularly.

Compare destinations in different seasons, not only during a holiday visit. Check the travel route from the UK, local transport and the services you would rely on, then ask whether the community’s pace suits a normal week as well as a short stay.

A resort may suit holidays while having fewer services for permanent residents. If you plan to relocate, map daily needs such as healthcare, groceries and transport before choosing the neighbourhood.

Compare destinations by everyday fit

Compare climate, travel access, healthcare, transport and community services as one decision. A warm climate can support outdoor routines, while heat and humidity can change when residents use parks and tracks and how much cooling a home needs.

For buyers, the practical test is whether a chosen home connects to the services and outdoor spaces they will use.

Compare each home’s price with its location, condition, running costs and documented features.

For Dubai, distinguish a wellness-focused community from a home that simply sits near parks or gyms. The distance, route and resident access determine whether those facilities form part of daily life.

The Dubai wellness real estate investor report is another resource for buyers assessing the local market.

A location shortlist can draw on Dubai location pages, including JVC, Dubai Hills Estate and Al Jaddaf Waterfront. The area comparison and Dubai population planning overview add broader context.

Test whether wellness features work in practice

Ask who can use each shared facility, whether access is included in ongoing charges and whether it operates throughout the year. Check the rules and service-charge schedule alongside the brochure so you can compare the cost with the access offered.

Assess the home itself for natural light, noise, ventilation and indoor air and water quality. These features shape everyday comfort inside the property, while communal facilities support routines outside it.

Walk the route from the home to green space, fitness facilities and places to meet other residents. A park within a large development may still be a long walk from a particular building, so assess the route from the actual home.

Ratings are useful evidence when you understand what they cover. LEED focuses on environmental performance, Fitwel assesses health-supportive building and community design, and WELL covers features linked to human health such as air, water, light and comfort.

These are market examples, not a substitute for inspecting a home or reading its certification documents. Buyers can also use M&M’s free wellness real estate guide as a reference before buying.

Separate property ownership from the right to live there

Check the ownership rules for the property type and location in each country. Local law may set conditions for foreign property ownership, and a purchase can carry obligations on permitted use, title and completion.

Owning a home and having permission to live in a country are separate matters. A Dubai property purchase does not itself give an indefinite right to stay.

Residency routes have eligibility conditions, so check the current requirements before relying on a property purchase.

For people aged 55 or over, the retirement residency route is for 5 years and renewable, subject to GDRFA’s conditions. On the property route, the home must be completed, worth at least AED 1 million, paid in full and held with its title deed; off-plan property does not qualify.

Before assessing a residency route, compare the Dubai Golden Visa guide with the UK investor guide. For an off-plan purchase, use the off-plan buying guide and Dubai off-plan property overview to understand the purchase process.

Ask an independent lawyer qualified in the destination to review the title, sale contract, permitted use, completion duties and community rules. Use a qualified tax adviser for UK and destination-country implications; For Dubai-specific context, the Dubai property tax overview is a starting point. This is general information, not tax or legal advice.

Background on developers appears in Dubai developer profiles and the Emaar and DAMAC comparison; use these as reference material, then have your lawyer review the documents for the specific purchase.

Build the full funding and ownership budget

Budget for the purchase price and the costs around it. Depending on the destination and financing route, these can include legal advice, registration, taxes, mortgage charges, currency exchange and bank transfer fees.

Compare cash, an overseas mortgage and UK borrowing by looking at eligibility, loan currency, repayment terms and exposure to exchange-rate changes. A loan in one currency can cost more in another when the exchange rate moves.

Plan when to transfer funds and allow time for bank processing and evidence-of-funds checks. Ask an independent adviser to model the purchase and ongoing costs in the currencies you use, rather than relying on one exchange-rate snapshot.

For Dubai payment-plan questions, read the guide to a 30/70 payment plan. Broader material for buyers comparing investment routes is available in Dubai property resources.

Inspect the home, location and climate risks

Visit at different times of day where possible. Check natural light, noise, ventilation, water pressure, signs of damp and the condition of systems that affect indoor comfort.

Map actual journeys to healthcare, shops, transport and community services. A development’s amenity list gives you a starting point; a route from the front door shows whether those services fit your routine.

Assess local exposure to extreme heat, water shortages, fire or flooding. Ask how the property’s design, maintenance plan and insurance address the conditions in that location, so the cost of keeping the home usable is clear.

Use an independent surveyor or relevant local building professional to assess condition and likely upkeep. A viewing helps you judge how a home feels; a technical inspection checks its building systems and condition.

Plan for upkeep, management and any rental use

Compare a standalone home, a managed development and a resort-style community by what services they provide, the ongoing charges and the owner’s repair duties. Add utilities, insurance, routine servicing, building upkeep and property-management fees to the budget.

When you are away, local contractors may need to handle repairs and routine visits. Decide who will hold keys, inspect the property and respond to urgent maintenance before the first long vacancy.

If you plan to rent the home, check rental regulations, permissions, tax duties and management arrangements before buying. Holiday appeal alone does not establish that a property will let easily or consistently.

For Dubai rental planning, the rental yields and costs guide covers factors an investor should assess alongside expected rent. Ask who will supervise the property during vacancies and who can arrange repairs when you are outside the country.

Frequently asked
Where is the best place in the world to buy property right now?

The best location is the one that fits your intended use, right to stay, budget and access to healthcare and daily services. Dubai is one option for buyers who value planned outdoor space and property-linked residency, subject to the visa rules and local climate.

What countries can UK citizens purchase property in if they want to live there?

UK citizens can buy property in many countries, subject to each country’s ownership rules. A property purchase and a right to reside are separate legal questions, so check both before choosing a home.

Should I spend an extended period in a destination before buying a wellness home?

Yes, a longer stay can show how the location works across ordinary weekdays and evenings. Use that time to test your likely routine, including grocery shopping, exercise, transport and access to the services you expect to use.

Do I need a separate local will for a property I own abroad?

A local will may help address how property is handled after death, since succession and probate rules vary by country. Ask a cross-border succession lawyer whether a local will is suitable and how it should work alongside any UK will.

Do I need separate insurance for an overseas home?

Arrange cover that applies in the country where the home sits and check whether it includes the building, contents and liability. Tell the insurer how often the property will be empty, since vacancy terms can affect the cover.

If this was useful, share it with someone making a decision right now.
