Dubai's Property Market Records Decade High Growth in Apartment Value

The surge in Dubai's property valuations continued through January, with the VPI marking a 21.5% year-on-year increase, reaching 160.6 points.

January 2024 saw Dubai's apartment market experience the highest growth for a decade, with the ValuStrat Price Index (VPI) illustrating a significant upward trend. The VPI, which tracks the capital and rental value changes in residential and commercial properties, highlighted a notable shift with apartments gaining momentum alongside the villa market.

The surge in Dubai's property valuations continued through January, with the VPI marking a 21.5% year-on-year increase, reaching 160.6 points. This rise reflects a consistent 2% monthly growth, with apartment values hitting 134 points and villas growing to 201.4 points. This upward trajectory is in comparison to 100 points in January 2021 and the previous high of 172.5 points in 2014.

Apartments experienced a 1.8% monthly and 17% annual increase in capital gains, showcasing significant growth in areas like Discovery Gardens, Palm Jumeirah, and The Greens, among others. Villa values grew 2.3% monthly, with an annual increase of 26.4%, highlighting substantial gains in the Jumeirah Islands, Palm Jumeirah, and other prime locations.

The market dynamics also showed a shift in transaction patterns, with off-plan property registrations increasing and ready-home sales experiencing a slight decline but still maintaining a higher rate than the previous year. Notable sales include 22 high-value transactions in sought-after locations like Palm Jumeirah and Emirates Hills, emphasising a continued interest in the luxury property segment.

Emaar Properties, Damac Properties, Nakheel Properties, and Select Group led the developer sales, with significant transactions in both off-plan and ready property sectors. The data indicates a vibrant market, with particular interest in communities like Jumeirah Village Circle and Business Bay, reflecting continued investor confidence and a buoyant real estate environment in Dubai.
