Forest living in Dubai means residential masterplans shaped around trees, trails and access to outdoor space. At Ghaf Woods, Majid Al Futtaim planned 35,000 trees, while The Wilds is designed around native woodland, according to the developers’ announcements in June 2024 and February 2025 respectively.

Key Takeaways
  • Forest living connects homes with planted areas and walking routes, while the view and access depend on the home’s exact position.
  • Ghaf Woods and The Wilds are distinct developments with different home types, phases and documented nature features.
  • Compare the actual floor plan, orientation, outdoor space, outlook and trail access for each home.
  • For an off-plan purchase, review the unit’s dated price, payment schedule, contract, construction updates and recurring charges.
  • For a rental, assess the available home, lease terms, move-in date and route to the green space you will use.
  • Dubai’s parks programme adds useful context when comparing a private community’s planned greenery with public outdoor space.

What forest living means in Dubai

Forest living describes a residential plan that brings homes, planted areas and walking routes together. It gives buyers a way to compare how a community is organised around outdoor space, while shade, views and convenient access still depend on the specific home.

That access is a priority for many high-net-worth buyers. Green space is the first ask of wealthy buyers.

Dubai is adding public green space alongside nature-focused residential communities. Dubai is adding public green space alongside nature-focused residential communities.

Ghaf Woods and The Wilds at a glance

Majid Al Futtaim launched Ghaf Woods on 5 June 2024. The community includes an 8 km walking-trail network, and its masterplan runs to 2032, according to the developer’s launch materials. (Majid Al Futtaim)

Press reports describe Ghaf Woods as having achieved LEED for Cities and Communities and WELL Community pre-certification, with Cundall as consultant. Those reports do not state the LEED level, so ask Majid Al Futtaim for the certificate details to make a like-for-like comparison with other communities.

The Wilds is an Aldar and Dubai Holding community in Wadi Al Safa, Dubailand, planned for about 1,700 homes. It launched on 19 February 2025, with sales opening on 27 February 2025; Dubai Holding describes its approach as native woodland connected by eco corridors. (Dubai Holding)

Dubai Holding says The Wilds received LEED Platinum and Fitwel 3-star, and describes it as the first UAE community to hold both. These are specific claims about the community’s credentials, so compare the stated certification and level with the documents available for the particular phase you are considering.

Compare clusters, home types and launch prices carefully

Maravelle at Ghaf Woods shows why cluster details matter: the development comprises 96 homes, and press reports from October 2025 describe advanced ventilation, low-emission materials and circadian lighting.

Press reports around the Ghaf Woods launch on 5 June 2024 placed Serra homes at about AED 1.2 million at launch; ask Majid Al Futtaim for the current price and terms for the exact home. This launch figure belongs to Serra and serves as a historical point of comparison.

For The Wilds, Gulf News reported three-bedroom villas from AED 5.1 million at launch on 19 February 2025. (Gulf News; Dubai Holding)

Worked example, using launch prices to confirm: Serra at about AED 1,200,000 and a three-bedroom villa at The Wilds from AED 5,100,000 give this calculation: AED 5,100,000 ÷ AED 1,200,000 = about 4.25 times. These are two different entry points into forest-oriented living, and neither figure represents a current quotation for every home.

Compare floor plans by usable living area, storage, orientation, outdoor space and the precise outlook. Apartments, garden apartments, garden homes and duplexes can suit different routines, so judge each format by its actual layout rather than by the home type alone.

The Wilds handover was scheduled for Q2-Q4 2029; ask the developer for the current unit-specific schedule. Ghaf Woods’ masterplan runs to 2032, so compare the timing of the individual phase and its promised facilities with your own plans.

Picture the everyday location and lifestyle

For a home in Dubailand, map regular journeys from the actual address to work, schools, clinics, grocery shops and other routine destinations. Check the routes at the times your household will use them, then compare those journeys with the location’s walking connections to trails and community amenities.

Consider the walk from the home to planted areas in the conditions you expect to use them. A short route with shade and accessible paths can support regular outdoor time, while a distant trail may suit occasional walks better; the home’s position makes the difference.

Separate facilities that residents can use at move-in from those planned for later phases. A future amenity schedule helps buyers understand what is intended, while dated delivery information clarifies when each facility may serve residents.

Judge the greenery behind the forest label

Distinguish established trees from planned planting and future phases. Young trees provide less shade and habitat than mature woodland, so ask for the planting schedule and compare the expected canopy with the outdoor experience you want from the home.

Assess the exact unit’s view, distance to planted areas, trail access and orientation. A community-wide tree count describes the masterplan, while a site plan and unit position show how that greenery relates to your own front door.

Ask which tree species and planting areas the plan includes, how irrigation and replacement planting will work, and who maintains shared green spaces over time. These details help you understand how the planted areas are intended to develop and how residents will care for them.

Eco corridors and biodiversity language deserve concrete detail. Ask for information on native species, how habitat areas connect and which maintenance practices will support them, so you can compare a stated ecological plan with the design on the ground.

Use a due-diligence checklist for an off-plan purchase

Compare the dated price, payment schedule, included specifications and additional charges for the exact unit. Launch figures provide a historical reference, while a current unit quotation sets out the terms available to you.

  • Read the sale contract for the unit description, completion terms, remedies and how changes to specifications or delivery will be handled.
  • Track construction progress against documented updates and contractual milestones, and distinguish an expected handover schedule from a contractual completion term.
  • Include recurring community charges and other ownership costs in your budget, and establish which shared green-space and amenity services those charges cover.
  • Record each certification claim with its stated programme and level, and confirm the LEED level for Ghaf Woods.

Assess renting and current availability separately

Start by establishing whether a suitable home is currently offered for rent. Compare its live asking terms with the actual unit’s size, condition, furnishing and move-in date, since the community description alone cannot tell you what a particular rental includes.

Read the lease for its duration, payment schedule, renewal terms, deposit and maintenance responsibilities. Then assess the actual view and walking route from the unit, and compare the full tenancy cost, including applicable utilities and community-related charges.

Rental conditions belong to the specific home and lease. Our Dubai rentals and yields guide offers further context for evaluating rental costs and returns.

Forest-oriented homes in Dubai bring trees, trails and outdoor space into the residential plan, with Ghaf Woods and The Wilds offering two distinct examples. The useful comparison starts at the unit: check its layout, outlook, access to greenery, phase, contract terms and current availability.

Frequently asked
Can Dubai’s native Ghaf trees tolerate desert conditions?

Yes. Ghaf is a drought-tolerant native tree adapted to arid conditions, although newly planted trees need appropriate care while they establish. Its presence in a planting plan can support shade and habitat as the trees mature.

How long do newly planted trees take to create meaningful shade?

There is no single timetable because growth depends on species, the size of the tree at planting, water and site conditions. Ask for the planting specification and expected maintenance approach to understand how shade may develop in the areas around a home.

Does living near trees automatically make a home cooler indoors?

Tree shade can reduce direct sun around a home, but indoor comfort also depends on the building’s orientation, glazing, insulation and cooling system. Compare the unit’s design and exposure alongside the greenery outside.

What is the difference between LEED community certification and WELL Community pre-certification?

LEED focuses on sustainability and environmental performance in buildings and communities, while WELL Community addresses health and wellbeing in the places where people live. Pre-certification reflects an assessment at an earlier stage of the process, so ask which status and supporting documentation apply to the project.
