Al
Barari
Gardens first, buildings second.
Al Barari is a private, low-density community built inside landscaped gardens, streams and lakes, with villas on large plots and a small number of low-rise apartment buildings. You wake to birdsong and mature trees, walk to breakfast through the planting, and the city feels further away than the drive says.
It is a thin market. The Dubai Land Department registered 257 sales between January and September 2026, but 94 of them were a single block of Seventh Heaven Ashjar registrations on 12 February, which we exclude because it distorts the medians. The other 163 sales were worth AED 1.6bn. The Cape, an Al Barari apartment development, accounted for 123 of them, all off-plan, at a median AED 2,943 per sq ft. Flats overall sold at a median AED 2,927 per sq ft.
Villas trade rarely and at a different scale: 18 plot-registered sales in nine months, between AED 16.25M and AED 75M. That is too few for a median, so every villa here is priced on its own merits.
Q1 brought 216 registrations, but 94 were the single February block of Ashjar registrations, which we leave out. Without it, Q1 had 122 sales, and only 26 followed in Q2 and 15 in Q3 (DLD). With so few trades, quarterly medians after Q1 are not reliable. Citywide, ValuStrat's August 2026 index puts Dubai villas 1.7% and apartments 5.3% below a year earlier.

Not right for everyone.
Al Barari is a strong recommendation for the right profile. It's also wrong for investors whose objective doesn't match what the zone delivers. Here is our honest read.
- You are buying a home to live in, among gardens and water, and the investment case comes second
- Your budget is about AED 3.5M or more for The Cape, or you can wait for one of the few ready flats that come up (17 sold in 2026), or AED 16M or more for a villa
- You will hold for ten years or more
- You want a resale or assignment in The Cape, handover December 2028 per its Property Finder listing, with 50% of the original price due at handover
- Yield is the goal: there is no measurable 2026 yield here, for flats or villas
- You may need to sell within a few years: only 41 sales were registered in Q2 and Q3 2026 together
- You want restaurants, a metro station and city life on foot
- You want a price per sq ft you can benchmark against many comparable sales
What trades in
Al Barari now.
Registrations January to September 2026, excluding a single block of 94 Ashjar registrations on 12 February. Prices are DLD medians, or ranges where there were too few sales for a median.

What we actually think about Al Barari.
We treat Al Barari as a place to live. The gap inside the data shows why: the few ready flats that sold in 2026 went for AED 1,779 to 2,323 per sq ft (middle half of 17 sales), while The Cape sold off-plan at a median AED 2,943. Part of that is newer, larger product; part of it is launch pricing that the resale market has not yet tested.
If you buy The Cape, you are buying an assignment of a sold-out launch, with half the price due at handover. If you buy a ready home at Seventh Heaven, you pay roughly 20 to 40% less per foot (our calculation from DLD figures) for a finished home you can move into now.
Cavendish Maxwell listed Al Barari among the higher-yielding villa communities in Q1 2026, when Dubai's average villa yield was 5%. We cannot measure a 2026 figure: villa sales here are registered as land plots without bedroom counts, and too few ready flats sold, so we do not quote one.
How much does an apartment in Al Barari cost?
Excluding a single block of Ashjar registrations in February, the median one-bedroom sold for AED 3.6M and the median two-bedroom for AED 5.73M between January and September 2026 (DLD), and one flat sale in ten was AED 3.55M or less. The Cape sold off-plan at a median AED 5.72M; the few ready flats sold at AED 1,779 to 2,323 per sq ft.
How much is a villa in Al Barari?
Only 18 villa sales were registered in the first nine months of 2026, all as plot sales, ranging from AED 16.25M to AED 75M. That is too few for a median price.
What rental yield does Al Barari give?
We cannot measure one for 2026. Villa sales here are registered as land plots without bedroom counts, so there are no ready villa sales to set against rents, and too few ready flats sold. Cavendish Maxwell listed Al Barari among the higher-yielding villa communities in Q1 2026, but gave no community figure we could verify.
What is The Cape?
The Cape is an Al Barari apartment development: 1 to 4-bedroom apartments and duplexes, handover December 2028, with 5% at booking, 45% during construction and 50% at handover according to its Property Finder listing. It recorded 123 sales in 2026 at a median AED 2,943 per sq ft (DLD).
