Dubai created the Dubai Longevity Authority under Law No. 17, described by the Dubai Media Office as the world’s first dedicated regulator for longevity, wellness and advanced health. Longevity services already feature in hotels and residences: Clinique La Prairie opened a Longevity Hub at One&Only One Za’abeel in March 2024, while Six Senses facilities and Émerge’s Longevity Clubhouse illustrate the offer. Knight Frank ranked proximity to a clinic or hospital second among property-selection factors.

Key takeaways
  • Dubai’s longevity sector now has a dedicated regulator, while clinics and wellness facilities are becoming part of hotel and residential settings.
  • Knight Frank ranked proximity to a clinic or hospital second among property-selection factors.
  • A clinic, hotel wellness hub and residential clubhouse can offer different kinds of access. Ask what residents can use and on what terms.
  • Compare the operator, healthcare licence, clinical oversight, service scope and ongoing charges alongside the property itself.
  • Assess each home on its location, price and documented services.

Dubai’s longevity strategy and its property connection

Dubai approved the Dubai Longevity Authority’s strategy on 27 September, with a target of contributing AED 35 billion or more to the economy over 10 years, as reported by The National. The authority’s creation places longevity, wellness and advanced health within a dedicated regulatory framework, while the wider property question is how services will operate in real buildings and communities.

For a buyer, that figure provides market context, while a specific home still needs to be assessed by its location, facilities, operator and access arrangements.

Why proximity to healthcare matters to buyers

Knight Frank ranked proximity to a clinic or hospital second among property-selection factors.

That ranking gives buyers a useful way to assess wellness-led homes. Green space and healthcare access are distinct practical considerations, so look at both the everyday environment and the route to medical services rather than treating a wellness-branded amenity as a substitute for healthcare nearby.

Proximity also needs to mean more than a short distance on a map. Ask whether the service is open to residents, whether appointments are available to them, how access works in practice and whether use involves separate fees.

We cover the wider relationship between homes, amenities and health in our wellness real estate hub. The aim is straightforward: help buyers compare what a property makes available with what they actually want to use.

Examples of longevity and wellness facilities in Dubai

Clinique La Prairie at One&Only One Za’abeel

Clinique La Prairie opened a Longevity Hub at One&Only One Za’abeel in March 2024. It is a hotel-based example of longevity services within a residential and hospitality setting, giving buyers a concrete question to investigate: what access, if any, does a nearby resident have to the hub?

Six Senses Residences The Palm

Select Group describes Six Senses Place at Six Senses Residences The Palm as a 60,000 sq ft wellness and lifestyle facility, alongside a longevity clinic on the hotel side of the development. The distinction between the residential amenity and the hotel-side clinic makes access terms an important part of a buyer’s due diligence.

A Dubai Land Department-recorded sale for a two-bedroom residence reached AED 8,628 per sq ft on 2 July. Handovers were under way, according to Zawya. These details describe market activity and project status at those dates; confirm current prices, availability and handover information directly with the developer.

Six Senses Residences Dubai Marina

Select Group describes Six Senses Residences Dubai Marina as having 61,250 sq ft of amenity floors designed to support longevity and wellness. Six Senses is a Select Group development offering apartments, duplexes, sky mansions and triplex sky mansions.

This example shows why amenity area and clinical service access should be considered separately. Ask which facilities are resident amenities, whether a clinic operates in the building or nearby, and who manages each service.

Émerge Residences in Meydan

Émerge’s Longevity Clubhouse is another example of longevity services in a residential setting.

Ask how clubhouse services are supervised and made available to residents.

What to ask about a longevity operator

A facility’s name or location does not explain its day-to-day service. Before you assess a property, ask direct questions about the operator and the resident experience.

  • Who operates the service? Establish whether the provider is a clinic, a hotel wellness hub or a residential clubhouse, and identify the organisation responsible for day-to-day management.
  • What healthcare licence applies? Ask which UAE healthcare authority oversees the clinical service and how the operator’s licence covers the activities it offers.
  • Who provides clinical oversight? Ask about the clinicians’ specialties, their roles and how medical services are supervised.
  • Which services are actually available? Request a clear list of services and ask which are clinical appointments, which are wellness amenities and which require separate booking or payment.
  • Can residents use the facility? Confirm access rules, opening arrangements, appointment availability and any limits on resident use.
  • What happens after handover? Identify who will operate the facility, maintain it and communicate any changes to services or access.

Dubai’s new authority is a significant part of the sector’s development, but buyers still need to understand the specific operator and service attached to a property. Asking for clear answers gives you a firmer basis for comparing a staffed clinical facility with a wellness amenity or a branded clubhouse.

Assess the home as well as the wellness offer

Wellness facilities can add useful convenience, but a home should still make sense on its own merits. Compare its location, layout, service charges, delivery schedule and access to everyday needs, then consider whether the wellness offer adds practical value to your routine.

Compare each home with relevant local alternatives and assess the practical value of its documented services and access arrangements.

For off-plan homes, ask the developer to set out what will be delivered, who will operate the facilities and how residents will access them. Confirm prices, availability and handover dates directly with the developer, since launch information can change over time.

Longevity clinics in the UAE are becoming part of a wider conversation about health, hospitality and residential design, with Dubai’s new authority adding a dedicated regulatory dimension. For buyers, the useful distinction is between proximity to healthcare, a genuine clinical service and a wellness amenity, each with its own operator and access terms.

Frequently asked
Does a wellness clubhouse mean a property has a longevity clinic?

No. A clubhouse may offer wellness services, while a longevity clinic is a clinical service with its own operator and healthcare oversight. Ask the developer and operator to explain what is provided and who can use it.

Can residents use a clinic located in a hotel?

Access depends on the arrangements made by the clinic and property operator. Ask about resident eligibility, booking procedures, service charges and any limits on appointments before treating proximity as a practical benefit.

Has Dubai established a dedicated regulator for longevity?

Yes. Dubai created the Dubai Longevity Authority under Law No. 17, described by the Dubai Media Office as the world’s first dedicated regulator for longevity, wellness and advanced health. For a specific facility, ask which authority licenses its clinical services and who oversees them.

Is there a proven Dubai property premium for longevity facilities?

Treat the facilities as part of the home’s overall offer, and weigh their value by whether the services and access arrangements suit your needs.

What should I confirm before buying a wellness-focused residence?

Confirm current price, availability and handover dates with the developer, then ask who operates each facility and what residents can access. Review the home, location and ongoing costs alongside the wellness offer.

Is HRT available in the UAE?

Ask a licensed medical provider about HRT availability, suitability and monitoring; treatment decisions require individual clinical advice.
