Beach
A finished waterfront on the mainland, between the city and Yas.
Al Raha Beach is the established waterfront on the Abu Dhabi mainland, on the road between the city and Yas Island and close to Zayed International Airport, whose Terminal A opened in November 2023. Much of it is finished and lived in, including Aldar's Al Muneera buildings on the island and the mainland. It is one of the named investment areas where foreigners can buy freehold.
Most of the district is already built, and little new supply is coming. ADREC counts 14,194 apartments and 544 villas in its wider Al Raha district, and only 1,229 apartments due by 2030. Aldar's 2025 and 2026 launches were on Saadiyat, Yas and Fahid; we found none at Al Raha Beach, and the new towers come from ICT (Juman and Luluat Marina), Burtville (Bab Al Qasr) and Emirates Developments (Hilton Residences).
ADX recorded 851 sales worth AED 3.70bn in its Al Rahah district from 1 January to 2 October 2026, 69% of them off-plan. That district is wider than the Al Raha Beach master community and includes Brabus Island and Manchester City Yas Residences, so we label the figures "Al Raha district". Medians were AED 1.95M for a one-bedroom and AED 3.15M for a two-bedroom.
The Al Raha district recorded 851 sales worth AED 3.70bn from 1 January to 2 October 2026 (ADX), already more by value than all of 2025 (AED 1.96bn), with 69% off-plan. Cavendish Maxwell put apartment prices up 17.2% year on year in H1 2026, and ValuStrat measured Al Muneera apartments up 24.7% in the year to Q2. Rents have levelled: Cushman & Wakefield recorded apartment rents 6% higher on the year and 5% lower on the quarter in Q2, and renewals have been capped at 0% since 2 June 2026.

Al Raha Beach is a strong recommendation for the right profile. It's also wrong for investors whose objective doesn't match what the zone delivers. Here is our honest read.
- Your budget is AED 2M to 3.2M for a one or two-bedroom flat (ADX medians, 2026)
- You want a finished building you can inspect and rent out now: 260 ready homes changed hands in 2026
- You value limited new supply: ADREC lists only 1,229 apartments due by 2030 in the district
- You or your tenants fly often or work near the airport and want Yas and the city both within reach
- You want a home that also qualifies for the Golden Visa: the median two-bedroom sold for AED 3.15M (for an off-plan unit, at least AED 2M must already be paid)
- Yield is your main goal: the district averages 4.9% gross on ADX data, against 5.8% on Al Reem
- You want a villa: the district has 544 villas against 14,194 apartments
- You want a new Aldar launch: we found none here in 2025 or 2026
- You want a cheap studio: only 40 studios sold in 2026, at a median AED 1.23M

What we actually think about Al Raha Beach.
Al Raha Beach is the opposite of the island launches. The waterfront is built and lived in, and ADREC expects only 1,229 more apartments in the district by 2030, against 11,815 homes on Yas and 14,631 on Saadiyat. That makes it one of the few places in Abu Dhabi where new supply is unlikely to compete with your unit at resale.
The trade-off is yield and momentum. ADX puts the average gross yield at 4.9%, from 6.0% on four-bedroom flats down to 3.4% on five-bedroom townhouses, below Al Reem's 5.8%. Those yields use segment prices below the 2026 medians on this page, so a buyer at today's prices earns less: at the one and two-bedroom medians the same rents give about 3.6% and 3.4% (our calculation). Rents have flattened, and with renewals capped at 0% since June there is little room to raise them for now. Prices still rose: Cavendish Maxwell measured apartments 17.2% higher in a year, and ValuStrat measured Al Muneera 24.7% higher.
We prefer ready flats in the established Aldar buildings for buyers who want to live here or rent to long-stay tenants, and we would compare any new launch, the Hilton Residences or Juman 3, against what a ready flat of the same size costs a few minutes away. Can foreigners buy freehold at Al Raha Beach?
Yes. Al Raha Beach is one of the investment areas named on the official UAE government list, where foreign buyers can own freehold under Abu Dhabi Law No. 19 of 2005 as amended in 2019. Sales are registered on DARI with a 2% registration fee; confirm with your conveyancer how buyer and seller split it.
How much does an apartment at Al Raha Beach cost?
ADX medians for the Al Raha district from 1 January to 2 October 2026 were AED 1.95M for a one-bedroom, AED 3.15M for a two-bedroom and AED 3.90M for a three-bedroom, primary and resale combined. Ready flats at Lamar Residence sold at a median AED 2.01M and at Al Muneera (Island) at AED 3.00M.
What rental yield does Al Raha Beach give?
ADX puts the average gross yield at 4.9%, measured on registered rent contracts against ADX's sale price for each segment in the latest quarter. Segments range from 3.4% on five-bedroom townhouses to 6.0% on four-bedroom flats. Rent renewals have been capped at 0% since 2 June 2026. These are measured on ADX segment prices of about AED 1.53M for a one-bedroom and AED 2.27M for a two-bedroom, below the 2026 district medians of AED 1.95M and AED 3.15M, so a buyer at today's prices earns less. ADX divides registered rents by its own segment sale price, which can sit well below today's medians; at the median prices on this page the same rents give a lower gross yield. At the medians, the same rents give about 3.9% on a studio, 3.6% on a one-bedroom and 3.4% on a two-bedroom (our calculation).
Is Al Raha Beach the same as the ADX Al Rahah district?
No. ADX and ADREC report a wider district that also includes projects such as Brabus Island and Manchester City Yas Residences. The figures on this page are for that district; ask us for project-level data before you compare a specific building.
Does an Al Raha Beach home qualify for the Golden Visa?
Abu Dhabi grants the Golden Visa for property worth AED 2M or more. If it is mortgaged, AED 2M of equity must be held; for off-plan, at least AED 2M must already be paid. Confirm with ADREC before you rely on it. Here the 2026 two-bedroom median was AED 3.15M, so a two-bedroom flat or larger usually passes the value test.
