Island
Museums, beaches and Aldar's biggest launches, on one island beside the city.
Saadiyat is the island where Abu Dhabi put its museums. Louvre Abu Dhabi opened in 2017, teamLab Phenomena in April 2025, and the Natural History Museum and Zayed National Museum in late 2025. Guggenheim Abu Dhabi is due to open on 11 December 2026. Around the Cultural District sit long natural beaches, golf and villa communities, and a growing number of branded apartment towers. It is one of the named investment areas where foreigners can buy freehold.
Buyers have followed. ADX recorded 1,932 sales worth AED 17.65bn from 1 January to 2 October 2026, more by value than in any full year since 2019, and 85% of them were off-plan. Aldar is behind most of the top-selling projects, from The Row and Mamsha Gardens to the Saadiyat Lagoons villas and Nouran Living. ADREC counted AED 13.3bn of sales in the first half alone, 63% more than a year earlier.
Saadiyat sells at very different price levels. At the top are branded residences: the Four Seasons Private Residences sold at a median AED 36.55M in 2026. Below them sit mid-market apartments, with Nouran Living and Saadiyat Beach Residences both around AED 1.6M, and villa communities such as Saadiyat Lagoons at about AED 8.3M. ADREC's first-half averages were about AED 3,900 per sq ft for apartments and about AED 2,150 for villas.
Saadiyat sold more by value in the first nine months of 2026 than in any full year since 2019: AED 17.65bn across 1,932 sales to 2 October (ADX), against AED 14.13bn in all of 2025, with 85% off-plan. Villa values rose 12% in the year to Q2 2026 on ValuStrat's index, and Cavendish Maxwell measured +10.7% in H1. The second quarter brought the first cooling: Cushman & Wakefield recorded apartment rents 6% and villa rents 9% below Q1, and Abu Dhabi has held rent renewals at 0% since 2 June 2026.

What we actually think about Saadiyat Island.
The case for Saadiyat is already built. Four museums are open, the Guggenheim follows on 11 December 2026, the beaches are natural, and a high-speed rail station is planned on the island (Etihad Rail targets 2030; no official opening date). Demand has matched it: AED 17.65bn of sales in nine months, more than any full year on ADX's record since 2019.
You pay for that. On ADX's all-types measure Saadiyat sold at a median AED 3,359 per sq ft, against AED 2,298 on Yas and AED 1,710 on Al Reem. Registered rents give an average gross yield of 4.6%, from 7.5% on studios down to 3.0% on six-bedroom villas, and renewals are frozen at 0% while the cap lasts. Bedroom medians here also mislead: three-bedroom homes sold for more than four-bedroom ones in 2026 because most three-beds were branded apartments and most four-beds were villas.
What we would watch is supply. ADREC lists 14,631 homes due by 2030, the largest pipeline of any district, and in September 2026 Aldar opened sales at Talay, the first launch of Marsa Al Saadiyat, a waterfront plan with a gross development value of AED 100bn. Rents eased in the second quarter. For rental buyers we prefer one and two-bedroom flats in finished or near-finished buildings. ADX shows 5.6% to 5.7% gross for them, measured on segment prices of about AED 1.48M and AED 2.65M; the 2026 medians were AED 3.51M and AED 5.80M because most sales were off-plan and branded, so check the rent against the price you actually pay. Villas make sense here for your own use and a long hold.
Can foreigners buy freehold on Saadiyat Island?
Yes. Saadiyat is one of the investment areas named on the official UAE government list, where foreign buyers can own freehold under Abu Dhabi Law No. 19 of 2005 as amended in 2019. Sales are registered on DARI with a 2% registration fee; confirm with your conveyancer how buyer and seller split it.
How much does a home on Saadiyat cost?
ADX medians from 1 January to 2 October 2026 were AED 1.11M for a studio, AED 3.51M for a one-bedroom and AED 5.80M for a two-bedroom. Larger homes vary widely: Saadiyat Lagoons villas sold at a median AED 8.33M in Al Sidr, while branded apartments at the Four Seasons Private Residences sold at a median AED 36.55M.
What rental yield can I expect?
ADX puts the average gross yield at 4.6%, measured on registered rent contracts against ADX's sale price for each segment in the latest quarter. Studios returned 7.5%, but that is measured on a segment price of AED 750K, well below the 2026 studio median of AED 1.11M, so a buyer at today's prices earns less. One and two-bedroom flats returned 5.6% to 5.7%, on segment prices of about AED 1.48M and AED 2.65M, well below the 2026 medians of AED 3.51M and AED 5.80M; six-bedroom villas returned 3.0%. ADX divides registered rents by its own segment sale price, which can sit well below today's medians; at the median prices on this page the same rents give a lower gross yield. At the 2026 medians, the same rents give about 5.0% on a studio, 2.4% on a one-bedroom and 2.6% on a two-bedroom (our calculation). Rent renewals in Abu Dhabi have been capped at 0% since 2 June 2026, so plan on today's rent at renewal.
Does a Saadiyat property qualify for the Golden Visa?
Abu Dhabi grants the Golden Visa for property worth AED 2M or more. If it is mortgaged, AED 2M of equity must be held; for off-plan, at least AED 2M must already be paid. Confirm with ADREC before you rely on it. On Saadiyat the 2026 one-bedroom median was AED 3.51M, so most homes from one bedroom up pass the value test.
When does the Guggenheim Abu Dhabi open?
DCT Abu Dhabi announced on 29 July 2026 that the Guggenheim Abu Dhabi opens on 11 December 2026. It joins Louvre Abu Dhabi, teamLab Phenomena, the Natural History Museum and Zayed National Museum in the Saadiyat Cultural District.
