The
Valley
Emaar townhouses on the Al Ain Road.
The Valley is Emaar's townhouse community on the Al Ain Road, further from the city than Arabian Ranches or Dubai Hills Estate, with more space for the money. Clusters of new townhouses sit around parks and play areas, and the open desert is close enough to see from the edge of the community.
Between January and September 2026 the Dubai Land Department registered 607 sales here worth AED 2.7bn, at least 35% of them off-plan (DLD flags plot-registered sales such as Ovelle as ready). Townhouses and villas as registered sold at a median AED 1,388 per sq ft. The median three-bedroom went for AED 2.75M and the median four-bedroom for AED 3.65M; the bottom tenth started at AED 2.53M.
The larger homes in Ovelle, an off-plan villa phase, trade as plot sales: 84 of them in the nine months, at a median value of AED 7.3M.
Prices dipped after Q1: the median fell from AED 1,457 per sq ft in Q1 to AED 1,347 in Q2 and held at AED 1,357 in Q3 (DLD, moves with the mix of clusters sold). Sales fell from 299 in Q1 to 147 in Q2 and 161 in Q3. Citywide, ValuStrat's August 2026 index shows villas 1.7% lower year on year.

Illustrative imageRight for you.
Not right for everyone.
The Valley is a strong recommendation for the right profile. It's also wrong for investors whose objective doesn't match what the zone delivers. Here is our honest read.
- You want an Emaar townhouse with a garden for AED 2.5M to 3.7M
- You are a young family, or letting to one, and space matters more than the commute
- You plan to hold for seven years or more while the surrounding area develops
- You want a home that clears the AED 2M Golden Visa property threshold (for an off-plan unit, confirm eligibility with DLD first)
- You or your tenants commute to Downtown or DIFC every day at peak hours
- You want a high income return: townhouses here yield 4.7–5.0% gross
- You want a finished community with schools and retail already established around you
- You want an apartment: nothing here trades as a flat
What trades in
The Valley now.
The busiest clusters by DLD registrations, January to September 2026. Prices are DLD medians for that window.
What we actually think about The Valley.
The Valley is a practical way into an Emaar townhouse on a moderate budget. A median AED 2.75M buys three bedrooms and a garden, against AED 3.2M in Arabian Ranches and AED 2.9M in Town Square for a three-bedroom townhouse over the same months (DLD).
The trade is location. You are on the Al Ain Road, and the commute into the city is the first thing to test before you buy. Prices here also cooled after Q1, which suits buyers who negotiate.
What we would buy: a completed three-bedroom in an occupied cluster such as Orania or Nara near the cluster median, for your own use or a family let. We would pay the off-plan premium in Vindera only for the larger villa product it offers.
How much is a townhouse in The Valley in 2026?
Between January and September 2026 the median three-bedroom sold for AED 2.75M and the median four-bedroom for AED 3.65M (DLD). The bottom tenth of sales started at AED 2.53M.
Did prices in The Valley fall in 2026?
The median eased from AED 1,457 per sq ft in Q1 to AED 1,347 in Q2 and held at AED 1,357 in Q3 (DLD). Quarterly medians move with the mix of clusters sold.
What rental yield does The Valley give?
Villas and townhouses here return 4.7–5.0% gross (3-bed 4.7%, 4-bed 5.0%): the median Ejari villa rent registered July to September 2026 over the median ready villa sale value January to September 2026, for the same community and bedroom count. That is close to the citywide villa and townhouse average of about 5% gross that Cavendish Maxwell reported for H1 2026. Service charges, vacancy and fees come off the gross figure.
Is The Valley too far out?
It depends on the commute. The Valley is on the Al Ain Road, further out than Arabian Ranches or Dubai Hills. Families who work from home or locally are well served; daily drives to Downtown at peak hours are long.
