Dubailand
area by area
Inland Dubai · Sheikh Mohammed Bin Zayed Road · Al Ain Road
Overview
One name, fourteen very different markets.
Dubailand is not one neighbourhood. It is the large inland district either side of Sheikh Mohammed Bin Zayed Road (E311) and along the Al Ain Road side of the city, first planned as a leisure destination and now filled mostly with homes. Global Village and IMG Worlds of Adventure are here, and so are busy apartment districts and large new villa estates.
That is why we do not quote a single Dubailand price or yield: the numbers would mix a AED 600K studio with a AED 16M lagoon villa. Read it as three groups. The apartment districts, Arjan, Majan, Dubailand Residence Complex, City of Arabia, Motor City and Dubai Sports City, start at about AED 500K to AED 800K for a flat and show gross yields of about 6.7% to 8.9% on ready flats where they can be measured. The family communities, Town Square, DAMAC Hills, Mudon and Serena, mix townhouses and flats for end users and long-term tenants. The villa estates, The Oasis, DAMAC Islands, The Valley and Al Barari, are bought for space, water and landscape.
Together, the 14 communities below registered 26,561 sales worth AED 59.1bn with the Dubai Land Department from January to September 2026, most of it off-plan (our sum of the community figures, excluding bulk registrations). Choose the community first, then the building.
Dubailand followed the city in 2026, with one difference by product. Apartment districts such as Majan and Dubailand Residence Complex sold less each quarter, in line with the wider slowdown, while City of Arabia grew as Azizi Milan and Arancia launched. Villa estates sold in launch waves: The Oasis registered 516 sales in the first quarter and 37 in the third, DAMAC Islands 2,823 and then 381 (DLD, Jan to Sep 2026). Citywide, ValuStrat put Dubai values 3.1% lower year on year in August 2026.

Illustrative imageWhat is the average property price in Dubailand?
There is no meaningful average, because Dubailand mixes studios under AED 600K with villas above AED 15M. Use the community figures: flats sold at a median of AED 1,295 per sq ft in Dubai Sports City and AED 1,708 in City of Arabia, and villas at a median of AED 15.8M in The Oasis, all DLD, January to September 2026.
Which Dubailand community has the highest rental yield?
On ready flats, Dubailand Residence Complex (7.9 to 8.9% gross) and Dubai Sports City (7.9 to 8.1% gross) read highest. Both have older stock that trades cheaply per sq ft, so higher maintenance, service charges and vacancy bring the net figure clearly lower. Yields are measured on Ejari rents for July to September 2026 against ready-flat prices for April to September 2026.
Is there a metro in Dubailand?
Not today. Dubailand is a car-based district. Check each community guide for the roads and transport that serve it.
Which Dubailand community is best for families?
For a finished home now, Town Square, Mudon, DAMAC Hills and Serena have completed townhouses and villas. For a new house with a longer wait, DAMAC Islands and The Oasis are under construction at very different budgets.
Where can I get a Golden Visa property in Dubailand?
The Dubai Land Department issues the Golden Visa, a permit for 10 years, for property bought for AED 2M or more, wholly owned in your name, in one or more properties. If the property is mortgaged, at least AED 2M of the price must already be paid. For an off-plan unit, confirm eligibility with DLD before you rely on it. Townhouses and villas in Mudon, DAMAC Hills, DAMAC Islands, The Valley, Serena, Town Square and The Oasis typically clear that value. Most flats in the apartment districts do not.

Dubailand Investment Guide: Prices, Rental Yield, Off-Plan Projects
Reviewed by Juan Mejia · 3 October 2026
Dubailand property investment offers a diverse entry point into the Dubai real estate market, spanning over 25 distinct projects that range from luxury villa communities to high density residential clusters.

The State of the Dubailand Market
The Dubailand area is a primary growth corridor for the city, positioned as an urban cluster that connects older residential centres with new infrastructure developments. According to Dubai Land Department data for H1 2024, the region remains a high volume area for transactions, driven by investors seeking lower price per square foot metrics compared to the coastal districts.
Investment in this region is typically divided between ready assets in established communities like Arabian Ranches or Villanova, and new developments in the Dubai Land Residence Complex (DLRC). This specific sub-hub is currently being utilised by the Dubai Land Department to pilot new financial products, including tokenised property investment models.
Entry Price Points
A budget of AED 850,000 is the standard baseline for a studio or one bedroom apartment in modern Dubailand developments. This allows investors to enter the market at a capital value that is often 30-40% lower than comparable builds in Business Bay or Downtown Dubai.
Rental Performance
Studios in the area currently command annual rents of approximately AED 50,000 based on RERA rental index data for 2024. This supports gross yields in the range of 5.8% to 6.2%, though actual net returns depend on the specific service charge structure of the developer.
Strategic Geography: Dubailand to Dubai Investment Park
The corridor from Dubailand to Dubai Investment Park (DIP) serves as the industrial and logistical backbone of the southern city. This proximity is a driver for rental demand, as the workforce concentrated in DIP and the nearby Al Maktoum International Airport requires accessible housing.
Infrastructure expansion is a key driver for capital appreciation risk. The planned extension of the Dubai Metro Blue Line and the continued development of the E611 Emirates Road are expected to improve connectivity for these inland communities. Current travel times to central hubs such as Dubai Mall or Marina are roughly 25-35 minutes, depending on the specific community entrance.

Off-Plan Opportunities and Developer Landscape
Securing a dubailand off plan project requires an analysis of the developer track record and the specific master plan of the sub-community. Unlike the single-developer model seen in Downtown Dubai, Dubailand features a mix of government-backed entities and private developers.
M&M Real Estate provides clients with access to allocations from major partners including:
- Emaar Properties: Known for master communities like Arabian Ranches 3 and The Valley.
- Ellington Properties: Focuses on design-led residential buildings with higher finishing standards.
- Sobha Realty: Noted for the Sobha Heartland 2 expansion into the Dubailand territory.
- Damac Properties: Major presence with the Damac Hills and Damac Lagoons clusters.
- Aldar: The Abu Dhabi based developer recently entered the Dubailand market with large scale villa projects.
Current dubailand investment opportunities are concentrated in the Dubai Land Residence Complex (DLRC) and Al Barari expansions. These areas offer the highest concentration of pre-launch phases where partner tier pricing is still available before public listings occur.

Dubailand Real Estate Investment: Advisory Approach
At M&M Real Estate, we operate as an investment advisory rather than a traditional brokerage. For an international investor in the UK, Spain, or the GCC, the purchase of a property is a secondary step to the structural and legal setup.
Our process begins with an assessment of your tax residency and timeline. This structure is built before you sign any purchase agreement to ensure ownership is optimised from day one.
We manage the end to end cycle:
- Initial market analysis and unit selection.
- Legal and tax structuring for international owners.
- Coordination with developers for pre-launch allocations.
- Post-handover property management and tenant sourcing.

Speak with a senior M&M advisor to analyse current Dubailand allocations and discuss the legal structuring of your Dubai portfolio.

Is Dubailand a freehold area for international investors?
Yes. Dubailand is a designated freehold zone as defined by the Dubai Land Department. This allows non-UAE nationals to own property with absolute title and register the deed in their own name or a company name.
What is the main risk associated with Dubailand investments?
The primary risk is the timeline of infrastructure development. While the master plans for the area are extensive, the delivery of retail centres, schools, and public transport links can take several years. This can impact short term occupancy rates and capital growth if the specific sub-community is isolated.
How do service charges in Dubailand compare to Downtown?
Service charges in Dubailand are generally lower, typically ranging from AED 10 to AED 16 per square foot. In contrast, premium areas like Downtown Dubai can see charges exceeding AED 25 per square foot. This lower overhead is a significant factor in maintaining net yields.
Can I manage a Dubailand property from the UK or Europe?
Yes. Most investors use a professional management service. M&M Real Estate provides end to end management, including rent collection, maintenance, and compliance with DLD regulations, allowing owners to manage the asset remotely without day to day involvement.
