Overview

About Nakheel

Nakheel is the Dubai master developer behind Palm Jumeirah, Palm Jebel Ali, The World and Dubai Islands, along with communities such as Jumeirah Village Circle, Jumeirah Park, Jumeirah Islands, Al Furjan and Discovery Gardens. In March 2024 it became part of Dubai Holding, where it sits in Dubai Holding Real Estate with Meraas and Dubai Properties. On Dubai Islands it controls the master plan, builds its own communities (Bay Villas, Bay Grove, the Rixos residences and Bay Estate) and has sold other plots to third-party developers.

Nakheel Track Record: Handovers, Palm Jebel Ali, Dubai Islands and How to Check a Project

Reviewed by Juan Mejia · 17 October 2026

When assessing Nakheel properties reviews, buyers should separate completed handovers from projects still under construction and plans on paper. Nakheel’s public record includes established Palm Jumeirah and recent handovers at Jebel Ali Village; announcements place Palm Jebel Ali villas on a phased handover schedule and cite construction milestones for Dubai Islands. Before paying, check the specific project’s Dubai Land Department (DLD) status, reported progress and escrow account, then match the details against your sale and purchase agreement (SPA).

What Nakheel’s delivery record shows

What Nakheel’s delivery record shows

Nakheel’s Palm Jumeirah profile, checked on 1 October 2026, records its launch in 2001 and describes a development spanning 560 hectares with about 25,000 residents. These figures provide context for an established community, rather than evidence about the delivery status of a separate project. For area context, see our Palm Jumeirah guide.

For more recent handovers, Nakheel’s handover register, checked on 1 October 2026, lists Jebel Ali Village, Canal Front Residences, Lagoon Views, Murooj Al Furjan and Tilal Al Furjan. Dubai Holding’s announcement states that handovers for 892 homes at Jebel Ali Village began from August 2026. These records are useful starting points, but a developer-wide list cannot replace a check of the individual property and its registration.

There is also historical financial context. The National reported that Nakheel began restructuring its debt in 2011 and repaid an AED 4.4 billion sukuk in August 2016, bringing that restructuring to an end. This describes a past financial event; it should not be treated as a current credit rating or as a substitute for checking a project’s own records.

Palm Jebel Ali: contracts and stated handover plans

Dubai Holding reported in October 2024 that Nakheel awarded contracts for 723 villas across Fronds K to P on Palm Jebel Ali. A Dubai Holding announcement published in August 2026 says handover of the first villas is scheduled in phases from late 2026 through 2027. These are stated plans, not guarantees. Buyers should confirm the latest project status and the terms applying to their own unit rather than relying on a headline schedule.

A construction contract indicates that work has been commissioned; it does not confirm that a home is complete or ready for handover. Keep the announcement, SPA and current DLD record together when reviewing a purchase, and revisit the official project information as the build progresses.

Dubai Islands: read each project on its own record

Dubai Islands: read each project on its own record

Published construction updates give different milestones for individual Dubai Islands developments. Dubai Holding’s contract announcement for Bay Grove Residences says phases 1 and 3 comprise 537 homes, with completion scheduled for late 2028. Its announcement for Como Residences gives a handover target of Q2 2028. Treat both dates as plans and verify current details for the project you are considering. Our Dubai Islands guide provides further location context.

DLD records can help distinguish a project’s registration and current status from wider area announcements. They may not show a newly announced scheme straight away: pending launches are not necessarily listed. If a project is absent, ask the developer or sales representative for its exact registered name and check again before making a payment.

How to check a Nakheel project before paying

Use DLD’s Project Status service, available online or through Dubai REST, to search by project or developer entity. The register can show a project’s status, percentage complete, planned completion date, unit count and escrow account. Check the registered project name carefully, since a sales name and the legal project name may differ.

DLD data reviewed on 1 October 2026 showed 34 projects under the Dubai Holding Real Estate developer entity, with 5 marked finished, 25 active and 4 cancelled registrations covering 2 units. The count is by developer entity name; older communities may sit under other entities, so this is a group-level snapshot rather than a complete count of every Nakheel-era development. A cancelled registration can also be administrative, so read the associated unit count and record rather than drawing conclusions from the label alone.

Before transferring funds, confirm that the escrow account shown for the registered project matches the account named in your SPA and payment instructions. UAE Law No. 8 of 2007 provides that project escrow funds are protected from attachment by the developer’s creditors. Still, check the account details independently and do not rely only on a payment link or verbal confirmation.

Our review of Nakheel launch pages on 1 October 2026 found no published payment plan, and we found no current public credit rating. Ask for the project’s current written payment schedule, then check that each instalment and due date matches your SPA. A sales brochure or an indicative schedule should not replace the signed contract.

Worked example: checking Bay Estate on DLD

Worked example: checking Bay Estate on DLD

As recorded on DLD’s register on 1 October 2026, Bay Estate, project 4553, was registered on 25 September 2026 and shown as active at 0% complete. The record gave a start date of 30 October 2026, planned completion on 15 August 2030, 357 units and an escrow account with Emirates NBD. Record the status, progress and planned date as separate fields; the figures are a snapshot, not a basis for inferring whether a project is ahead of or behind schedule. Check the progress percentage again on DLD before each construction-linked payment.

For a purely illustrative calculation, not a Nakheel payment plan, suppose the SPA calls for an instalment of AED 200,000. First confirm the instalment amount in the SPA: AED 200,000. Then verify that the project escrow account is the destination and transfer the full amount: AED 200,000 × 100% = AED 200,000 paid into that account. The actual amount and due date must come from your own contract.

Make the decision from project-level evidence

Nakheel’s record includes established communities, handover announcements and active projects with published construction targets. Those categories are not interchangeable: completed homes, projects under construction and future plans each call for different checks. Use DLD’s register, the SPA, the escrow details and current official announcements to build a dated record for the specific unit.
