Our guide explains how to read rent evidence before buying a unit in the Dubai office market. Start with real lease evidence, then weigh the tenant, the building, the ownership costs and your likely exit.

Key Takeaways

What to testHow to use it
Achieved rentUse signed lease terms as evidence of agreed rent; treat advertised rent as an offer, not proof of income.
Comparable officesMatch district, building grade, size, fit-out, lease terms, area basis and service-charge treatment.
Tenant and lease riskReview the tenant’s record, lease expiry, renewal options and break clauses before relying on the current rent.
Net rental yieldDeduct recurring costs and allow for vacancy, fit-out and leasing incentives rather than relying on gross rent alone.
Location contextUse a Dubai area guide for context, then assess the specific building and unit.
Exit prospectsConsider who could lease or buy the office later, not only the income it appears to produce today.

Start with signed leases, not asking rents

Which rental evidence is most useful when valuing a Dubai office? A signed lease is more useful than an asking rent because it records an agreed rent, lease term and other conditions between landlord and tenant.

Ask for the lease and its amendments, then compare the rent with completed agreements for the same building where possible. A listing can help identify competing space, but its advertised figure does not prove that a tenant has accepted that rent.

When the same-building evidence is limited, compare offices in the same business district and match building grade, unit size, fit-out, lease length and service-charge treatment. These details affect both the rent a tenant will accept and the costs the owner must carry.

Check when each lease began, who supplied the information, what terms it includes and whether the area basis is consistent. A rent quoted against a different measured area, or an older agreement with incomplete terms, can distort the comparison.

Nikoliers reported that the weighted average rent on lease agreements in Dubai during the first half of 2025 was AED 203 per sq ft per year, up 15% year on year (Nikoliers). A market average helps frame conditions, but it does not establish the rent for a particular unit.

Data card: Average rent reached AED 255 per sq ft

Savills reported that average rents reached AED 255 per sq ft in Q4 2025, reflecting a 32.4% year-on-year increase (Savills).

When rent comparables are sparse or differ materially, explain those limits and work from a range of relevant signed deals. Do not use an asking rent to fill gaps in achieved-rent evidence.

For broader context, Market Insights: May 2023 covers Dubai property activity. It suits a review of wider market context alongside lease evidence for the specific office.

Compare areas, buildings and unit types fairly

Dubai-wide averages can hide large differences between business districts and buildings. Compare an office with units in the same district and of similar building grade, because location, services and building quality shape the rent tenants will consider.

Match the unit as well as the location. A fitted office and a shell-and-core unit are not direct rent comparables: the tenant receives different ready-to-use space, and the owner faces different fit-out costs.

Check the area basis used for every rent and price per square foot. Record whether service charges, rent-free periods or other incentives sit inside or outside the quoted figure, so the comparison reflects the same cost and benefit.

Read transaction volume, total value and price per square foot together. A shift in the average can reflect a different mix of districts, unit sizes or office types rather than a change in like-for-like values.

For area context, our Dubai locations guide can help frame a district comparison, while the building and unit evidence should determine the rent case.

Transactions, property categories, off-plan activity and price tiers feature in the Market Insights: August report. It offers a broader transaction view, which buyers should separate from evidence of rent agreed on an office lease.

Price movements, transaction volumes, project launches, market shares and price-per-square-foot information feature in the Market Insights: November 2023 report. Use transaction measures to understand sales activity, not as a substitute for like-for-like rental comparisons.

Test tenant demand and lease risk at unit level

District-level demand does not guarantee that a specific tenant will stay, pay reliably or renew. Review the tenant’s business, payment history and remaining lease term to understand how much confidence you can place in the contracted income.

Read the lease for its expiry date, renewal options and break clauses. These terms show when rent may change or stop, and whether the tenant or landlord can end the agreement early.

Estimate vacancy exposure and likely reletting time from comparable units, not general impressions about the district. Include the possibility that an incoming tenant may seek incentives or require a different fit-out before occupation.

Keep tenant demand, occupancy rate and rent growth distinct in your assessment. Strong enquiries can signal interest in a location, but they do not prove that every office will lease quickly or at its asking rent.

Ask whether the evidence describes demand for units like yours: the same size, condition, building services and permitted use. A broad demand signal becomes more useful when it matches the occupier profile the office can actually serve.

Calculate net returns after ownership costs

How should you calculate net returns? Start with annual rent divided by purchase price to calculate gross office rental yield, then deduct recurring ownership costs to calculate net rental yield.

Include service charges, maintenance, management, vacancy and other recurring costs. Also account for fit-out expenditure, leasing incentives and periods without rent in your cash-flow assessment, since contracted rent is not the same as cash retained by the owner.

For a wider explanation of gross and net returns, use our Dubai rental-yield guide. Tax treatment can also affect an investor’s calculations, so our guide to Dubai property tax is relevant to the wider ownership assessment.

Hypothetical worked example, all inputs are assumptions, not market evidence. Assume a purchase price of AED 2,000,000, annual rent of AED 160,000, service charges of AED 18,000, maintenance of AED 5,000, management of AED 6,000, a vacancy allowance of AED 8,000 and other recurring costs of AED 3,000.

  1. Gross rental yield: AED 160,000 ÷ AED 2,000,000 × 100 = 8%.
  2. Annual net income before one-off costs: AED 160,000 - AED 18,000 - AED 5,000 - AED 6,000 - AED 8,000 - AED 3,000 = AED 120,000.
  3. Net rental yield: AED 120,000 ÷ AED 2,000,000 × 100 = 6%.
  4. First-year cash flow after assumed fit-out costs of AED 15,000 and a leasing incentive of AED 5,000: AED 120,000 - AED 15,000 - AED 5,000 = AED 100,000.

For transaction data, charts and analysis, see the Market Insights: April report. It can provide wider market context, while the return calculation should use the specific unit’s rent and ownership costs.

Check the unit, building and purchase terms

Verify the title, permitted use and rights attached to the office. The intended use and leasing plan must fit the unit’s legal status and the rights transferred in the sale.

Inspect the building condition and the unit’s fit-out obligations. Establish who pays for repairs, reinstatement or upgrades required before a tenant can occupy the space, since those costs can change the investment case.

Review service-charge history and planned building works. Recurring charges reduce retained income, while upcoming capital expenditure can add a separate cost that the current rent does not cover.

Assess financing terms, purchase costs and contractual obligations alongside the rent evidence. A strong lease does not, by itself, make the purchase affordable or the financing suitable.

Our Dubai investment guides and resources provide further material for the wider purchase review. Keep the unit’s title, building costs and contractual terms in the same file as the rent comparables.

Weigh completed offices against off-plan and resale risk

A completed office lets you assess an existing lease, the building’s present condition and observable costs. Those facts help test current income, but the tenant can still leave and a vacant period can still follow.

An off-plan office calls for a different test. Account for delivery timing and future supply, and remember that current rent cannot be verified in the same way as a signed lease in an operating building.

Our Dubai off-plan property listings can help you review the project side of that decision. For a structured overview of buying before completion, the linked guide below is a useful companion.

Resale prospects belong in the same decision as rent. A unit with a narrow pool of potential tenants or buyers may be harder to exit even when its apparent income looks attractive.

Review the building’s track record and delivery capability when a purchase depends on a future project; our Dubai developer directory can support that review. Keep an off-plan buying guide in view as you assess completion risk.

Buy only when the comparable rent evidence, net-cost calculation, tenant assessment, building checks and likely resale appeal tell a consistent story. That is how we separate real investment analysis from market noise.

In the Dubai office market, a credible purchase decision starts with signed lease evidence and a fair comparison, then tests tenant risk, full ownership costs and resale demand. Read rent evidence before buying a unit, and commit only when the income case holds up against the building and the terms of the purchase.

Frequently asked
What documents can confirm a tenant’s agreed rent and payment history?

A signed lease and its addenda record the agreed rent, term, incentives and options, while the tenant ledger and bank records help show whether payments arrived as scheduled. Reconcile the amounts and dates across the documents, including any credits or arrears recorded by the landlord.

How can a break clause affect the income case for an office unit?

A break clause can end the rent stream before the scheduled lease expiry, bringing forward the possibility of vacancy or reletting costs. Read the trigger, notice period, exercise window and any compensation, and identify whether the right belongs to the tenant, landlord or both.

What does vacant possession mean when buying a leased office?

Vacant possession means the seller must hand over the office empty under the agreed sale terms, with the tenant’s occupation ended by completion. The buyer receives no continuing rental income from that tenant, so handover timing and termination arrangements become central to the purchase.

When might a buyer prefer a unit with no tenant in place?

A buyer may prefer an empty office when it needs owner occupation, substantial redesign or a fit-out that cannot work around an existing tenant. Vacant space also gives the buyer a chance to choose the incoming tenant, lease length and incentives from the outset.

How can a buyer assess whether a specialised office will be difficult to resell?

Compare its permitted uses, fixed infrastructure, partitioning and reinstatement burden with the needs of alternative occupiers. Then review competing units and completed resales with similar configurations, including whether a future buyer can reuse the fit-out or would need to remove it.

What is the average office rent in Dubai?

No single average captures every office; use a benchmark only after matching the unit’s location and specification.
