Dubai residential supply reference

Dubai’s 2026 property supply picture varies by community. Dubai South recorded substantial off-plan sales activity and has a named handover schedule, while Downtown Dubai and Dubai Marina recorded sales mainly of existing homes.

The chart below separates transaction activity from project timing, so investors can compare the areas without treating sales registrations as completed homes.

Handover and supply signals by community

Use the first column to choose a community, then read across to compare transaction activity with delivery timing for named developments. Sales and off-plan shares show transaction activity. Project timing gives a delivery signal for a named development. Neither measure is a count of homes handed over across the area.

CommunityReported supply and delivery evidenceHow to read it
Dubai SouthDubai South recorded 13,668 sales worth AED 19.8bn from January to September 2026, with 92% of registrations off-plan. Azizi Venice recorded 7,784 sales in 2026, all off-plan, with handovers through 2026 and 2027.This is the clearest named handover schedule in the area guides. The sales figures describe registered transactions, while the handover timing applies to Azizi Venice.
Jumeirah Village CircleJVC recorded 7,833 DLD sale registrations from January to September 2026, with 57% off-plan. Ready flats had a median price of AED 1,274 per sq ft and a gross yield of 7.3-7.4% for the period.New towers in JVC compete for the same tenants. Compare an off-plan unit with nearby ready-flat resale prices and rental evidence before judging its position.
Downtown DubaiDowntown Dubai recorded 971 ready-flat sales and 403 off-plan-flat sales from January to September 2026. As of September 2026, 76% of Downtown sales were finished homes. The reported mix gives investors a substantial ready-home reference alongside new projects.
Dubai Hills EstateDubai Hills Estate recorded 1,760 sales worth AED 7.08bn from January to September 2026, with 50% off-plan. The figures exclude Eden Hills and other MBR City projects.Sales and off-plan mix show activity within the stated area boundary.
Dubai MarinaDubai Marina recorded 1,639 sale registrations from January to September 2026, with 7% off-plan.Almost all sales were completed flats with rental histories available to check. It is a useful ready-home comparison for investors weighing a new unit elsewhere.

Sales registrations, off-plan sales and handovers measure different things, and the periods shown vary by community.

Planned homes, completed homes and handovers are different measures

A planned project records an intention to build. An under-construction project has work in progress. A completed building has reached construction completion, while handover is the transfer of a unit to its owner. These stages should not be combined into one forecast supply figure.

For a project-level review, identify its current status, then read the developer’s stated handover timing alongside construction progress. Timing can change as a project advances. Greencrest in Dubai Hills Estate has a Q2 2029 handover listed in the Dubai Hills guide.

Dubai South also shows why a launch or sales count is not a completion count. Azizi Venice’s 7,784 sales in 2026 and its handovers through 2026 and 2027 are separate measures of the supply pipeline.

Assess community-level supply against the homes buyers and tenants want

Assess community-level supply against the homes buyers and tenants want

Citywide totals can conceal local differences. A new tower affects the same segment most when its unit type, location, price and handover timing overlap with competing homes. A project’s supply-demand balance is best judged against nearby ready homes and the rental market for that same type of unit.

JVC illustrates the point. Its sale registrations include a mix of ready and off-plan homes, and new towers compete for the same tenants. That supports a close comparison of competing units; it does not, on its own, establish a community-wide oversupply.

To judge market absorption, compare completed-home resales, rental activity, vacancy and competing listings at community level.

Apartment supply and villa supply need separate comparisons

Apartment supply tends to compete within a defined building and unit type. Villa supply serves a different buyer and tenant pool, with the number of bedrooms, plot and community setting shaping the comparison. Combining the two into one area total can hide pressure in a specific segment.

Sales, prices and yields describe market activity, not upcoming villa completions.

For an apartment or villa purchase, compare like with like: bedrooms, location, handover stage, nearby ready stock and the rental evidence for comparable homes. Browse M&M’s off-plan property opportunities alongside its ready property listings.

More supply can change prices and rents, depending on the segment

When similar homes reach the market at the same time, buyers and tenants gain more choice. That can increase competition between owners and developers. The effect depends on location, unit type, price, delivery timing and how many buyers or tenants are looking for those homes.

Rental yields also need context. A gross yield compares rent with the property price before costs. A community figure cannot predict the rent or net income from an individual unit, so compare the unit’s price with rents for similar completed homes and account for its service charges and vacancy.

Assess offices and other commercial space using their own delivery and leasing evidence.

Frequently asked
How does forecast supply compare with homes likely to be completed?

A forecast may include planned and under-construction projects, while actual deliveries count homes that reach handover. For specific developments, use project timing and construction status to assess likely deliveries.

Which Dubai communities have the largest concentrations of upcoming supply?

The available guides show particularly high off-plan sales activity in Dubai South: M&M reports 13,668 sales from January to September 2026, with 92% of registrations off-plan. Those are transaction figures, not a ranking of completed or upcoming homes across all communities.

Could new supply put downward pressure on property prices?

It can add price pressure when comparable homes reach the same area and price segment together. The outcome depends on buyer demand, rental demand and competing ready homes, so a citywide supply figure cannot determine the price path for a particular community.

How might the supply pipeline affect apartments and villas differently?

Apartment and villa demand comes from different buyer and tenant groups, so assess each product separately. Compare similar bedroom counts and communities, then check ready-home sales and rental evidence alongside project timing.

What should investors monitor as homes are handed over?

Track whether each project is planned, under construction, completed or handed over. Then compare new listings with nearby resales, rental activity and the price of similar homes in the same community.

Do off-plan sales figures show how many homes will be delivered?

No. A sale registration records a transaction, while a handover records a later stage in a unit’s progress. Read them as separate indicators, as the Dubai South figures for Azizi Venice demonstrate.

How can an investor assess whether JVC has too much new supply?

Compare the handover date and unit type with nearby completed homes to judge whether they are likely to compete for the same buyers or tenants.
