We show you how to read Dubai’s official rental index by community and assess Dubai rental demand separately from evidence of tenant activity. The distinction matters: a rent reference can help assess a lease, but it cannot tell you how quickly a particular home will let.
- A rental benchmark is not a demand count. It does not show how many people are searching or how fast homes are being rented.
- Match the property details. Compare the same community, property type, bedroom count and available building attributes.
- Separate three figures. An asking rent, a recorded rental benchmark and a permitted renewal increase answer different questions.
- A permitted increase is not automatic. Contract terms and applicable notice and renewal requirements still matter.
- Keep a record of the search. Save the location, property details, rent, contract information, search date and result.
- Assess demand separately. Look for dated evidence of registered leases or other activity for the same area and property segment.
What the Official Rental Index Tells You, and What It Doesn’t
The Dubai Land Department (DLD) provides the official rental-index service. RERA, the Real Estate Regulatory Agency, is part of Dubai’s property regulation framework; use the official index as a rent reference, not as a measure of how many prospective tenants are looking for homes.
A location-based benchmark helps you assess rent against comparable properties. It does not count tenant enquiries, confirm that a specific home will let quickly or establish how much demand exists for a particular unit.
Keep three rent concepts separate:
- Asking rent: the amount requested for a home being offered to a new tenant. It is an offer, not an agreed lease.
- Recorded rental benchmark: a reference based on the index and the details entered or selected. It does not automatically represent the rent of every unit in a community.
- Renewal increase: an amount that may be permitted under the applicable rules and circumstances. It is not an instruction to the landlord to raise the rent.
At renewal, the result is only one part of the assessment. The tenancy agreement, relevant notice requirements and renewal procedure also matter, so do not treat a calculator output as permission to apply an increase automatically.
How to Search the Official Calculator
Start with the relevant community or location in the DLD service. Then select the matching property type and bedroom count, and enter the annual rent and contract details requested by the tool.
Use the property’s actual configuration. An apartment should not be compared as a villa, and a different bedroom count or building selection can lead to a result that does not represent the home in question.
Use the tenancy documents to enter contract information, including the contract end date where requested. Do not guess at a field simply to complete the search.
Where the Smart Rental Index offers building or property attributes, enter the details that match the unit. A more specific selection can support a closer comparison, but it does not make a result exact if the building or configuration is mismatched.
If the exact community, building or unit configuration is difficult to identify, do not present a loosely matched result as definitive. Use the closest clearly identified option only as a comparison, then ask DLD or the relevant official channel for guidance on the property match.
Save the search date, selected location, property type, bedroom count, annual rent and contract details with the result. That record makes it easier to repeat the search or explain what you entered if a renewal figure is disputed.
There is no single citywide result that answers every rental question. The figure depends on the location and property details selected, so record the inputs rather than saving the result alone.
Compare Locations Like for Like
To compare communities fairly, keep the property type and bedroom count consistent. Match other available attributes too, because comparing unlike units can make a difference in property mix look like a difference in rent.
Record each community’s result separately. Describe the difference as a benchmark comparison, not proof that one area has stronger rental demand.
A community-level result is a reference, not a promise for every building or home. Building features, layout and unit condition can affect how closely one property compares with another.
When area choice forms part of an investment decision, separate the rent benchmark from rental yield. Yield also depends on the property’s purchase cost and the rent used in the calculation. Our area comparison below offers a separate view of how investment goals can shape a location choice.
For a broader view of neighbourhoods, compare the area information in our Dubai locations overview. If a rental comparison leads into a purchase decision, our off-plan buying guide, Dubai off-plan property listings and developer profiles address separate parts of that assessment.
Some buyers also consider residency as part of a wider property decision. Our property-linked Golden Visa guide covers that separate topic.

Read a renewal result as an input to assessing a permitted rent change. It is not the market rent for a new tenant, and it does not tell a landlord that rent must increase.
Compare the result with the current annual rent and the proposed renewal amount. Then review the tenancy contract, the contract end date, the date and terms of any renewal communication, and the applicable notice requirements.
Notice timing can affect a renewal discussion. Keep the dates and communications together, and use DLD or RERA guidance for the applicable process; a calculator result does not settle the issue.
Hypothetical worked example, not a statement of current law:
- Current annual rent: AED 80,000.
- Hypothetical permitted increase: AED 4,000.
- AED 80,000 + AED 4,000 = AED 84,000 hypothetical renewal rent.
What to Do if the Result and Proposed Rent Differ
Repeat the search using the details in the tenancy contract and the closest exact location and property configuration available. Keep the inputs and result from each attempt so you can identify whether a different selection changed the outcome.
Compare the result with the tenancy contract, Ejari details, proposed rent and written communications. Note the specific field or amount that appears to differ instead of relying on a general claim that the calculator is wrong.
If the proposal appears inconsistent with the applicable result or procedure, raise the discrepancy with the landlord in writing. If the issue remains unresolved, seek guidance from a relevant DLD or RERA channel or the Rental Dispute Settlement Centre.
If the search does not identify the property, do not invent an Ejari contract number or enter a guessed one. Use the official route available for the property details and ask for guidance if the tool cannot resolve the match.
Use Other Signals to Assess Rental Demand
The rental index is a rent-reference tool, not a standalone demand measure. It cannot establish how quickly homes are letting or how many prospective tenants are searching in a community.
Assess demand with separately sourced indicators for the same location and property type. Registered lease activity, new leases and renewals can provide evidence about completed or registered transactions; enquiry trends and vacancy information describe different parts of the market.
Keep the period and property segment clear when you use any indicator. Asking rents show what landlords are seeking, while registered leases show rents recorded in completed agreements. Each indicator describes a different part of the market.
For historical context, Dubai Land Department data for Q3 2022 reports that tenancy leases rose by 13.59 percent compared with Q2 2022.

Rental yield is a separate calculation from the index benchmark. It depends on rental income and property cost, so a location’s rent reference alone cannot establish its yield. The image below links to our guide to rental yields, costs and tax.
For investors weighing rental income alongside other ownership costs, our Dubai property tax guide and Dubai property investment guide cover wider considerations. Our property investment resources bring together further reading.
Read Dubai’s official rental index by location as a structured rent reference, not as proof of rental demand or a forecast of how quickly a home will let. Match the property details, preserve the search inputs and assess renewal terms separately from asking rents and registered lease activity.
That is the no-noise approach: use the right benchmark for the question, then bring the contract and relevant evidence into the decision.
Does the official rental index calculate rental yield?
No. The index provides a rent reference, while gross yield compares annual rental income with property cost; net yield also accounts for ownership expenses. The calculation depends on which rent and cost figures you choose to include.
Why can two properties in the same community have different rent benchmarks?
Properties can differ in layout, floor, views, condition, building facilities and other features that affect how closely they compare. A shared community name does not make two units equivalent.
Does the rental index include service charges or utility costs?
No, a rental benchmark is not a combined estimate of rent, service charges and utility bills. Consider those expenses separately when working out the total cost of occupying or owning a property.
Can a rental benchmark tell me whether an asking rent is good value for a new lease?
It can provide context, but it cannot judge value on its own. Compare the asking rent with similar available homes and, where possible, evidence from completed leases for the same property type and area.
Can I use Dubai’s residential rental index to assess a holiday home?
The residential rental index is a reference for residential tenancy rents, not a direct measure of nightly holiday-home rates. Short-stay pricing needs evidence from the relevant short-term rental segment.
Does a calculator result decide a rental dispute?
No. A result can help document the rent comparison, but it does not replace a formal assessment of the contract, communications and applicable procedure by the relevant dispute service.
What is the current property index in Dubai?
There is no single citywide property-index figure: the result depends on the selected location and property details. Use the official rental-index service and match the community, property type, bedroom count and other available attributes to the home you are assessing.
Which area in Dubai has the highest rental yield?
There is no area that can be identified as having the highest rental yield from a rental benchmark alone. Yield depends on both rental income and the property’s purchase cost, so compare those figures for the same property type and basis.
