For a Dubai property investor, short-term lets can bring higher revenue per booked night, while a long-term lease offers a more structured tenancy and fewer guest turnovers. The profit gap becomes clear after vacancy, furnishing, utilities, cleaning, management, maintenance and other costs are included.

For tenants, the choice comes down to how long you need the home, what is included and how much flexibility your plans require. For owners considering a purchase, the better rental model depends on the property, its location and the work involved in running it.

Short-term vs long-term rental in Dubai at a glance

A short-term rental is commonly offered as a furnished holiday home for stays measured in days or weeks. A long-term rental is a residential tenancy under a tenancy contract, generally suited to people establishing a home in Dubai for a longer period.

What to compareShort-term rental or holiday homeLong-term residential lease
Contract and stayBooking terms apply to a defined stay, with dates and cancellation conditions set for the booking.A tenancy contract sets the rental terms, payment schedule, notice conditions and responsibilities.
Furnishing and move-inUsually furnished and ready for immediate use, with utilities or internet often included in the booking price.May be furnished or unfurnished. Utility connections and household setup may fall to the tenant.
Tenant flexibilityUseful for temporary stays and changing plans, with the booked dates and cancellation terms defining flexibility.Provides a home for an agreed tenancy term. Early move-out depends on the contract and applicable rules.
Owner workloadRequires guest communication, cleaning, changeovers, calendar management and maintenance coordination.Usually involves fewer handovers and less frequent tenant turnover during the agreed term.
Income assessmentDepends on booked occupancy and revenue after operating costs.Depends on the rent agreed for the tenancy, vacancy between tenants and ownership costs.

A nightly rate alone does not show which model is more profitable. Compare the net result after operating costs over the same ownership period.

How to compare total costs as a tenant

Compare the full cost of living in each property for the same length of stay. A furnished rental with utilities included can have a higher headline price and still reduce setup costs, while a long-term lease can suit a tenant who wants a settled home and accepts more upfront planning.

Before choosing, list the costs that apply to your own stay:

  • Rent or booking charge, including any service or booking fees.
  • Utilities, internet and other services, and whether they are included or billed separately.
  • Furnishing, household essentials, moving costs and any storage needed.
  • Security deposit, contract or registration fees, and the terms for refunds or deductions.

For a long-term tenancy, read the payment schedule, renewal provisions, notice requirements, maintenance responsibilities and early-termination clause before signing. These terms affect your actual flexibility, even when the initial rent looks suitable.

How landlords can compare net rental income

How landlords can compare net rental income

Short-term rental yield depends on booked occupancy and the income left after turnover and operating expenses. A higher nightly asking rate does not establish higher net income when the calendar has gaps or each changeover adds cost.

Build a separate cost model for each option. Include periods without a tenant or guest, cleaning, laundry, utilities, maintenance, property management, furnishing replacement and relevant building or ownership costs. For a long-term lease, include vacancy between tenancies, repairs and costs the owner remains responsible for.

Estimate the break-even occupancy

Start with the property’s fixed costs for the period you are assessing. Then calculate how much each booked night contributes after expenses that vary with occupancy, such as cleaning and guest supplies. Divide the fixed costs by that net contribution to estimate the booked nights needed to cover those costs.

Use realistic assumptions for seasonal demand and tenant turnover, then compare the result with the property’s likely use and operating plan. This gives you a clearer basis for comparing short-term rental yield with rent from a long-term tenancy.

Owner workload is part of the comparison. Short-term lets require regular calendar updates, guest support, cleaning coordination and inspections. A long-term lease generally has fewer changeovers, although the owner still manages repairs, tenancy administration and renewals.

Choose the rental model that fits the property and occupant

A holiday home can suit an investor who wants to serve temporary visitors and can arrange the operating work or property management. A long-term lease can suit an owner who prefers a residential tenant and a tenancy structure with rent and responsibilities set in a contract.

Location should inform the decision, but the same area can attract different occupants depending on the building, access and nearby amenities. Compare the unit with the needs of likely guests or residents, then assess the actual costs and achievable occupancy for that property.

Short-term holiday-home rentals and residential tenancies have different requirements and contract terms. The arrangement determines which contract terms and requirements apply, so establish the intended use before renting or listing the property.

Use this checklist when reviewing a rental plan:

  • For a holiday home, identify the responsibilities and requirements that apply to the unit.
  • Review building or community rules that apply to holiday-home use.
  • Read booking or tenancy terms for payment, included utilities, deposits, cancellation, notice and maintenance responsibilities.
  • For a residential tenancy, set clear renewal and early-termination terms.

Frequently asked
Are short-term rentals allowed in Dubai?

The applicable requirements determine whether a property can be used as a holiday home. Check those requirements and any building or community rules before listing.

What is a short-term rental in Dubai?

It is a property offered for a temporary stay, commonly as a furnished holiday home with booking terms for defined dates.

Which rental type suits a newly arrived expat or temporary work assignment?

A furnished short-term rental can suit someone who needs a ready home while arranging a move or working on a temporary assignment. A long-term lease can fit someone who knows the intended stay and wants a residential tenancy with agreed terms.

What costs should landlords include when comparing rental income?

Include vacancy, cleaning, utilities, management, maintenance, furnishing replacement and other applicable building or ownership costs. Compare the net income for each model over the same period, using occupancy assumptions that account for seasonal demand and tenant turnover.

How much management work does a short-term rental involve?

It involves guest communication, booking calendar updates, cleaning coordination, check-in arrangements and maintenance response. The workload changes with booking frequency and the level of property management the owner arranges.

What should a tenant check before signing a long-term tenancy contract?

Read the rent and payment schedule, security deposit terms, maintenance responsibilities, renewal conditions, notice period and early-termination clause. Make sure the tenancy contract reflects the agreed property and rental terms.

Can a landlord use a property personally when it is offered as a holiday home?

An owner can plan personal use around the property’s availability and booking calendar. Any confirmed guest booking still needs to be handled according to its booking terms.

How can a tenant handle early move-out from a long-term lease?

Start with the signed contract’s early-termination and notice clauses, then notify the landlord in writing and agree the settlement and handover process. The amount payable depends on the contract terms.
