Overview

Al Wasl is a central Dubai district off Sheikh Zayed Road, home to City Walk and next to Safa Park. Where it meets the Dubai Water Canal, the stretch facing Safa Park holds a handful of boutique canal-front buildings: One Canal, Casa Canal and Casa AHS by AHS Properties. Downtown Dubai and DIFC are about ten minutes away by car in free-flowing traffic. Across Al Wasl and City Walk, without the canal-front buildings, the Dubai Land Department registered 918 sales between January and September 2026, worth AED 4.59bn, and 76% were off-plan, led by the City Walk Crestlane towers and DAMAC City 2. Flats sold at a median AED 3,220 per sq ft, finished flats at AED 2,675, and finished flats earn about 5.3% to 5.4% gross on Ejari and DLD data. Like the rest of central Dubai, finished flats softened during the year, from AED 2,981 per sq ft in the first quarter to AED 2,681 in the third.
