District
One
Villas on a lagoon, a short drive from Downtown.
District One is a villa community in Mohammed Bin Rashid City, built by Meydan and Sobha as a joint venture, a short drive south of Downtown Dubai. Its centre is a crystal lagoon that the developers described at launch as 7 kilometres long and 90 acres in area, with a 14-kilometre boardwalk, inside a 1,100-acre master plan of about 1,500 villas.
Most homes are large detached villas on generous plots, with mid-rise District One Residences on the edge of the community. Few houses come to market in any year, and much of the 2026 villa volume was off-plan District One West.
District One is a thin market, so 2026 is easier to read in counts than in prices: the Dubai Land Department registered 82, 46 and 63 sales in the first three quarters, most of them villas recorded as land transactions, including off-plan District One West, at a median AED 14.5M. These counts and the flat figures leave out two blocks of single-day registrations in District One Residences, 31 flats on 19 May and 10 on 11 August, which would distort the medians. On that basis flats moved from a range of AED 2,075 to 2,487 per sq ft in the first quarter to a median of AED 1,922 in the third. Citywide, ValuStrat's villa index was 1.7% lower year on year in August 2026, the first annual villa fall in five years.

Not right for everyone.
District One is a strong recommendation for the right profile. It's also wrong for investors whose objective doesn't match what the zone delivers. Here is our honest read.
- You want a large villa with lagoon access for your own family, a short drive from Downtown
- Your villa budget is AED 10M or more: one house sale in ten registered below AED 10.0M
- You will hold for many years and buy the house to live in
- You want a smaller entry into the community: District One Residences one-bedrooms sold at a median AED 1.57M
- You want a measured rental yield: villa leases are registered, but 2026 villa sales here carry no bedroom count, so we cannot set rent against price
- You may need to sell quickly: about 100 villa sales were registered in nine months, many of them off-plan
- Your villa budget is under AED 10M
- You want a finished villa with a long resale record: much of the 2026 villa volume was off-plan
What changed hands
in District One.
Villa prices are medians of sale values registered by the Dubai Land Department between January and September 2026. Villa sales are recorded against the plot, so we quote the sale value and leave out any price per sq ft.

What we actually think about District One.
District One is for a specific buyer: a family that wants villa-scale space and water close to the centre of the city and sees the house as a home first. For that buyer the lagoon, the plot sizes and the drive to Downtown are hard to match.
Liquidity is the thing to plan for. About a hundred villa sales were registered, many of them off-plan District One West, between January and September 2026, at a median of AED 14.5M, and every sale is priced by its plot, position on the lagoon and finish. Selling a house here takes time, so we only recommend it to buyers who will not need to sell to a deadline.
How much does a villa in District One cost?
Villa sales registered as land, including off-plan District One West, had a median value of AED 14.5M between January and September 2026, and one in ten sold below AED 10.0M. The middle half of District One West Phase 2 sales ran from AED 12.3M to 24.4M. Plot, lagoon position and finish move each price.
Why is there no price per square foot for villas?
The Dubai Land Department records these villa sales against the plot, so the registered area is the land and the price includes the house. Dividing one by the other would mislead, so we quote sale values.
Is District One a good rental investment?
We do not quote a yield for District One. Villa leases are registered with Ejari, but the 2026 villa sales are recorded as land without bedroom counts, so there is no like-for-like price to set them against, and too few flat leases could be matched. We recommend District One for buyers who want the home first.
How big is the lagoon?
At launch the developers described a crystal lagoon 7 kilometres long and 90 acres in area, with a 14-kilometre boardwalk, as reported by Gulf News in 2018.
Are there apartments in District One?
Yes. Leaving out two single-day bulk registrations, District One Residences flats sold at a median AED 2,059 per sq ft between January and September 2026; the median one-bedroom was AED 1.57M and the median two-bedroom AED 2.70M.
