Meydan
and Meydan Horizon
Close to Downtown, priced below it.
Meydan is the district around Meydan Racecourse, south of Business Bay and Downtown between Al Khail Road and MBR City. In the Dubai Land Department register it is three areas: Meydan One, where most homes are Azizi Riviera's mid-rise blocks; Meydan Horizon, where most of the new towers are rising; and Meydan Avenue, home to buildings such as The Polo Residence.
It is a mixed market. Of the 2,205 sales registered between January and September 2026, 63% were off-plan, and the median flat sold at AED 2,210 per sq ft. The finished stock is cheaper: ready flats changed hands at a median AED 1,895, and studios at a median AED 745,000, which is why one flat in ten sold below AED 680,000.
Two projects will change how people move around. The RTA awarded contracts in August 2026 to rebuild Al Meydan Street, with completion at the end of 2028. And the Gold Line, approved in April 2026 for 2032, has a station at Meydan that the Dubai Media Office names as a connection point with Etihad Rail.
Meydan held steady in 2026. The median flat price moved from AED 2,167 per sq ft in the first quarter to 2,244 and 2,224, and the second quarter was the busiest of the year with 830 sales (DLD, Jan to Sep 2026). Betterhomes counted Meydan apartments among the strongest risers in Q2 2026, up 21.4% year on year. Finished flats did soften, from AED 2,003 per sq ft in the first quarter to 1,851 in the third, while ValuStrat put Dubai as a whole 10.2% below February.

Illustrative imageRight for you.
Not right for everyone.
Meydan is a strong recommendation for the right profile. It's also wrong for investors whose objective doesn't match what the zone delivers. Here is our honest read.
- You want gross rent of about 6.7% from a finished flat close to Downtown
- Your budget is AED 700K to 2.8M: the median studio sold for AED 745,000, the one-bedroom for AED 1.77M and the two-bedroom for AED 2.79M
- You can hold an off-plan flat in Meydan Horizon to handover and beyond
- You want to be near the Gold Line station planned for 2032 and the rebuilt Al Meydan Street
- You want a finished, settled neighbourhood around every building today
- You want sea views or a beach
- You need a villa: almost every 2026 sale here was a flat
- Your exit is within two or three years of buying off-plan

and when.
What we actually think about Meydan.
Meydan's yield of about 6.7% gross sits close to the Dubai apartment average of 6.9% that Engel & Volkers measured in June 2026, and above Downtown and Creek Harbour. The reason is the finished stock: ready flats trade at about AED 1,830 per sq ft, while rents per foot are close to what Creek Harbour tenants pay. Much of that stock is Azizi Riviera, a large block of similar studios and one-bedrooms, so tenants have plenty of choice and a flat needs a good layout and view to let quickly.
The new towers in Meydan Horizon are a different purchase. Off-plan flats registered at a median AED 2,335 per sq ft, about a quarter above finished flats in the same district (our calculation). That premium is the price of new stock near the Gold Line station, and it only pays off if you hold well past handover.
What rental yield does Meydan make?
About 6.7% to 6.8% gross for finished flats: the median Ejari rent registered between July and September 2026 in the same buildings as the sales, divided by the median ready-flat price between April and September 2026. Service charges, letting fees and empty months come out of it.
Why is the yield higher than in Downtown or Creek Harbour?
Finished flats in Meydan trade at about AED 1,830 per sq ft, well below those districts, while rents per foot are close to Creek Harbour's. Much of the finished stock is Azizi Riviera studios and one-bedrooms, so competition for tenants is real.
How much does a flat in Meydan cost?
Median prices between January and September 2026 were AED 745,000 for a studio, AED 1.77M for a one-bedroom, AED 2.79M for a two-bedroom and AED 4.27M for a three-bedroom, according to the Dubai Land Department.
Is the metro coming to Meydan?
The Gold Line, approved in April 2026 and planned to open on 9 September 2032, includes a Meydan station that the Dubai Media Office names as a connection point with Etihad Rail.
Is District One part of Meydan?
It sits next door and shares the developer family, but we cover it separately: District One is a villa community around a lagoon, while this guide covers Meydan One, Meydan Horizon and Meydan Avenue.
