A private-island villa market, still being built.
Ramhan Island is an Eagle Hills master plan off the north-east coast of Abu Dhabi, near Yas and Saadiyat. It is a villa island first: large waterfront homes sold in numbered phases, with a first block of apartments launched alongside. Every sale registered here in 2026 was off-plan.
It is also among the highest-priced addresses in the emirate on ADX data: a median AED 3,757 per sq ft in 2026, against AED 3,359 on Saadiyat. Abu Dhabi's transaction register (ADX) recorded 336 sales worth AED 5.04bn between January and 2 October 2026, and the smallest home that traded in volume, a three-bedroom villa, sold at a median AED 10.93M. ADREC lists Ramhan among four emerging districts in H1 2026 and among seven projects that produced 65% of the emirate's off-plan villa sales value.
What the data cannot show yet is how the island lives or lets. There is no finished stock in the register, no rent contracts and no price index that covers Ramhan. A buyer here is backing Eagle Hills' plan and the island's build-out.
Demand came back hard in 2026. After 355 sales at launch in 2023, ADX recorded only 48 in 2024 and 62 in 2025, then 336 worth AED 5.04bn between January and 2 October 2026 as new villa phases released. Eagle Hills also brought the island's first apartments to market in Q2 2026. Abu Dhabi overall kept rising into mid-2026 (ADREC repeat-sales index: villas and townhouses +12% year on year to June), with Cushman & Wakefield recording a first 1% quarterly dip in average prices in Q2. No index measures Ramhan itself.

Ramhan Island is a strong recommendation for the right profile. It's also wrong for investors whose objective doesn't match what the zone delivers. Here is our honest read.
- You have AED 11M or more for a three or four-bedroom waterfront villa and want a second home on an island
- You can hold for years: there is no finished home or rental market on the island yet
- You want a home that clears the AED 2M Golden Visa threshold on its own, once you have paid AED 2M to the developer
- You prefer a single master developer controlling the whole island
- You want an apartment on the island and can wait for The Bristol Residences, Eagle Hills' first apartment building there
- You need rental income or a measurable yield: there are no registered rents on Ramhan
- You want resale evidence before you buy: every 2026 sale was off-plan
- Your budget is under about AED 10M for a villa
- You need written confirmation of freehold title today without checking it with the developer and ADREC

What we actually think about Ramhan Island.
Ramhan is a buy for people who want the villa and the island, and who accept paying 2026 prices for a community that is still being built. The numbers say demand is real: AED 5.04bn of sales in nine months, spread across four villa phases at similar medians of AED 13.08M to 13.75M. Per square foot the phases range from AED 3,089 to AED 4,057, so compare phases on that measure before the headline median.
The gaps are just as clear. There is no rent data, no resale history and no index, so any return figure for Ramhan is a forecast. Construction is under way, with Arabian Construction Company holding a contract worth about AED 2.5bn for around 500 villas (MEED), but we have not verified the vehicle access timetable and you should ask Eagle Hills for it in writing.
Ramhan is not on the original official list of Abu Dhabi investment areas. Eagle Hills sells it to all nationalities and ADREC records the sales, but confirm the title type, freehold or long lease, with the developer and ADREC on DARI before you sign.
How much does a villa on Ramhan Island cost?
Between January and 2 October 2026 ADX recorded median prices of AED 10.93M for a three-bedroom, AED 11.39M for a four-bedroom, AED 14.00M for a five-bedroom and AED 17.97M for six bedrooms or more. All of these were off-plan sales from Eagle Hills' villa phases.
Can I rent out a home on Ramhan Island?
Not yet. No homes on the island appear in the 2026 register as finished, and there are no registered rent contracts, so there is no yield to quote. Plan for income only after handover.
Can foreigners buy on Ramhan Island?
Eagle Hills sells Ramhan to all nationalities, and ADREC records the sales. Ramhan is not on the original official list of nine investment areas, so confirm the title type, freehold or long lease, with the developer and ADREC on DARI before buying.
Are there apartments on Ramhan Island?
The first are The Bristol Residences by Eagle Hills, launched in Q2 2026; ADREC counts 125 apartments in the island's pipeline to 2030. Eagle Hills has not published prices, and Property Finder lists handover for Q4 2028. Ask the developer for the current price list.
Does a Ramhan villa qualify for the Golden Visa?
Abu Dhabi grants the Golden Visa for property worth AED 2M or more. If it is mortgaged, AED 2M of equity must be held; for off-plan, at least AED 2M must already be paid. Confirm with ADREC before you rely on it. Every Ramhan villa passes the value test; off-plan, the visa waits until your payments to Eagle Hills reach AED 2M.
